{"id":130844,"date":"2024-11-12T15:30:07","date_gmt":"2024-11-12T04:30:07","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=130844"},"modified":"2024-12-11T17:27:05","modified_gmt":"2024-12-11T06:27:05","slug":"how-important-is-it-to-buy-property-at-the-bottom-of-the-market","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/how-important-is-it-to-buy-property-at-the-bottom-of-the-market\/","title":{"rendered":"How important is it to buy property at the bottom of the market?"},"content":{"rendered":"<p>If you are contemplating investing in property, should you buy now or wait?<\/p>\n<p>What if prices fall?<\/p>\n<p>Maybe you would be better off waiting?<\/p>\n<p>As my analysis below reveals, buying for less than market value or at the bottom of the market (i.e. buying\u00a0<em>well<\/em>), has very little impact.<\/p>\n<p>The price we pay for a property has little impact on our success as investors.<\/p>\n<p>So, the desire to buy below market is probably driven more by ego than fundamentals.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-165511 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/property-timing2.jpg\" alt=\"Property Timing2\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/property-timing2.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/property-timing2-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/06\/property-timing2-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"timing-the-market-is-a-flawed-strategy\">Timing the market is a flawed strategy<\/span><\/h2>\n<p>No one in the world has developed a reliable system for predicting how asset classes will change in the short term.<\/p>\n<p><!-- <div class=\"adplugg-tag\" data-adplugg-zone=\"mark_bouris_wr_body_\"><\/div> -->\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div>As Mr Buffett says; <em>\u201cforecasters will fill your ears but never your pockets.\u201d<\/em><\/p>\n<p>Therefore, if you think you can implement a strategy that involves picking the bottom of the market, think again!<\/p>\n<p>Not only is it impossible to do, but many of the indicators used to measure the health of the property market are lag indicators.<\/p>\n<p>That is, by the time the indicators change, prices would have already rebounded somewhat.<\/p>\n<h2><span class=\"toc_link\" id=\"how-important-is-it-to-buy-well\">How important is it to buy well?<\/span><\/h2>\n<p>This is a good question and one that I have spent a lot of time analysing.<\/p>\n<p>I financially modelled a $750,000 <a href=\"https:\/\/propertyupdate.com.au\/category\/property-investment\/\" target=\"_blank\" rel=\"noopener\">property investment<\/a> and measured the sensitivity to the following factors\/assumptions:<\/p>\n<ol>\n<li><strong><!-- \/21854739906\/timingthe \r\n<div class='gam-all googlead' id='div-gpt-ad-1637585072120-0' style='width: 320px; height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1637585072120-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"guide_how_important_is_timing_body_\"><\/div>Capital growth<\/strong> \u2013 this is the average rate of appreciation in value over the next 20 years.<br \/>\nMy base case assumption is a nominal rate of 7% p.a. (assuming an inflation rate of 2.5% p.a.).<br \/>\nThe range I used was 4% (being only 1.5% above inflation) and 10% (which I have observed in blue-chip locations over the past 30 years).<\/li>\n<li>B<strong>uying above or under fair market value<\/strong> \u2013 I measured the impact of buying 10% below market value versus over-paying by 10%.<\/li>\n<li><strong>Capital gains tax<\/strong> (CGT) \u2013 I measured the impact of paying no CGT (e.g. owning in an SMSF) versus paying the maximum CGT (e.g. the ALP\u2019s policy is to halve the CGT discount).<br \/>\nThe midpoint I assumed is based on current laws at a tax rate of 39% p.a.<\/li>\n<li><strong>Interest rates<\/strong> \u2013 my midpoint is 6% but I sensitised using a range of 4% to 8% p.a.<\/li>\n<li><strong>Rental yield<\/strong> \u2013 this is the amount of gross rental income you will receive compared to the property's value (expressed as a percentage). I have assumed a normalised mid-point of 3% but then also tested a range of 2% to 5%.<\/li>\n<li><strong>Rental growth rate<\/strong> \u2013 this is how much the rent will increase by on average each year.<br \/>\nI have used a growth rate range of 3% \u2013 being slightly above CPI and 7% \u2013 which is relatively high.