{"id":106534,"date":"2025-02-22T19:00:00","date_gmt":"2025-02-22T08:00:00","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=106534"},"modified":"2025-02-21T16:14:13","modified_gmt":"2025-02-21T05:14:13","slug":"how-to-choose-a-property-advisor","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/how-to-choose-a-property-advisor\/","title":{"rendered":"How to choose a property investment advisor"},"content":{"rendered":"<p>Who do you ask for property advice?<\/p>\n<p>With so many mixed messages and vested interests, who can you really trust?<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-168230 size-post-fullsize img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper-800x450.jpg\" alt=\"property advisor australia\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper-1230x692.jpg 1230w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper-1536x864.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper-600x338.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/property-helper.jpg 1600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>And in today's property markets, there are very few advisers who have the perspective of having lived through and successfully invested in a number of property cycles and understand how to take advantage of the current stage of the property cycle.<\/p>\n<p>Yet there is a new breed of so-called property experts emerging telling anyone who's prepared to listen that they will help you by ten properties in ten years or seven properties and seven minutes.<\/p>\n<p>Others tell you they have access to all the data that will give you insights into successful property investment.<\/p>\n<p>The problem is data is usually a way of checking past performance and measuring what has happened, as opposed to predicting what happened.<\/p>\n<p>And to be frank, most don't have the specific gift to interpret the data correctly.<\/p>\n<p><strong>So, what\u2019s the threshold for being able to call yourself an expert?<\/strong><\/p>\n<p>Usually, experts have years of experience in their chosen profession.<\/p>\n<p>They\u2019re at the top of their industry, and they shape the path of progress.<\/p>\n<p>And yet, there\u2019s no shortage of so-called \u201cproperty experts\u201d and buyers agents whose only real experience seems to me they've done a short course and really love property.<\/p>\n<p>The rise of these so-<span id=\"rmm\">c<\/span>alled \u201cadvisors\u201d coincided with the practice of personal branding on social media.<\/p>\n<p>While social media has undoubtedly created fantastic opportunities for real experts to connect and share their knowledge, it has also opened the floodgates for a tsunami of self-titled \u201cproperty experts\u201d looking to flog their books, consulting sessions, and training programs, or online courses.<\/p>\n<p>But, since most property investors fail to achieve the financial freedom they deserve, and with less than 8% ever owning more than 2 properties, it's important to seek independent advice from those who have a significant, and long-standing track record of success.<\/p>\n<h2><span class=\"toc_link\" id=\"who-could-you-ask-for-property-investment-advice\">Who could you ask for property investment advice?<\/span><\/h2>\n<p>Here are the people you could turn to:<\/p>\n<p><div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><strong>1. No One<\/strong>\u00a0\u2014 many <a href=\"https:\/\/propertyupdate.com.au\/must-know-beginner-property-investment-tips\/\">beginning investors<\/a> think they understand real estate because they\u2019ve lived in or rented a home or an apartment.<\/p>\n<p>That\u2019s a big mistake and probably one of the reasons around fifty per cent of first-time investors sell up within five years.<\/p>\n<p>While they may know their local neighbourhood, that\u2019s very different from understanding the property market.<\/p>\n<p><strong>2. Friends or family<\/strong> \u2014 I understand people may do this, but the question to ask is: are they, financial experts?<\/p>\n<p>How many millionaires do you have in your family? If not, don\u2019t ask them because often their advice will be to avoid property investment because of the \u201crisk.\u201d<\/p>\n<p><strong>3. A real estate agent<\/strong>\u00a0\u2014 Remember agents work for the vendor to help them achieve the best price, and they\u2019re unlikely to tell you about the other great properties for sale in the area by other agents.<\/p>\n<p><strong>4. A mortgage broker<\/strong> \u2014 While it\u2019s important to have an investment-savvy mortgage broker on your side helping you through the finance maze, most don\u2019t understand the property market well enough to advise on what is an <a href=\"https:\/\/propertyupdate.com.au\/what-makes-an-investment-grade-property\/\" target=\"_blank\" rel=\"noopener\">\u201cinvestment grade\u201d property.<\/a><\/p>\n<p><strong>5. An accountant<\/strong>\u00a0\u2014 your accountant should advise you on tax matters and structuring, but most don\u2019t have the intimate knowledge of the property market required to give investment advice.<\/p>\n<p><strong>6. Financial planners<\/strong>\u00a0\u2014 While financial planners are licensed to sell financial products, most are not able to advise on real estate.<\/p>\n<p>Not only because they lack a sound understanding of property, but the company they work for doesn\u2019t allow them to.<\/p>\n<p>Those who do recommend property usually have a biased view as they make commissions based on the investments they sell from their \u201cstock list.\u201d<\/p>\n<p><strong>7. A property marketer<\/strong>\u00a0\u2014 while these salespeople may seem to be on your side, they\u2019re really selling \u201cproduct\u201d for a property developer who is most likely going to make the biggest profit out of the deal.<\/p>\n<p><strong>8. Investment seminars, webinars and workshops<\/strong>\u00a0\u2014 Ask yourself: Is the person conducting the event an investment expert in their field?<\/p>\n<p>How long have they been financially secure, or do they make their money teaching others?