{"id":185996,"date":"2024-11-05T15:30:03","date_gmt":"2024-11-05T04:30:03","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=185996"},"modified":"2024-11-04T09:28:18","modified_gmt":"2024-11-03T22:28:18","slug":"super-vs-property-why-you-need-to-build-both","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/super-vs-property-why-you-need-to-build-both\/","title":{"rendered":"Super vs property: why you need to build both"},"content":{"rendered":"<p>Low supply, strong demand and high interest rates mean that it is harder than ever for Australians to buy property in the <a href=\"https:\/\/propertyupdate.com.au\/australian-property-market\/\" target=\"_blank\" rel=\"noopener\">current market<\/a>.<\/p>\n<p>High property prices mean many buyers, particularly first-home buyers, need a six-figure deposit at a time when their <a href=\"https:\/\/propertyupdate.com.au\/to-what-extent-does-rental-yield-affect-your-borrowing-capacity\/\" target=\"_blank\" rel=\"noopener\">borrowing capacity<\/a> is at an all-time low.<\/p>\n<p>And even for investors, the low borrowing capacity \/ high interest rate combination means expanding a portfolio isn\u2019t as straightforward as it was only a few years ago when rates were at an all-time low.<\/p>\n<p>At the same time, living costs have surged and nearly all household bills have risen significantly, so money is tighter still.<\/p>\n<p>Interestingly, <a href=\"https:\/\/www.theaustralian.com.au\/business\/wealth\/superannuation-or-housing-dont-choose-one-when-you-need-both\/news-story\/c7e67b21b1eb82ab65ff2db246d45eb9\" target=\"_blank\" rel=\"noopener\">the Australian<\/a> reports that at a time when housing has become harder to own, it has become easier than ever to pump up another major life asset: superannuation.<\/p>\n<p>From 1 July 2024, the compulsory employer\u2019s superannuation guarantee contribution increased from 11% to 11.5% of an employee\u2019s annual salary.<\/p>\n<p>At the same time, the concessional contributions cap increased from $27,500 to $30,000 per year and the non-concessional contributions cap increased from $110,000 per year to $120,000.<\/p>\n<p>This change also affects the bring-forward rule which increased to up to $360,000 depending on your super balance.<\/p>\n<p>The bring-forward rule allows you to boost your retirement in <a href=\"https:\/\/propertyupdate.com.au\/9-key-tax-concessions-available-through-superannuation-in-australia-dont-just-invest-supercharge-your-retirement\/\" target=\"_blank\" rel=\"noopener\">super\u2019s tax-friendly <\/a>environment by using up to three years\u2019 worth of after-tax contributions in a single year and increasing your potential to benefit from the power of compound interest.<\/p>\n<p>But, to qualify you must be under 75 years of age and have a super balance must be less than $1.78 million.<\/p>\n<p>If your super balance is less than $1.66 million, you can contribute $360,000 and if your super balance is $1.66 million or more, but less than $1.78 million, then you can bring forward two years of caps to a maximum of $240,000.<\/p>\n<p>But while siphoning money into building your superannuation might seem easier and more tax-effective right now, the reality is that in order to get a financially comfortable future or better financial freedom, you need to build both.<\/p>\n<p>First, let's briefly list the benefits of each:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-176696 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment-800x533.jpg\" alt=\"Property Investment\" width=\"800\" height=\"533\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment-800x533.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment-1038x692.jpg 1038w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment-1536x1024.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment-600x400.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/property-investment.jpg 2000w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"the-benefits-of-property-investment\"><span lang=\"EN\">The benefits of property investment<\/span><\/span><\/h2>\n<h3>1. Long-term investment strategy<\/h3>\n<p>Superannuation funds are invested in a diversified range of assets, including stocks, bonds, and property, which are professionally managed.<\/p>\n<p>By contributing more to your super, you benefit from long-term investment returns without needing to manage investments yourself.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-161862 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/returns.jpg\" alt=\"Returns\" width=\"600\" height=\"350\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/returns.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/returns-300x175.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"property-investment-vs-super-the-returns\"><span lang=\"EN\">Property investment vs super: the returns<\/span><\/span><\/h2>\n<p>According to research from <a href=\"https:\/\/www.chantwest.com.au\/resources\/super-funds-close-in-on-strong-fy24-result\/\" target=\"_blank\" rel=\"noopener\">Chant West<\/a>, an investor would have made a higher cumulative return on their super over the 10 years if they had invested in the median high-growth option as opposed to the average property returns.<\/p>\n<p>Chant West defines high growth as an allocation of 81 to 95% in growth assets and the remainder in defensive assets, whereas all growth refers to a 96% to 100% allocation of growth assets.<\/p>\n<p>In comparison, Australian house values rose 84.3% over the past decade, according to CoreLogic figures.<\/p>\n<p>Australian unit values managed just a third of super\u2019s return, at 50.4% in 10 years, an important figure for first-home buyers considering apartments as an entry-level option.<\/p>\n<p>But, the gap between super and property is much smaller for investors who bought some of Australia\u2019s premium (or as I call it investment-grade) property markets.<\/p>\n<p>For example, an investor who purchased a house in Sydney\u2019s northern beaches area a decade ago would have made a median return of 145.9%.<\/p>\n<p>Similarly, properties in Sydney\u2019s high-demand areas such as the eastern suburbs, inner west, north Sydney, Hornsby and Baulkham Hills and Hawkesbury are all up around 130%, or more in some cases.<\/p>\n<p>The lesson: It\u2019s not possible to compare superannuation fund returns and property investment returns directly because they are so diverse. min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1642591295372-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"strategic_property_plan_body_\"><\/div><\/p>\n<p>There is also the risk of your nest egg decreasing, potentially leaving retirees at risk of running out of money.<\/p>\n<p>But, superannuation combined with an income-generating investment property portfolio is a much stronger financially stress-free alternative.<\/p>\n<p>Ultimately, building both property investments and superannuation provides a balanced approach to wealth creation and long-term financial security.<\/p>\n<p>Each asset class has unique advantages and combining them allows you to benefit from both.<\/p>\n<p>By investing in both asset classes, you can spread your risk.<\/p>\n<p>Property can provide capital growth and rental income, while superannuation offers a diversified portfolio managed for long-term growth, tax advantages, and compounding interest.<\/p>\n<p>A balance of the two can provide stability and can help protect an individual\u2019s financial future, even during market fluctuations.<\/p>\n<h2><span class=\"toc_link\" id=\"a-final-note\">A final note\u2026<\/span><\/h2>\n<p>Together, a property investment portfolio and superannuation fund help to secure a comfortable retirement with diversified income sources.<\/p>\n<p>But, when it comes to property investment, not just anything will do.<\/p>\n<p>Remember, the location of your property does 80% of the heavy lifting of its value, but there will always be some areas more desirable than others, even in the same suburb.<\/p>\n<p>Then owning the right property in that location is just as important.<\/p>\n<p>Investment-grade, or A-grade properties are not necessarily located in the most expensive suburbs and don\u2019t all come with a multimillion-dollar price tag, but there will always be a depth of buyers regardless of market conditions.<\/p>\n<p>In general, when looking for a property, it\u2019s very rare to find the \u201cideal\u201d property, so buyers usually need to make some compromises.<\/p>\n<p>When they stumble across an investment-grade property, they rarely need to make any or many compromises as it tends to \u201ctick all the boxes\u201d.<\/p>\n<p>On the other hand, with a B-grade property, they have to compromise on a number of factors such as living on the wrong side of the street, or maybe not having a north-facing orientation;
