{"id":186643,"date":"2024-12-27T16:30:39","date_gmt":"2024-12-27T05:30:39","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=186643"},"modified":"2024-12-16T16:01:07","modified_gmt":"2024-12-16T05:01:07","slug":"why-australians-arent-buying-the-transit-oriented-development-hype","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/why-australians-arent-buying-the-transit-oriented-development-hype\/","title":{"rendered":"Why Australians Aren\u2019t Buying the Transit-Oriented Development Hype"},"content":{"rendered":"<p>Politicians are raving about Transit-Oriented Developments (TODs) as the future of our cities\u2014but in my mind, they are just another political pipe dream.<\/p>\n<p>Build higher-density housing, commercial spaces, and amenities around public transport hubs to encourage sustainable living, reduce car dependence, and create vibrant urban communities.<\/p>\n<p>Sounds good, doesn\u2019t it?<\/p>\n<p>Recently Victorian Premier Jacinta Allen unveiled plans to overhaul planning rules for 50 locations to clear the way for taller buildings and increased housing density around train and tram stations.<\/p>\n<p>Similarly, the New South Wales government will allow developers to\u00a0<a href=\"https:\/\/www.theguardian.com\/news\/datablog\/2023\/jun\/05\/can-your-suburb-help-fix-australias-housing-crisis-it-all-comes-down-to-density\" target=\"_blank\" rel=\"noopener\">build taller and denser buildings<\/a>\u00a0\u2013 and have approvals fast-tracked \u2013 under sweeping changes to planning rules that will also curtail the power of councils to decide on major housing projects.<\/p>\n<p>Yet, while TODs are a favourite talking point among politicians looking to solve our housing affordability issues, there seems to be a significant gap between the enthusiasm in planning circles and the reality in the property market.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-91653 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/08\/property-development.jpg\" alt=\"Property Development\" width=\"750\" height=\"500\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/08\/property-development.jpg 750w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/08\/property-development-600x400.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2017\/08\/property-development-300x200.jpg 300w\" sizes=\"auto, (max-width: 750px) 100vw, 750px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"1-the-idealism-vs-reality-gap\">1. The idealism vs. reality gap<\/span><\/h2>\n<p>In theory, TODs are an urban planner\u2019s dream, promising to tackle a number of urban challenges at once: traffic congestion, housing affordability, and suburban sprawl.<\/p>\n<p>However, what looks great on paper doesn\u2019t always translate well into real-world execution.<\/p>\n<p>In the actual property market, buyers and tenants often have different priorities.<\/p>\n<p>While TODs are designed to attract people who prefer a car-free lifestyle, the reality is that many Australians still value the flexibility and convenience that comes with owning a car.<\/p>\n<p>Despite increasing public transport usage, the cultural preference for spacious homes with garages remains strong, particularly among families.<\/p>\n<h2><span class=\"toc_link\" id=\"2-tods-are-often-mismatched-with-market-demand\">2. TODs are often mismatched with market demand<\/span><\/h2>\n<p>One of the biggest challenges TODs face is that they often fail to align with the demands of the property market.<\/p>\n<p>Planners may focus on building apartments near train stations, assuming that proximity to public transport will attract buyers or renters. <!-- <div class=\"adplugg-tag\" data-adplugg-zone=\"andrew_wilson_wr_body_\"><\/div> -->\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/p>\n<p>However, the target demographic that planners envision\u2014young professionals, downsizers, or eco-conscious millennials\u2014may not be as eager to commit to these developments as expected.<\/p>\n<p>For one, families with children, who make up a significant portion of the property market, usually prefer homes with more space, access to parks, and safe streets over the convenience of a nearby train station.<\/p>\n<p>TODs tend to attract single professionals or couples without children, which limits their market appeal.<\/p>\n<p>This mismatch between what planners envision and what the market desires will likely result in sluggish sales and high vacancy rates.<\/p>\n<h2><span class=\"toc_link\" id=\"3-pricing-and-affordability-issues\">3. Pricing and affordability issues<\/span><\/h2>\n<p>Another factor that hampers the popularity of TODs is pricing.<\/p>\n<p>Ironically, developments built with the aim of enhancing affordability often end up being priced at a premium.<\/p>\n<p>If you think about it, the cost of land around transit hubs is typically high, and the added expenses associated with creating mixed-use developments, green spaces, and public amenities need to be paid by somebody \u2013 usually the eventual purchaser.<\/p>\n<p>Without meaningful government subsidies or incentives, TODs will not be able to deliver affordable housing and risk becoming another form of exclusive, high-end housing.<\/p>\n<h2><span class=\"toc_link\" id=\"4-the-complexity-of-mixed-use-development\">4. The complexity of mixed-use development<\/span><\/h2>\n<p>Transit-Oriented Developments are more than just residential complexes; they are supposed to be vibrant, mixed-use communities that include shops, offices, and public spaces.<\/p>\n<p>However, integrating these different elements is easier said than done. Inflexible planning regulations and red tape<\/span><\/h2>\n<p>While there is no shortage of enthusiasm from local councils and state governments for TODs, turning these plans into reality often involves navigating a maze of bureaucratic red tape.<\/p>\n<p>Stringent zoning laws, protracted approval processes, and community opposition can delay projects for years, making them costly and time-consuming to bring to market.<\/p>\n<p>Developers may also be deterred by the additional requirements that often come with TOD projects, such as incorporating public spaces, affordable housing components, and sustainable design features.<\/p>\n<p>These requirements, while noble in intent, can add significant costs and complexity, making these projects less appealing from a profitability standpoint.<\/p>\n<h2><span class=\"toc_link\" id=\"6-are-australians-ready-to-embrace-high-density-living\">6. Tax breaks, grants, or reduced approval timelines could help offset the higher costs associated with these projects. They are already doing this for Build To Rent complexes.<\/li>\n<\/ol>\n<ol start=\"2\">\n<li><strong>Flexibility in Zoning:<\/strong> To make TODs more viable for developers, governments need to streamline approval processes and allow greater flexibility in zoning regulations.
