{"id":184602,"date":"2024-08-07T14:30:15","date_gmt":"2024-08-07T04:30:15","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=184602"},"modified":"2024-08-14T22:17:09","modified_gmt":"2024-08-14T12:17:09","slug":"perfect-storm-in-sydney-supply-going-backwards-highlights-need-for-new-approach","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/perfect-storm-in-sydney-supply-going-backwards-highlights-need-for-new-approach\/","title":{"rendered":"Perfect storm in Sydney: supply going backwards highlights need for new approach"},"content":{"rendered":"<p class=\"p2\">Australian Bureau of Statistics (ABS) data shows NSW dwelling approvals declined in June by an appalling 19%.<\/p>\n<p class=\"p2\">The 1,597 private houses approved in June is the lowest recorded figure for NSW since January 2013, according to the ABS.<\/p>\n<p class=\"p2\">These figures highlight the dire and worsening, housing crisis in NSW:<\/p>\n<ul class=\"ul1\">\n<li class=\"li3\">Through immigration, the NSW population is increasing by over 15,000 people each month (source: ABS);<\/li>\n<li class=\"li3\">The average growth in the number of properties rented since September 2023 is 218 per month (source: NSW Rental Bonds Board);<\/li>\n<li class=\"li2\">The total number of dwelling units approved in NSW fell by a disastrous 18.8% in June 2024, including a 19% fall in private houses.<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-178317 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/09\/sydney.jpg\" alt=\"Sydney\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/09\/sydney.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/09\/sydney-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2023\/09\/sydney-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p class=\"p2\">For new dwelling approvals to be declining at a time when the housing supply shortage is at a crisis point shows the Government\u2019s approach has created a \u201cperfect storm\u201d and must be reconsidered now, according to the Real Estate Institute of NSW (REINSW).<\/p>\n<p>REINSW CEO Tim McKibbin explained:<\/p>\n<blockquote><p>\u201cThe housing crisis continues to deteriorate on the back of a perfect storm of inhibitive taxation, approval delays and rental reforms which discourage investment<\/p><\/blockquote>\n<blockquote>\n<p class=\"p2\">Demand is rising fast and the supply gap is widening at an increasing rate.<\/p>\n<p class=\"p2\">These are perfect storm conditions which must be reversed now. <div class=\"adplugg-tag\" data-adplugg-zone=\"scoreapp_body_\"><\/div><\/p>\n<p class=\"p2\">\u201cTo do so, a new approach is needed. Government must stop driving investors out of the residential market through anti-landlord reforms.<\/p>\n<p class=\"p2\">These reforms reduce rental supply and compound the dire situation for tenants.<\/p>\n<p class=\"p2\">\u201cGovernment must urgently consider property taxation reform.<\/p>\n<p class=\"p2\">The cost of new property is inflated by 40% through taxes and charges imposed by various levels of Government.<\/p>\n<p class=\"p2\">It\u2019s preventing new supply at a time when we desperately need more homes.<\/p>\n<p class=\"p2\">\u201cDelays in development approvals must be eradicated.<\/p>\n<p class=\"p2\">Councils which fail to meet their housing quotas should have their planning powers revoked by the NSW Government.<\/p>\n<p class=\"p2\">We have run out of time for excuses.\"<\/p>\n<\/blockquote>\n<p class=\"p2\">Clearly the housing crisis is not easy to solve.<\/p>\n<p class=\"p2\">It is a long-term prospect.<\/p>\n<p class=\"p2\">But while there has been a lot of talk about housing and we're lucky to see more as this is an election year, governments can no longer turn a blind eye to the data.<\/p>\n<p class=\"p2\">Our housing crisis has taken a long time to develop and is likely to take many years to unravel, meaning rents are going to keep skyrocketing in Sydney property prices are going to keep increasing.<\/p>\n<!-- BODY -->\r\n<!-- \/21854739906\/SydDiff \r\n<div class='gam-diff googlead' id='div-gpt-ad-1591964270831-0'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591964270831-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"sydney_buyers_agents_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"sydney_buyers_agents_desktop_\"><\/div>\n","protected":false},"excerpt":{"rendered":"<p>Australian Bureau of Statistics (ABS) data shows NSW dwelling approvals declined in June by an appalling 19%.
