{"id":137686,"date":"2025-01-02T14:30:00","date_gmt":"2025-01-02T03:30:00","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=137686"},"modified":"2025-03-28T00:49:47","modified_gmt":"2025-03-27T13:49:47","slug":"how-much-on-average-does-it-cost-to-build-a-house","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/how-much-on-average-does-it-cost-to-build-a-house\/","title":{"rendered":"How much, on average, does it cost to build a house in 2025?"},"content":{"rendered":"<p>The cost of building a new house in Australia has surged over the past few years as supply and trade shortages continue to weigh on the market.<\/p>\n<p>And at the same time, the construction industry has seen a surge in insolvencies as rising labour costs, extreme weather, high material costs and shortages and global supply chain issues forced many to close their doors.<\/p>\n<p>And that means that surviving builders are placing hefty margins on new contracts to ensure they remain solvent.<\/p>\n<p>So how much can you expect to spend when building a house in Australia today?<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-180819 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/building-a-house.jpg\" alt=\"Building A House\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/building-a-house.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/building-a-house-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/building-a-house-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>The answer to this could be summed up with that frustrating yet often accurate phrase:<\/p>\n<blockquote><p><em>How long is a piece of string<\/em>?<\/p><\/blockquote>\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div>\n<p>There are a number of different factors that can affect the cost of building a house, including but not limited to:<\/p>\n<ol>\n<li>The size of the dwelling - especially the number of bedrooms. In fact smaller homes can cost more per square metre to build, even if they have a lower overall cost<\/li>\n<li>The complexity of the design<\/li>\n<li>The location and the slope of the land<\/li>\n<li>The quality of the materials used and the fixtures and fittings<\/li>\n<li>Any construction delays<\/li>\n<\/ol>\n<p>But with this in mind, there are some \u201cballpark figures\u201d I can come up with, to give you a guide as to how much it may cost you <a href=\"https:\/\/propertyupdate.com.au\/how-to-get-started-in-property-development-article\/\" target=\"_blank\" rel=\"noopener\">to build a property<\/a>.<\/p>\n<p>But it\u2019s worth keeping in mind that, when building a new home, the final cost of construction can differ vastly from the expectations set out at the building approval stage, and even at the start of construction.<\/p>\n<p>Why?<\/p>\n<p>There are numerous reasons for cost variation prior to and during construction - for example, costs and contracts may be finalised after council approval is sought or there may be unexpected delays and complications during construction.<\/p>\n<p>To guestimate the cost of building a new home, consider the following:<\/p>\n<ul>\n<li>40-45% of costs of the total cost to build is the cost of materials<\/li>\n<li>35-40% of the total cost is labour<\/li>\n<li>There are many taxes and charges, insurance, and overheads<\/li>\n<li>And the builder would like to make a profit margin of around 15-20%<\/li>\n<\/ul>\n<h2><span class=\"toc_link\" id=\"why-have-building-costs-skyrocketed\">Why have building costs skyrocketed?<\/span><\/h2>\n<p>It all started a few years ago with COVID-related restrictions.<\/p>\n<p>Thanks to volatile exchange rates, supply chains being impacted, and reduced productivity due to COVID-19 restrictions, floods and rains, costs have risen and the time to complete projects has dragged out pushing up the cost of construction.<\/p>\n<p>Then there are the supply chain issues around the world due to the Russian-Ukraine war and things are getting worse.<\/p>\n<p>The shortage of materials and labour is likely to significantly increase housing construction costs over the next couple of years.<\/p>\n<p>Currently, the rate of increase in building costs is slowing and the supply chain is stabilising, but the critical shortage of skilled labour, compounded by the collapse of a number of building companies, is still keeping costs elevated.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2024\/12\/2.2-House-building-costs-annual-trend.png\"><img start with a look at how building costs have changed around Australia...<\/p>\n<h2><span class=\"toc_link\" id=\"the-latest-corelogic--cordell-construction-cost-index\">The latest CoreLogic - Cordell Construction Cost Index<\/span><\/h2>\n<h3>National<\/h3>\n<p>The Cordell Construction Cost Index (CCCI) shows construction costs have risen a further 1.0% over the December<br \/>\nquarter, following a 1.0% rise over the September quarter.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-187693 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/01\/National-800x229.jpg\" alt=\"National\" width=\"800\" height=\"229\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/01\/National-800x229.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/01\/National-300x86.jpg 300w, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>The latest increase is up from a 0.5% rise over the June quarter and is the strongest quarterly increase seen from the three months to December 2022 (1.9%).