href=\"https:\/\/propertyupdate.com.au\/how-long-will-australias-rental-crisis-last\/\">rental crisis<\/a>, with soaring rents and a lack of affordable housing causing significant distress for many people.<\/p>\n<p>The ongoing severe undersupply and growing demand have forced rents skywards, which is pushing renters to consider more affordable options.<\/p>\n<p>As of September, the national median rent of properties advertised on realestate.com.au was 1.7% higher than the previous quarter at $610 per week.<\/p>\n<div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>Over the 12 months to September 2024, advertised rents increased by 7% or $40 per week.<\/p><\/div><\/div>\n<p>The 7% annual rise was exactly half of the 14% annual increase in rents recorded over the year to September 2023.<\/p>\n<p>It was also the slowest annual growth in rents since September 2021.<\/p>\n<p>SQM\u2019s latest data shows that the national median advertised rent was <strong>$704 per week for houses<\/strong> and <strong>$619 per week for units<\/strong>.<\/p>\n<p>Over the past year, house rents increased by 6.9% as unit rents increased by 9.1%.<\/p>\n<p>And it\u2019s Hobart which stands out as the capital city with the lowest highest share of affordable rental listings, but Melbourne suburbs dominate the top 10 href=\"https:\/\/www.raywhite.com\/news-and-market-insights\/economic-updates\/where-are-the-most-affordable-suburbs-for-renters\">analysis by Ray White<\/a> uses the benchmark of \u2018under $500 per week\u2019 for its affordability rating.<\/p>\n<p>After crunching the numbers for average weekly earnings ($1,431) relative to the 33-35% maximum recommended spend on rent, <a href=\"https:\/\/www.raywhite.com\/people\/atom-go-tian\">senior data analyst Atom Go Tian<\/a> concluded that in order to be labelled \u2018affordable\u2019, rent should only be between $475-500 per week.<\/p>\n<p>That\u2019s far lower than the national asking price of $610 rent per week.<\/p>\n<p>As of the latest release of ABS earnings data, the share of median asking rent versus weekly earnings is now 40.5% for houses and 38.4% for units.<\/p>\n<p>So, using the share of listings under $500 as the benchmark for Ray White\u2019s \u2018affordability\u2019 metre, Hobart stands out for renters with 32% of all house listings and 62% of all unit listings over the last 12 months coming with an asking rent under $500.<\/p>\n<p>Adelaide comes second for units with 57% of its 6,152 listings asking for weekly rent under $500, while Melbourne comes second for houses with 30% of its 52,929 listings asking for weekly rent under $500.<\/p>\n<p>In terms of houses, Gold Coast and Canberra are the least affordable with only two and four per cent of their listings coming under $500 (not that there were many listings to begin with).<\/p>\n<p>In terms of houses, it's Sydney and city comes close to the volume of listings with asking rent under $500.<\/p>\n<p>Within Melbourne, you would want to keep your eye out for Werribee where almost three quarters of house listings have for units in Lyons, renters can find themselves paying under $550 per week across all 10 suburbs on the list.<\/p>\n<h2><span class=\"toc_link\" id=\"the-key-takeaway\">The key takeaway<\/span><\/h2>\n<p>While the above list makes for interesting reading, these areas are definitely not suburbs I\u2019d recommend investing in.<\/p>\n<p>Generally, these affordable areas with low asking rentals are in locations where tenants are unable to afford paying more and in general, demand is low, and amenities and transport links are hard to come by.<\/p>\n<blockquote><p>As I always say, when it comes to investing, it\u2019s not just about the property \u2013 it\u2019s mainly about location.<\/p><\/blockquote>\n<p>If you think about it, your future income will depend on your tenant\u2019s ability to keep paying rent and increasing rents over time.<\/p>\n<p>This is not a judge of people, but you really don\u2019t want tenants who are one or two weeks away from being