<\/li>\n<li><strong>Negative gearing<\/strong> \u2013 as has been well publicised, the ALP will ban negative gearing on existing properties (if you own existing investments, these are excluded, so you won\u2019t be impacted).<br \/>\nAs such, I sensitised the impact of negative gearing on an investment.<br \/>\nI compared no negative gearing versus maximal benefit at a tax rate of 47%. The midpoint was 39%.<\/li>\n<\/ol>\n<p>What I did is held all factors the same (i.e. at the midpoint\/base case) and changed one variable from high to low to measure the impact on after-tax cash (assuming you hold the investment property for 20 years and then sell it).<\/p>\n<p>This included the cash flow cost plus the after-tax sale proceeds.<\/p>\n<h2><span class=\"toc_link\" id=\"and-the-winner-is\">And the winner is\u2026<\/span><\/h2>\n<p>As the chart below illustrates, buying under fair market value has very little impact on the success of your investment.<\/p>\n<p>A property\u2019s capital growth rate is by far the most important factor.<\/p>\n<p>A distant second is capital gains tax, then the interest rate and finally rental income.<\/p>\n<h2><span class=\"toc_link\" id=\"what-steps-should-you-take-as-a-result-of-this\"><a href=\"https:\/\/www.prosolution.com.au\/wp-content\/uploads\/2019\/02\/market-timing.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-14256  img-responsive\" src=\"https:\/\/www.prosolution.com.au\/wp-content\/uploads\/2019\/02\/market-timing.png\" alt=\"market value\" width=\"957\" height=\"497\" \/><\/a>What steps should you take as a result of this?<\/span><\/h2>\n<p>If you are investing in property, forget about the timing, just <strong>focus on the\u00a0<em>quality<\/em> of the asset.\u00a0<\/strong><\/p>\n<p>To do that, I always recommend engaging the services of a <a href=\"http:\/\/metropole.com.au\" target=\"_blank\" rel=\"noopener\">reputable buyer\u2019s agent.<\/a><\/p>\n<p><strong>Never, ever compromise on\u00a0<em>quality<\/em>.<\/strong><\/p>\n<p>Secondly, <strong>think about capital gains tax<\/strong> \u2013 especially if you plan to (or already) own multiple investments.<\/p>\n<p>People who own multiple investment properties might need to sell one in the future to assist with debt reduction and\/or increase liquidity.<\/p>\n<p>Take this into account before you invest and seek advice from a financial advisor and tax agent.<\/p>\n<p>Thirdly, <strong>actively manage your property portfolio<\/strong>.<\/p>\n<p>Keep on top of your <a href=\"https:\/\/propertymanagement.metropole.com.au\/\" target=\"_blank\" rel=\"noopener\">property manager<\/a> to ensure they are reviewing your rental income and recommending if you can make any minor or cosmetic improvements to maximise your income.<\/p>\n<p>Also, make sure your <strong>mortgage broker<\/strong> is reviewing your loan structure and lenders \u2013 as this can have a big impact on your interest rate.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-153078 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/05\/mortgage-broker-800x490.jpg\" alt=\"Mortgage Broker\" width=\"800\" height=\"490\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/05\/mortgage-broker-800x490.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/05\/mortgage-broker-600x367.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/05\/mortgage-broker-300x184.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/05\/mortgage-broker.jpg 1011w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"number-one-put-your-ego-and-fear-aside\">Number one: put your ego and fear aside<\/span><\/h2>\n<p>Maybe the most valuable takeaway from this analysis is to <strong>let go of the desire to try and\u00a0<em>time<\/em>\u00a0the market.<\/strong><\/p>\n<p>This desire is usually driven by fear or ego and frankly, neither are very useful emotions when making important investment decisions.<\/p>\n<p>Instead, stick to the fundamentals.<\/p>\n<p>The above analysis is simple math.<\/p>\n<p>There\u2019s no smoke or mirrors or subjectivity.<\/p>\n<p>It clearly demonstrates that <strong>timing has had little impact on your success.<\/strong><\/p>\n<div id=\"single-below-header\">\u00a0<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_desktop_\"><\/div><\/div>\n","protected":false},"excerpt":{"rendered":"<p>If you are contemplating investing in property, should you buy now or wait?