<\/p>\n<p>The 12 months ending December 2024 saw the annual change in construction costs reaccelerate to 3.4% (from 2.9% in 2023), the largest annual increase in construction costs since the 12 months to September 2023 (4.0%).<\/p>\n<p>CoreLogic Economist Kaytlin Ezzy said the data represents another challenge for an industry that is already struggling:<\/p>\n<blockquote><p><em>\"Residential construction companies continue to face profitability challenges with the CCCI up 30.8% since the onset of COVID.\u00a0<\/em><\/p>\n<p><em>Outside of compressed margins and continued labour challenges, the construction industry is also facing a looming shrinkage in the construction pipeline.\"\u00a0<\/em><\/p><\/blockquote>\n<p>She said building commencements have trended lower, with ABS data for new dwelling commencements over the year to June 2024 at 10-year lows:<\/p>\n<blockquote><p><em>\"These factors combined have contributed to an increasing number of liquidations, with 2,832 construction companies becoming insolvent in the 2023-2024 Financial Year, representing the greatest proportion of company collapses.<\/em><\/p>\n<p><em>Although up over the year, dwelling approvals over the 12 months to November also remained -7.1% below the decade average, suggesting this shortfall of new projects entering the construction pipeline may continue for some time.\" <\/em><\/p><\/blockquote>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-187694 img-responsive\" id=\"how-much-does-it-cost-to-build-a-house-in-sydney\">How much does it cost to build a house in Sydney?<\/span><\/h2>\n<p>Across NSW, the CCCI rose 1.0% over the December quarter, in line with the 1.0% rise seen over the September quarter and just 10 basis points higher than the pre-COVID decade average of 0.9%.<\/p>\n<p>Annually, NSW saw the largest increase in construction costs among the states, up 3.5% over the 12 months to December 2024 compared to a 3.1% rise over the 12 months to December 2023.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize 0.6% over the same period.<\/p>\n<p>As of December 2024, Sydney's median house value was $1,470,625, while the median unit value was $859,963.<\/p>\n<p>Across regional NSW, the median house value was Melbourne?<\/span><\/h2>\n<p>Victoria saw a 1.0% increase in construction costs over the three months to December, up 20 basis points from the 0.8% rise seen over the three months to September and in line with the pre-COVID decade average (1.0%).<\/p>\n<p>The Victorian CCCI increased by 3.4% over the year to December 2024, up from 2.9% over the 12 months toDecember 2023.<\/p>\n<p>Generally speaking, it will cost between about $3,000 and $5,000 a square metre to build a home in Melbourne.<\/p>\n<p class=\"Text__Typography-sc-vzn7fr-0 kqoxux StyledP-sc-cebixd-0 bzEerj\">Building a second storey can add around 10% to 20% to construction costs.<\/p>\n<p class=\"Text__Typography-sc-vzn7fr-0 kqoxux StyledP-sc-cebixd-0 bzEerj\">Adding a second storey involves more complex construction, id=\"how-much-does-it-cost-to-build-a-house-in-brisbane\">How much does it cost to build a house in Brisbane?<\/span><\/h2>\n<p>At 1.2%, Queensland recorded the highest quarterly rise in construction costs across the states, up from 1.1% over the previous quarter and above the national growth rate of 1.0%.<\/p>\n<p>This is the state's largest quarterly increase in the CCCI since the three months to December 2022 (2.0%) and is 10 basis points higher than the pre-COVID decade average (1.1%).<\/p>\n<p>Queensland's construction costs rose 3.3% over the year to December, up from 2.2% over the 12 months to September.<\/p>\n<p>Despite recording the highest quarterly increase, Queensland's annual lift in construction costs was the lowest among the states, rising 2.2% over the 12 months to September, up from 1.9% over the 12 months to June.<\/p>\n<p class=\"Text__Typography-sc-vzn7fr-0 kqoxux StyledP-sc-cebixd-0 bzEerj\">Building a house in Brisbane usually costs between $2800 and $4950 a square metre,\u00a0 which means building a Brisbane home could cost anywhere from $633,080 to $1,119,195, based on the average Queensland new house size of 226.1 sqm.<\/p>\n<p><img loading=\"lazy\" rose 1.5% over the quarter.<\/p>\n<p>As at December 2024, Brisbane's median house value was $977,575, while the median unit value was $680,893.<\/p>\n<p>Across regional Qld, the median house value was $705,366, while the median unit value was $682,395.<\/p>\n<h2 class=\"Text__Typography-sc-vzn7fr-0 jLkqEt styles__Title-sc-6or0fy-0 jfAeOy\"><span class=\"toc_link\" id=\"how-much-does-it-cost-to-build-a-house-in-perth\">How much does it cost to build a house in Perth?<\/span><\/h2>\n<p>In Western Australia, the latest CCCI showed a further 1.0% rise in construction costs over the December 2024 quarter, following a 1.0% rise over the three months to September.<\/p>\n<p>WA's latest result is in line with the national quarterly increase (1.0%) and 10 basis points higher than the 0.9% pre-COVID decade average seen across WA.<\/p>\n<p>Annually, Western Australia's CCCI increased by 3.1%, the largest annual increase since the 12 months to September 2023 (3.6%).