<\/p>\n<p><strong>9. A property mentor \u2014<\/strong>\u00a0There seems to be an abundance of property mentors around\u00a0\u2014 some who give great guidance, while others are really property sellers or marketers in disguise.<\/p>\n<p>Let\u2019s make it clear: It\u2019s important to have mentors.<\/p>\n<p>They see your blind spots, give you guidance and support and expand the way you think.<\/p>\n<p>Just be careful who you choose and ensure they have achieved the results you want to achieve.<\/p>\n<p><strong>10. There\u2019s a huge learning fee involved \u2014 of time, money, effort, and heartache.<\/p>\n<p>I find it interesting that while most wealthy people have, and are prepared to pay for, trusted advisors in many areas of their lives the average person has no advisers or they get their advice from salespeople who they perceive as advisers but are far from independent.<\/p>\n<p>On the other hand, following the teachings and proven systems of those who\u2019ve already achieved what you want to achieve and who\u2019ve retained their wealth through a number of property cycles, while not guaranteeing your success, makes it much, much more likely.<\/p>\n<h2><span class=\"toc_link\" id=\"what-do-property-strategists-actually-do\">What do property strategists actually do?<\/span><\/h2>\n<p>I see my role as a property advisor as helping our clients grow, protect and pass on their wealth using property as a vehicle.<\/p>\n<p>While people come to the team at <strong>Metropole<\/strong> for property advice, in fact, they\u2019re really coming for something else.<\/p>\n<p>Some are looking for financial freedom; They won\u2019t be able to tell you how the market will perform, what will happen to interest rates, or what capital growth rate a particular property will achieve.<\/p>\n<p><strong>2.<\/strong> They won\u2019t be able to find the next hot spot for you, yet many so-called advisors suggest they can. In essence, they give their clients what they are requesting, rather than what they need \u2014 sound, solid advice.<\/p>\n<p><strong>3. <\/strong>Even the\u00a0most qualified advisor won\u2019t be able to pick the <a href=\"https:\/\/propertyupdate.com.au\/worst-time-to-buy-property\/\">best time to purchase an investment property<\/a> other than to remind you that the best time to invest was 20 years ago, and the second-best time is today.<\/p>\n<p><strong>4.<\/strong> A good advisor won\u2019t be able to help you get rich quickly or achieve extraordinarily high returns without taking on extra risks.<\/p>\n<h2><span class=\"toc_link\" id=\"property-strategist-vs-buyers-agent\">Property Strategist vs. Buyer\u2019s Agent<\/span><\/h2>\n<p>What is the difference between a property strategist and a buyer\u2019s agent?<\/p>\n<p>There is a big difference, even though many buyer\u2019s agents will play this down, suggesting they are the right person to help investors.<\/p>\n<p>In my mind, it\u2019s important to have both as part of your wealth creation team.<\/p>\n<p>Your Wealth Strategist or Property Strategist will look at the big picture and formulate a strategy that makes sense to you after considering your current position, your aspirations, your time frames, your budget and your risk profile.<\/p>\n<p>Buyers agents are order takers \u2014 they will fill an order given to them to find you a property and will be biased towards the areas they have expertise in, but this may not necessarily be in your best interests.<\/p>\n<p><img loading=\"lazy\" strategist has the expertise to design that \u201corder\u201d to suit your specific needs.<\/p>\n<p>They will be your long-term wealth creation partner, annually reviewing the performance of your property portfolio, and will provide recommendations on any opportunities as well as when it\u2019s best for you to do nothing.<\/p>\n<p>A good property strategist is with you for \u201clife\u201d\u00a0\u2014 your buyer\u2019s agent shouldn\u2019t be!<\/p>\n<h2><span class=\"toc_link\" id=\"how-do-property-advisors-make-money\">How do property advisors make money?<\/span><\/h2>\n<p>How we get paid depends upon the services our client requests.<\/p>\n<p>Either way, at <strong>Metropole<\/strong> our fees are always disclosed in full before we start working with a client and we take no commissions from vendors, salespeople, or developers \u2014 so there is no vested interest or bias in what we recommend.<\/p>\n<p>Some of our clients pay a fee for service for a detailed strategic wealth plan, while others pay a success fee after we research, source, negotiate for and secure an \u201cinvestment grade\u201d property for them that has been valued products or services to be sold, so they will have their own team of on-the-ground buyer's agents in a number of states.\u00a0Not ones that fly in and out and think they\u2019ve nabbed a bargain, while in reality, the locals know they haven\u2019t.<\/p>\n<p>So one of the first questions I\u2019d ask a potential advisor is <em>\u201cHow are you getting paid?\u201d<\/em><\/p>\n<p>This will reveal a lot.<\/p>\n<p>If they are offering free advice, or they are being paid by a third party (such as a developer or property vendor) then the advice cannot be independent.<\/p>\n<p>Put simply, if the advice is free, then you are the product!<\/p>\n<p>Your adviser should be qualified and a member of a recognised organisation such as the Property Investment Professionals of Australia and be an investor themselves.<\/p>\n<p>They should have a thorough understanding of not only property, but also finance, economics, and the taxation system as far as it relates to real estate investment.<!-- wisdom to impart to help guide you?<\/p>\n<p>If you\u2019re expecting some top tips and insider info, you\u2019re bound to be disappointed when a trip to your trusty financial planner for advice on a self-managed super fund, it\u2019s simply not in their best interests to recommend property as an asset class, because in doing so they would be short-changing their own commissions and management fees.<\/p>\n<p>After all, every dollar you invest in property is a dollar you won\u2019t be investing in products that earn them a big fat cheque.<\/p>\n<p>Of course, real estate investing can be a
