Income capitalisation<\/span><\/h2>\n<!-- <div class=\"adplugg-tag\" data-adplugg-zone=\"michael_yardney_wr_body_\"><\/div> -->\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div>\n<p>Valuation of a commercial property using income capitalisation is possibly one of the most simple methods.<\/p>\n<p>Commercial property is generally used to generate income so a quick and easy way to value commercial property is to estimate how much return a buyer is likely to get on their investment - otherwise known as the capitalisation rate, or cap rate for short.<\/p>\n<p>Using this method you\u2019d calculate an estimated annual income using annual rental income, minus any expenses, and compare it to other similar properties in the area.<\/p>\n<p>The calculation looks something like this.<\/p>\n<p>First, you\u2019ll need to get the net operating income (NOI) of the commercial property and the capitalisation rate based on other comparable sales.<\/p>\n<p>Here\u2019s the formula for these:<\/p>\n<p><strong>Rental income - operating expenses = NOI<\/strong><\/p>\n<p>And then...<\/p>\n<p><strong>NOI \u00f7 purchase price = capitalisation rate<\/strong><\/p>\n<p>Now you use these two figures to calculate the property value.<\/p>\n<p>Here\u2019s the formula:<\/p>\n<p><strong>NOI \u00f7 capitalisation rate = property value<\/strong><\/p>\n<p>Here\u2019s an example of the calculations in action:<\/p>\n<blockquote><p>You own a commercial property which generates a gross rental income of $40,000 and your operating expenses are calculated to be $5,000.<\/p>\n<p><em>$40,000 - $5,000 = an NOI of $35,000<\/em><\/p>\n<p>You\u2019ve done your research on comparable sales and using the calculation we listed further up, have calculated a cap rate of 5%.<\/p>\n<p><em>$35,000 \u00f7 5% = a property value of around $700,000<\/em><\/p><\/blockquote>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-image wp-image-168861 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/09\/comparing-houses-800x450.jpg\" alt=\"Comparing Houses\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/09\/comparing-houses.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/09\/comparing-houses-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/09\/comparing-houses-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"2-comparable-sales\">2. Comparable sales<\/span><\/h2>\n<p>Another simple method for valuing a commercial property is the comparable sales method.<\/p>\n<p>You\u2019ll need to look for recently sold commercial properties similar to yours, taking into account the size, location, zoning, distance to amenities, age, and condition.<\/p>\n<p>You would need to find at least three comparable properties to help calculate the approximate market value of your property.<\/p>\n<p>You can also calculate the price per square metre of comparable properties and then apply this to your own.<\/p>\n<p>The equation would look like this:<\/p>\n<p><strong>Average price per square metre x property size = property value<\/strong><\/p>\n<p>This method gives a good idea of what the commercial property is worth, but it isn't the most reliable because it relies on direct comparable sales.<\/p>\n<h2><span class=\"toc_link\" id=\"3-summation\">3.