<\/p>\n<p class=\"Text__Typography-sc-vzn7fr-0 kqoxux StyledP-sc-cebixd-0 bzEerj\">Building a house in Perth costs between $2300 and $4450 a square metre, meaning a standard Perth house in Adelaide?<\/span><\/h2>\n<p>South Australia saw the CCCI rise by 0.9% over the December quarter, following a 0.8% increase over the three months to September.<\/p>\n<p>The increase in construction costs across South Australia is back in line with the pre-COVID decade average (0.9%).<\/p>\n<p>South Australia's 2.9% rise in construction costs over the year to December was up from a 2.5% rise over complete price that includes everything from the carpeting through to the landscaping and driveways as well as the white picket fence at the front, then you need to shop around for what\u2019s known as a \u201cturn-key\u201d package \u2013 which means all you need to do at the end is turn the key and step inside.<\/p>\n<p>And then there is the added recalculation needed depending on where the property is located, its size, and the quality of finishes.<\/p>\n<p>It\u2019s not as simple as getting one price quote - the cost of building a house varies widely depending on where and what you\u2019re planning to build.<\/p>\n<p>And this is even more so the case in today\u2019s market where the cost of materials is consistently and steadily increasing, almost by the day.<\/p>\n<p>Thanks to Australia\u2019s rising inflation, almost every category of building materials has become more expensive.<\/p>\n<p>For example, prices of steel products surged 42.1% in the year ending March 2022, according to ABS figures.<\/p>\n<p>But then they fell (-1.8%), driven by reinforcing steel (-2.7%), in the third quarter of 2023 due to easing demand from China and reduced demand for new house construction.<\/p>\n<p>And that doesn't take into account the level of inflation and subsequent price increases which have occurred since March up until today.<\/p>\n<p>The lesson is that prices are volatile.<\/p>\n<p>And then the cost of an architecturally designed home to one built by a volume builder would differ again.<\/p>\n<p>But to give a very rough idea, according to <a href=\"https:\/\/www.abs.gov.au\/articles\/building-new-home-construction-cost-changes\" target=\"_blank\" rel=\"noopener\">ABS data<\/a>, the cost of building a house in February last year was $449,436, slightly up from the previous month\u2019s $445,664.<\/p>\n<p>In February 2022, it was $391,937 while in February 2021, it stood at $319,261.<\/p>\n<h2><span class=\"toc_link\" id=\"the-hidden-costs-of-building-a-house\">The hidden costs of building a house<\/span><\/h2>\n<p>As mentioned earlier, there are a number of costs that come into play when building a house.<\/p>\n<p>For a standard brick home without any custom finishes, you may be able to come up with a fairly clear budget.<\/p>\n<p>However, once you start factoring in extras such as landscaping, driveways, retaining walls, fences, upgrades, finishes, and fittings, your costs can increase significantly.<\/p>\n<p>We already know that the breakdown of the costs to build a house would differ depending on the size of the property, location, and finishes, but what about the hidden costs of building a house?<\/p>\n<p>Here are a few costs you might have overlooked.<\/p>\n<p><img Site costs<\/h3>\n<p>These are the expenses that are incurred to prepare your block of land before construction can even commence.<\/p>\n<p>These are usually completed by your builder and in most cases, the site costs are charged on top of the build price.<\/p>\n<p>Some of the typical expenses involved in a site cost can be:<\/p>\n<ul>\n<li>Connections to services such as water, sewer, electricity, and gas<\/li>\n<li>Fences<\/li>\n<li>Retaining walls<\/li>\n<li>Site clearance (trees, roots, bushes)<\/li>\n<li>Site survey<\/li>\n<li>Soil tests<\/li>\n<\/ul>\n<p>According to the Urban Development Institute of Australia's (UDIA) <a href=\"https:\/\/udia.com.au\/research\/udia-state-of-the-land-2023\/\" target=\"_blank\" rel=\"noopener\">2023 State of the Land<\/a> report, despite the drop off in new land sales activity the national median lot price rose by 20% to reach $391,546 in 2022, with all capitals except for Perth recording double-digit median price growth.<\/p>\n<p>The report reveals that the most expensive greenfield market, Sydney, recorded an eye-watering 31% increase in median pricing in 2022, finishing with a year-end lot price of $716,381, driven by a spike in the June and September quarter pricing profile.<\/p>\n<p>The ACT recorded a record-breaking 38% lift in the median lot price, to bring the Nation\u2019s Capital to $622,863 and further entrench Canberra as the second least affordable greenfield market in the country.<\/p>\n<p>The high-volume Melbourne market recorded a 17% annual increase in median lot pricing to finish the year at $382,125, 12% higher than the previous peak median land price in 2018.<\/p>\n<p>South-east QLD recorded a 26% annual price uplift to $357,717 which positions the important greenfield market as 50% cheaper than Sydney but is now only 6% cheaper than Melbourne.<\/p>\n<p>The hitherto affordability advantage SEQ held over Melbourne has continued to close since 2018 when there was a 22% pricing differential between the two markets.