Not considering vacancy rates<\/span><\/h2>\n<p>At the moment we have historically low vacancy rates, and this is unlikely to change in the near future, however, it's important to own the type of property that will be in continuous strong demand by a wide group of tenants who can afford to prepare to pay more rent over the years.<\/p>\n<p>Avoid buying properties in areas that could be inundated with new supply, especially the new build-to-rent complexes that could be competition for your property.<\/p>\n<p>Significant new supply in the area could drag down your rents as well as your yields \u2013 sometimes for years.<\/p>\n<h2><span class=\"toc_link\" id=\"2-not-understanding-demographics\">2. Not understanding demographics<\/span><\/h2>\n<p>One of the fundamentals that investors must understand before buying in a specific area is the demographics of the tenants (as well as the owner-occupiers) in the area. <!-- <div class=\"adplugg-tag\" data-adplugg-zone=\"pete_wargent_wr_body_\"><\/div> -->\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/p>\n<p>This means don\u2019t buy a one-bedroom unit in a suburb that is popular with families who want to rent three-bedroom houses.<\/p>\n<p>Also, avoid buying in the areas where tenants are only a week or two away from being broke.
