{"id":155018,"date":"2025-02-20T13:30:00","date_gmt":"2025-02-20T02:30:00","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=155018"},"modified":"2025-02-21T09:02:42","modified_gmt":"2025-02-20T22:02:42","slug":"when-to-not-invest-5-investment-questions-to-ask","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/when-to-not-invest-5-investment-questions-to-ask\/","title":{"rendered":"When to not invest: 5 investment questions to ask"},"content":{"rendered":"<p>There are a number of factors that I consider when contemplating an investment on behalf of my clients or for me, personally.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155020 size-post-image img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/pondering-800x450.jpg\" alt=\"Pondering\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/pondering-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/pondering-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/>I think it\u2019s very important to consider a vast array of investment opportunities (or appoint an advisor to do it on your behalf).<\/p>\n<p>But it is even more important to discount most of them.<\/p>\n<p>Being diligent, setting a high bar, and having the discipline to stick to sound fundamentals are critical for success.<\/p>\n<p>This blog sets out the 5 important investment questions that I always consider.<\/p>\n<h2 id=\"h-1-will-it-materially-improve-your-financial-position-10-years-from-now\"><span class=\"toc_link\" id=\"1-will-it-materially-improve-your-financial-position-10-years-from-now\">1. Will it materially improve your financial position 10 years from now?<\/span><\/h2>\n<p>It is often tempting to invest in ideas or opportunities that may promise to provide quick investment returns.<\/p>\n<p>Doing so appeals to our desire for instant gratification (reward).<\/p>\n<p>One of my favourite quotes is from Howard Schultz (billionaire and founder of\u00a0<em>Starbucks<\/em>); \u201cshort term profit rarely creates long-term value\u201d.<\/p>\n<p><strong>It\u2019s very true.<\/strong><\/p>\n<p>A quick profit is nice, but it\u2019s not the solution to building long-term wealth unless you can consistently pick the next short-term opportunity.<\/p>\n<p>But that is impossible to do.<\/p>\n<p>The problem is these \u2018quick profit\u2019 opportunities tend to be inherently risky (so many don\u2019t work out well) and provide a one-time return only.<\/p>\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div>\n<p>Instead, you are much better off investing in assets that provide predictable returns over very long periods of time.<\/p>\n<p>Investing in an asset that provides an average return of 7% p.a. over the next 30 years will magnify its value by 7.6 times.<\/p>\n<p>Asking yourself whether the investment you are considering will materially improve your financial position in 10 years time, forces you to think long-term.<\/p>\n<p>It helps you avoid the shiny objects (i.e. opportunities that trick you into believing they\u2019ll deliver quick profits).<\/p>\n<p>Ironically, the older we become, the easier we find it to make long-term decisions.<\/p>\n<p>Or maybe we just get more comfortable with delayed gratification.<\/p>\n<p>Either way, it requires discipline and patience.<\/p>\n<h2 id=\"h-2-do-you-understand-what-s-driving-the-expected-returns\"><span class=\"toc_link\" id=\"2-do-you-understand-whats-driving-the-expected-returns\">2. Do you understand what\u2019s driving the expected returns?<\/span><\/h2>\n<p>Don\u2019t invest in anything you don\u2019t understand.<\/p>\n<p>You need to understand how the investment will work.<\/p>\n<p>How will the returns be generated?<\/p>\n<p>It must make sense.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155021 size-full img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/understanding.jpg\" alt=\"Understanding\" width=\"800\" height=\"600\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/understanding.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/understanding-600x450.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/understanding-300x225.jpg 300w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/>For example, if you are investing in a property in a blue-chip and highly sorted after location, it is easy to understand how that property will be worth a lot more 30 years from now.<\/p>\n<p>How much more is uncertain, of course.<\/p>\n<p>But it stands to reason that it's likely to outperform the \u201caverage\u201d property.<\/p>\n<p>However, for example, this is\u00a0<a href=\"https:\/\/www.prosolution.com.au\/cryptocurrency\/\" target=\"_blank\" rel=\"noreferrer noopener\">my problem with Bitcoin<\/a>.<\/p>\n<p>I understand what it \u201ccould\u201d be used for.<\/p>\n<p>I understand the advantages of a decentralised currency that offers privacy (anonymity).<\/p>\n<p>But the reality is that the vast majority of people currently buying Bitcoin are doing so for purely speculative purposes.<\/p>\n<p>Therefore, the only way I can make a return is if it attracts an increasing number of speculators.<\/p>\n<p>And that feels very risky to me.<\/p>\n<p><strong>I invest. <\/strong><\/p>\n<p><strong>I do not speculate.<\/strong><\/p>\n<p>All fundamentally sound investments can be explained in simple terms using basic logic.<\/p>\n<p>It\u2019s important that you understand this logic.<\/p>\n<p>If you are not able to do that, don\u2019t invest.<\/p>\n<h2 id=\"h-3-where-is-the-evidence\"><span class=\"toc_link\" id=\"3-where-is-the-evidence\">3. Where is the evidence?<\/span><\/h2>\n<p>There is no need to throw darts at a dartboard.