<\/p>\n<p>Adelaide recorded the greatest single yearly price growth result in a decade with the median lot price escalating by 25% in 2022 to $234,500, meaning the city is now the second-most affordable nationwide.<\/p>\n<p>With Perth\u2019s median lot pricing only growing a moderate 6% in 2022 to $227,750 it has taken over the mantle of Australia\u2019s most affordable capital city greenfield market \u2013 the first time it has held this title in over a decade.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-180818 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/fig08.jpg\" alt=\"Fig08\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/fig08.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/fig08-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/10\/fig08-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h3>2. Other factors that can affect the build price<\/h3>\n<p>Once you have signed a contract with a builder and decided on the layout and design of your property, they will make plans and prepare documents, before arranging a \u2018pre-start meeting\u2019.<\/p>\n<p>The pre-start meeting is at the stage at which your house plans are finalised.<\/p>\n<p>They are approved by the council and you are ready to make your final choices in regards to all of the design aspects, such as wall colours, the types of light fittings, and the materials used on the roof and on floors.<\/p>\n<p>The \u2018prime costs\u2019 are generally already in place by the builder, however, keep in mind that in base contract packages, the prices factored in often account for the cheapest materials, the most basic fittings, and the most standard fixtures.<\/p>\n<p>If you wish to change any of these, you could incur an extra cost.<\/p>\n<p>Some of the parts of the home that you may wish to \u2018upgrade\u2019 during this process include:<\/p>\n<ul>\n<li><strong>Roof<\/strong>: Depending on the materials you choose for your roofs, such as tiles or colorbond, this can vary widely<\/li>\n<li><strong>Tiling<\/strong>: An allowance for a tiling amount per sqm will be made, but this can change depending on the quality and size of your final choice.<\/li>\n<li><strong>Fixtures and fittings<\/strong>: Fancy, nonstandard taps, and European appliances will obviously cost more than standard Australian-made fixtures and fittings. Additionally, labour costs may increase if you select items that are more complicated to install. Inclusions such as fully ducted air conditioning can cost up to $10,000 (more for a two-storey home).<\/li>\n<li><strong>Kitchen<\/strong>: If you\u2019ve ever shopped for a kitchen benchtop, you know how widely the costs of a kitchen upgrade can vary. They do this by drilling some boreholes and the best classification you can get is M classification soil. If your soil is more difficult to work with eg. Clay, Sand or Rock then you\u2019re likely to have to pay extra.<\/li>\n<li><strong>The slope of the block<\/strong>: The easiest site to build on is a flat block. If your block slopes you\u2019re likely to have to pay extra for more foundations or to cut and fill the site (make it flat) and possibly for retaining walls.<\/li>\n<li><strong>Flood-prone areas<\/strong>: some sites require the house to be raised with the floor level above natural ground level to cope with excessive rain or floods and this can add to the construction levelled prior to the slab being laid.<\/p>\n<p>Or when the builder starts digging your foundations they realise they have to dig down further to hit firm footings, which will eventually require more concrete to be poured.<\/p>\n<p>At times like this, you\u2019ll need to pay an additional sum on top of the initial contract price, as the allowance that had been provided has been id=\"how-long-does-it-take-to-build-a-home-in-2025\">How long does it take to build a home in 2025?<\/span><\/h2>\n<p>It\u2019s not just prices that have shot up since the COVID-19 pandemic began, the time to complete construction has also blown out.<\/p>\n<p>A renovation that would have previously taken 4 months is now taking 6-8 months, and a new build that would have been 6-8 months is taking more like 12-18 months.<\/p>\n<p>That\u2019s really putting additional pressure on both builders who need the cash flow and the consumers who might be paying rent on one home while the building takes place for another, or who have two mortgages.<\/p>\n<p>Unfortunately, a number of building companies have folded, having signed fixed-price contracts earlier in the pandemic and not being able to complete their contracts.<\/p>\n<p>The problem is that when it comes to the question of \u2018how long', there are just too many variables.<\/p>\n<p>And currently, there are ongoing construction delays associated with COVID-19, only adding to the time taken to build a house.<\/p>\n<p>Then, there are the unforeseen hurdles that always seem to arise when building - things like unfavourable soil conditions such as rock removal, bad weather (of which there has been a lot this year, particularly in NSW and QLD), or waiting for certain permits or approvals.<\/p>\n<p>Having said all of that, the average time to build a two-storey house is currently roughly 8-12 months.<\/p>\n<div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\"
