ground.<\/p>\n<p><strong>Cotality\u2019s national Home Value Index recorded a third straight month of growth in April<\/strong>, with dwelling values up 0.3% to a new record high.<\/p>\n<p>The rise in values has added approximately $2,720 to the median value of an Australian dwelling over the month.<\/p>\n<p><b>Home values rose across every capital city, ranging from a 1.1% gain in Darwin<\/b>\u00a0to a 0.2% rise in Sydney and Melbourne.<\/p>\n<p>While in positive territory, the pace of growth in national values eased a little from March (+0.4%), with sentiment and auction Adelaide have overtaken Melbourne in median values, <strong>but this is misleading.<\/strong><\/p>\n<p>They are quoting the \"dwelling prices\", but as you can see from the table below, Melbourne has double the number of units (apartments) relative to houses when compared to these other capitals and this obviously skews the median \u2018all dwellings\u2019 values.<\/p>\n<h3>Percentage of Units in href=\"https:\/\/propertyupdate.com.au\/perth-housing-market-monthly-update-video\/\" target=\"_blank\" rel=\"noopener\">Perth housing values<\/a> remained flat for most of the last decade, and over the last couple of years house and unit values in Perth enjoyed their most significant increases and are currently at a new peak.<\/p>\n<p>The relative affordability of the city\u2019s homes, population growth, and very tight rental markets are also supporting home values.<\/p>\n<p>However, I would be very careful\u00a0 <a href=\"https:\/\/propertyupdate.com.au\/perth-housing-market-monthly-update-video\/\" target=\"_blank\" rel=\"noopener\">investing in Pert<\/a><a href=\"https:\/\/propertyupdate.com.au\/perth-housing-market-monthly-update-video\/\" target=\"_blank\" rel=\"noopener\">h for a number of reasons:<\/a><\/p>\n<ol>\n<li>Currently East Coast property buyers are pushing up Perth property values, buying properties\u00a0 site unseen and paying prices well above market price. This means the investor has to overpay, they will regret down the track.<br \/>\nOur contacts on the ground in Perth advise us that East Coast buyers' agents (NOT Metropole) are paying what they call \"silly prices\" significantly above what locals would pay, because properties are still relatively cheap in Perth. And they are buying these properties, site, unseen, creating significant risks for their clients.<\/li>\n<li>The Western Australian economy is not as diverse as the other capital cities. While Perth is not a mining town, it is too dependent on a couple of industries \u2013 especially the mining industry which accounts for around 45% of the economic output and much of this is dependent on China, and this has a direct knock-on effect on WA house prices.<br \/>\nThe mining and energy companies are large employers in Perth. This means that the Perth property market is susceptible to a downturn in mining.<br \/>\nApart from the large energy companies, most corporate head offices are located in the eastern capital cities. Management roles in head offices tend to attract higher salaries which, to some extent, support\/underpin property prices.<\/li>\n<li>Further, the larger east coast capital cities have significantly