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155022 size-post-image img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/evidence-800x450.jpg\" alt=\"Evidence\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/evidence-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/evidence-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/>There are plenty of investment opportunities (asset classes and investment methodologies) that offer good long-term returns of 8-10% p.a., which are supported by an overwhelming body of evidence.<\/p>\n<p>Therefore, when contemplating an investment, ask yourself where is the evidence that this is going to work.<\/p>\n<p>The fact is that such evidence doesn\u2019t exist for poor-quality investments.<\/p>\n<p><strong>Therefore, following this rule will help you avoid investing in something that won\u2019t work.<\/strong><\/p>\n<p>Of course, only using evidence-based strategies doesn\u2019t eliminate all risks.<\/p>\n<p>It is possible that past returns are not a reliable indicator of future returns, which is why you must take into account the other factors listed in this blog.<\/p>\n<h2 id=\"h-4-who-s-making-money-and-how-much\"><span class=\"toc_link\" id=\"4-whos-making-money-and-how-much\">4. Who\u2019s making money and how much?<\/span><\/h2>\n<p>Virtually no one promotes investments for free.<\/p>\n<p>Often, there\u2019s a commercial incentive to do so. It is very important that you understand what incentives exist, who benefits, and by how much.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155023 size-post-image img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/making-money-800x450.jpg\" alt=\"Making Money\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/making-money-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/making-money-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/>The reason is that you, the investor, ultimately end up paying for them (through lower returns or lost value).<\/p>\n<p>For example, some property developers pay massive commissions (often tens of thousands of dollars) to people that sell\/recommend off-the-plan properties to their clients.<\/p>\n<p>When the developer sets the property\u2019s sale price, they include the cost of paying commissions.<\/p>\n<p>But you (the owner) don\u2019t receive any value for paying them.<\/p>\n<p><strong>Ultimately, you\u2019re the one that is out of pocket.<\/strong><\/p>\n<p>Commercial interests aren\u2019t bad per se.<\/p>\n<p>People should be fairly rewarded for their time and expertise.<\/p>\n<p>And you must fully understand who gets paid what so that you can make this assessment of whether it's reasonable or not and what value it\u2019s going to create for you.<\/p>\n<h2 id=\"h-5-what-could-go-wrong\"><span class=\"toc_link\" id=\"5-what-could-go-wrong\">5. What could go wrong?<\/span><\/h2>\n<p>I find most investors focus on possible returns but fail to consider risks.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155024 size-post-image img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/going-wrong-800x450.jpg\" alt=\"Going Wrong\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/going-wrong-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/going-wrong-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/>Instead, I prefer to initially identify all the things that could go wrong and think about ways I can reduce or eliminate these risks.<\/p>\n<p>I do that before I consider what returns are achievable.<\/p>\n<p><strong>As Warren Buffett advises, the first rule of investing is to never lose money. <\/strong><\/p>\n<p>Therefore, by thinking about your downsides first, and mitigating them as much as possible, you might be able to achieve good investment returns whilst taking very little risk.<\/p>\n<p>This is the real genius to investing well because normally you have to accept the higher risk if you want to achieve higher returns.<\/p>\n<p>But that is not always true.<\/p>\n<p>Focusing on your downside first goes a long way to reducing your risk, thereby helping you to never lose money.<\/p>\n<h2 id=\"h-it-takes-real-discipline-to-do-nothing\"><span class=\"toc_link\" id=\"it-takes-real-discipline-to-do-nothing\">It takes real discipline to do nothing<\/span><\/h2>\n<p>Global fund manager, Fidelity undertook a\u00a0<a href=\"https:\/\/www.businessinsider.com.au\/forgetful-investors-performed-best-2014-9?r=US&amp;IR=T\" target=\"_blank\" rel=\"noreferrer noopener\">study of the performance<\/a> of client accounts between 2003 and 2013 and found that the best performing accounts were ones that were deemed \u2018inactive\u2019 (e.g. people had lost log-in details or forgot the account existed).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155025 size-post-image img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/discipline-800x450.jpg\" alt=\"Discipline\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/discipline-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/07\/discipline-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/>This demonstrates the value of patience (and the fact that our intervention rarely adds value).<\/p>\n<p>You need to have the patience to find the\u00a0<em>right<\/em>\u00a0investment opportunities.<\/p>\n<p>And then you need to have the patience to hold onto the\u00a0<em>right<\/em>\u00a0investments for the long run.<\/p>\n<p>Do that, and you will accumulate a lot of wealth \u2013 albeit it may take a couple of decades.<\/p>\n<p><strong>If you can\u2019t find the\u00a0<em>right<\/em>\u00a0investment, do nothing. <\/strong><\/p>\n<p><strong>Don\u2019t compromise. <\/strong><\/p>\n<p>Just keep looking.<\/p>\n<aside><strong style=\"clear: both;
