{"id":149846,"date":"2021-01-25T16:30:03","date_gmt":"2021-01-25T05:30:03","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=149846"},"modified":"2021-01-29T09:54:28","modified_gmt":"2021-01-28T22:54:28","slug":"average-distance-investors-are-buying-from-where-they-live-a-surprising-result","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/average-distance-investors-are-buying-from-where-they-live-a-surprising-result\/","title":{"rendered":"Average distance investors are buying from where they live \u2013 A Surprising Result"},"content":{"rendered":"<p><strong>In round figures, approximately 2.2 million Australians own an investment property \u2013 which is less than 10 per cent of the population.<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-139509 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population-300x200.jpg\" alt=\"Population\" width=\"300\" height=\"200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population-800x534.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population-600x401.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population-1037x692.jpg 1037w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population-1160x774.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/12\/population.jpg 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Of these investor figures, the vast majority own just one holding (over 70 per cent).<\/p>\n<p>I firmly believe that investors are getting stuck at one property simply by getting the first one wrong.<\/p>\n<p>That could certainly be due to the structuring, finances, hiring the wrong property manager and many other components.<\/p>\n<p>However, I am inclined to look more at the property selection itself.<\/p>\n<p>It begs the question; typically, how do investors select an investment property?<\/p>\n<p>From our research, we know that a quarter of investors occupy the property prior to it becoming an investment property.<\/p>\n<p>Yes, sometimes that is strategic, but given the average time investors spend in the property is over four years, it is also quite likely to be an \u2018accidental investment\u2019 of sorts. <div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/p>\n<p>It becomes the investment simply because they retain one home when it comes time to move to another.<\/p>\n<p>It is horrifying to think how many properties are purchased from conversations at barbeques, but I think investors probably deserve a little more credit than that.<\/p>\n<p>Still, the media and well meaning family members are an unabating source of regrettable advice.<\/p>\n<p>One pervasive notion is that investors buy around the corner from where they live, and their lack of success owes to the fact that they are not casting the net wide enough.<\/p>\n<p>Certainly, I\u2019ve heard many anecdotes from buyers agents and advocates testifying to that fact.<\/p>\n<p>There is a clear psychological imperative for some investors that they are able to closely monitor and drive-by the asset. Others will state that it\u2019s because they know the area well.<\/p>\n<p>There\u2019s no doubt that this is normally true, but do they know where the worst streets, the best coffee shops and schools are locally or more important things like employment opportunities, upcoming supply and household demographics?<\/p>\n<h2><span class=\"toc_link\" id=\"it-is-easy-to-be-both-critical-and-conciliatory-of-these-motives-and-motivations\">It is easy to be both critical and conciliatory of these motives and motivations.<\/span><\/h2>\n<p>My mission is to help educate investors to make the best possible decisions and get the most out of their investing.<\/p>\n<p>Speculation is fun, but I certainly prefer looking directly at the data. <img loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-147019 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2020\/09\/invest-strategy-evergreen.jpg\" alt=\"Invest Strategy Evergreen\" width=\"294\" height=\"202\" \/><\/p>\n<p>To this end, we ran an internal research exercise where we analysed the details of 1000 clients who had commissioned depreciation schedules with MCG, to which revealed a picture of investor buying habits.<\/p>\n<p>The report was picked up by national media and their angle was that investors are better educated than they ever have been and look towards the areas showing the best growth potential, rather than just being around the corner.<\/p>\n<p>This I think is true, but the data in all honesty could prompt one to write either of those stories.<\/p>\n<p>Enough fluff let\u2019s look at the data.<\/p>\n<p>From a simple average distance point of view, investors are buying 293.47kms from where they live.<\/p>\n<p>Most commentators were surprised that the distance was so great, but whilst it excluded overseas purchasers, it is easily blown out by investors living in Melbourne, and buying in Cairns.<\/p>\n<h2><span class=\"toc_link\" id=\"lets-tease-it-apart-a-little-more\">Let\u2019s tease it apart a little more;<\/span><\/h2>\n<ul>\n<li><em>6.9% of investors purchase within the same suburb they live in<\/em><\/li>\n<li><em>60.1% purchase within 50kms of where they live<\/em><\/li>\n<li><em>10.8% of investors buy within 2kms<\/em><\/li>\n<li><em>29.5% of investors purchase more than 200kms away<\/em><\/li>\n<\/ul>\n<p>How about that? <img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-126706 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location-300x202.jpg\" alt=\"Location Location Location\" width=\"300\" height=\"202\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location-300x202.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location-800x538.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location-600x404.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location-1029x692.jpg 1029w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location-1160x780.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/property-location.jpg 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/p>\n<p>Surprising?<\/p>\n<p>I\u2019d be keen to hear whether that was closer or further than you thought.<\/p>\n<p>The average distance between investors and their investment properties will only continue to increase in my view.<\/p>\n<p>With the influence of the coronavirus crisis investors are setting aside the familiarity of their home turf to seek out neighbourhoods in other states that might offer a better deal.<\/p>\n<p>There\u2019s also far better research, data and experts out there that investors can leverage if they can resist the click-bait media articles around the latest and greatest hotspot.<\/p>\n<p>Happy hunting!<\/p>\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_desktop_\"><\/div>\n","protected":false},"excerpt":{"rendered":"<p>In round figures, approximately 2.2 million Australians own an investment property \u2013 which is less than 10 per cent of the population.
