behaviours and make the best of each situation.<\/p>\n<p>A great example of this is in the property investment space.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full sentiment and motivation have shifted in recent years has been difficult to do via hard data\u2026 until now that is.<\/p>\n<p>The quantity surveying business I run with Marty Sadlier sees our team producing thousands of depreciation schedules every year for investors across the nation. <div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/p>\n<p>In the process of pulling together these reports, we collate an extraordinary amount of interesting data about our clients and the investment properties they own.<\/p>\n<p>It spurred us to create the 1000 Assets series.<\/p>\n<p>It\u2019s a report that\u2019s updated regularly to track trends in investment property markets.<\/p>\n<p>Our 1000 Assets report for 2022 has just been released and it delivers a set of numbers like no other.<\/p>\n<p>For this article, I\u2019d like to talk about the study\u2019s revelations around how investor attitudes are changing, and what they reveal about the market direction in the future.<\/p>\n<h2><span class=\"toc_link\" id=\"what-is-the-1000-assets-report\">What is the 1000 Assets report?<\/span><\/h2>\n<p>We\u2019ve collated data captured during the preparation of our client\u2019s depreciation schedules into 1000-property subsets from 2016 onwards.<\/p>\n<p>From there, we\u2019ve analysed the numbers to monitor changing investment trends.<\/p>\n<p>The study includes outcomes for each individual subset, painting a picture of behaviour at certain points in time.<\/p>\n<p>We\u2019ve also tracked the trends between subsets to see how investor thinking and property decisions have evolved over the past six years.<\/p>\n<h2><span class=\"toc_link\" id=\"the-2022-report-changing-investor-behaviour\">The 2022 report: Changing investor behaviour<\/span><\/h2>\n<p>We\u2019ve identified a range of outcomes in the most recent 1000-asset dataset which runs from July 2021 to March 2022.<\/p>\n<p>Here are some of the revelations.<\/p>\n<p><strong><em>One-fifth of landlords live in their investment first<\/em><\/strong><\/p>\n<p>The numbers showed that 20.2 per cent of landlords lived in their assets before they were retained as investment properties.<\/p>\n<p>The average lived-in period was four years and four months.<\/p>\n<p>A percentage of these landlords are \u2018accidental investors\u2019.<\/p>\n<p>They didn\u2019t intend to own an investment property when they first bought a home but became one when they decided to keep the asset instead of selling it.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-post-image wp-image-142236 img-responsive\" interesting is this latest percentage is lower than the previous year\u2019s result which saw around 25 per cent of all investments lived in first.<\/p>\n<p>My take is that this is a combination of improved education and accessibility to remote buying opportunities.<\/p>\n<p>Put simply, people became more aware of the benefits of investing in real estate and were happy to keep their home and investment property dealings separate.<\/p>\n<p>They were also more easily able to seek opportunities outside of their local area.<\/p>\n<p>Many appear to have adopted a more purposeful approach to investing rather than simply falling into it by accident.<\/p>\n<p><strong><em>The distance between home and investment has increased<\/em><\/strong><\/p>\n<p>Investors are increasingly investing further and further from their home suburbs.<\/p>\n<p>We compared the 1000 asset dataset up to January 2020 against the dataset in November 2021.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-post-image wp-image-133622 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/first-investment-property-home-house-800x450.jpg\" alt=\"First Investment Property Home House\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/first-investment-property-home-house-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/first-investment-property-home-house-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>It showed the average distance between a landlord\u2019s home and their investment property rose from 294 kilometres to 559 kilometres.<\/p>\n<p>In addition, the percentage investing greater than 1000 kilometres from home more than doubled during the period.<\/p>\n<p>There\u2019s no doubt the pandemic played its part in this outcome, but so has advanced technology and remote accessibility to experts.<\/p>\n<p>For example, plenty of Sydney and Melbourne investors have been keen to purchase in Queensland during the pandemic years and they weren\u2019t letting the shut border stop them.<\/p>\n<p><strong><em>Investors are becoming savvier about their strategies.<\/em><\/strong><\/p>\n<p>The figures show investors are improving their self-education and are seeking ways to maximise their returns.<\/p>\n<p>For example, the time between buying an investment property and ordering a depreciation schedule in 2021 is half of what it was in 2016.<\/p>\n<p>A focus on finances and ways to make their investments work harder for them is obviously behind this outcome.<\/p>\n<p>With some financial insecurity creeping into household budgets, landlords have been motivated to boost their post-tax incomes as much as possible.<\/p>\n<p><strong>\u00a0<em>There\u2019s less appetite for new-build investment<\/em><\/strong><\/p>\n<p>Investors are shying away from new construction, most likely in response to increased labour and material costs, coupled with a sparsity of available contractors.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/11\/construction-cost-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>Our numbers for 2022 reveal that 16.24 per cent of investors bought new-build assets as compared to 2016 when 23.9 per cent of investment properties were new.<\/p>\n<p>Given that cost increases look entrenched for the next few years, I don\u2019t expect this trend to reverse anytime soon.<\/p>\n<h2><span class=\"toc_link\" id=\"what-does-this-tell-us\">What does this tell us?<\/span><\/h2>\n<p>Just this small part of the study tells us investors are becoming increasingly more strategic on where they\u2019re buying, what they\u2019re buying, and ways to maximise their returns.<\/p>\n<p>It shows that distance is no longer a barrier to investing, and our ability as investors to remove emotion and focus on the numbers has improved.<\/p>\n<p>Investors have always been sensitive to price, so increased building costs have stymied new build investment in lieu of established housing as well.<\/p>\n<p>No doubt we\u2019ll continue to evolve and adapt as investors to changing environments.<\/p>\n<p>If we watch trends and track outcomes, we can stay ahead of the curve.<\/p>\n<p>This is foundational to making better decisions in the future.<\/p>\n<div class=\"adplugg-tag\"
