data-end=\"569\"><span class=\"toc_link\" id=\"investors-are-outpacing-owner-occupiersby-a-lot\">Investors are outpacing owner-occupiers\u2014by a lot<\/span><\/h2>\n<p>The latest <a href=\"https:\/\/money.com.au\/\" target=\"_blank\" rel=\"noopener\">Money.com.au<\/a> Mortgage Insights Report reveals that in 2024, investor loans surged by 22% year-on-year, while owner-occupier loans grew by just 6% .<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-188052 img-responsive\" more than three times faster growth for investors.<\/p>\n<p>According to <a href=\"https:\/\/www.money.com.au\/\" target=\"_blank\" rel=\"noopener\">Money.com.au<\/a>\u2019s Property Expert, Mansour Soltani, investors are leveraging rising home equity to expand their portfolios:<\/p>\n<blockquote><p>\u201cWith vacancy rates across capital cities at record lows, rental demand showing no signs of easing, and population growth continuing, we\u2019re likely to see the investor market pull even further ahead in 2025 as market conditions shift in a downwards rate cycle.\u201d<\/p><\/blockquote>\n<p>\u200bIn short, the fundamentals are stacked in favour of investors:<\/p>\n<ul data-start=\"1431\" data-end=\"1715\">\n<li data-start=\"1431\" data-end=\"1528\">Low vacancy rates mean rents are rising, making property investment even more attractive.<\/li>\n<li data-start=\"1529\" data-end=\"1626\">Falling interest rates (with the first cut already here) will improve borrowing capacity.<\/li>\n<li data-start=\"1627\" data-end=\"1715\">Existing homeowners have more equity, giving them a financial edge to buy again.<\/li>\n<\/ul>\n<p data-start=\"1717\" data-end=\"1873\">And the numbers prove it\u2014192,843 investor loans were settled in 2024, up by 34,234 from the previous year.<\/p>\n<h2 data-start=\"1717\" data-end=\"1873\"><span class=\"toc_link\" id=\"victoria-the-homebuyer-sweet-spot\">Victoria: the homebuyer sweet spot<\/span><\/h2>\n<p>While investors dominate, homebuyers are still active, particularly in Victoria.<\/p>\n<p>According to the report:<\/p>\n<ul>\n<li data-start=\"2031\" data-end=\"2162\">Victoria led the nation in owner-occupier loan growth, up 10% year-on-year.<\/li>\n<li data-start=\"2163\" data-end=\"2331\">The average loan size in Victoria is $615,175\u2014rising just 2% annually, compared to 16% in WA and 13% in QLD.<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-188053 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/02\/Annual-growth-in-annual-new-loan-numbers.jpg\" alt=\"Annual Growth In Annual New Loan Numbers\" width=\"693\" height=\"551\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/02\/Annual-growth-in-annual-new-loan-numbers.jpg said that this is happening because of affordability.<\/p>\n<p>He further explained:<\/p>\n<blockquote><p>\"Property prices have stayed relatively steady in Victoria compared to other states, so it\u2019s one of the best-value markets in the country right now.<\/p>\n<p>Homebuyers have a rare window to buy something at a more affordable price and in a better location than they would in Queensland, for example.\"<\/p><\/blockquote>\n<p>But this won\u2019t last forever.<\/p>\n<p>If rate cuts continue and demand increases, prices in Victoria could surge, making today\u2019s opportunities much harder to find.<\/p>\n<h2 data-start=\"1717\" data-end=\"1873\"><span class=\"toc_link\" id=\"queensland-is-now-australias-no-2-investor-market\">Queensland is now Australia\u2019s No. 2 investor market<\/span><\/h2>\n<p>For the first time ever, Queensland has overtaken Victoria as Australia\u2019s second-largest investor market.<\/p>\n<p>Data from the report shows that QLD accounted for 23.8% of all investor loans, surpassing Victoria\u2019s 22.1%.<\/p>\n<p>Furthermore, investor loan numbers in QLD hit 45,872, compared to 42,567 in VIC.<\/p>\n<p>Soltani attributes this to affordability and strong rental demand:<\/p>\n<blockquote><p>\u201cQueensland has become an investment hotspot thanks to interstate migration, relative affordability, and attractive rental yields.\" <div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/p><\/blockquote>\n<p>Meanwhile, Western Australia and the Northern Territory are seeing the fastest growth:<\/p>\n<ul>\n<li data-start=\"3729\" data-end=\"3829\">Investor loans surged 35% in WA and 40% in NT.<\/li>\n<li data-start=\"3830\" data-end=\"3939\">Although NT still accounts for just 1% of all investor loans, its rapid growth signals rising demand.<\/li>\n<\/ul>\n<h2><span class=\"toc_link\" id=\"first-home-buyers-a-market-waiting-to-rebound\">First-Home Buyers: a market waiting to rebound<\/span><\/h2>\n<p>First-home buyer (FHB) loans increased 6% in 2024, but growth slowed at the end of the year, with Q4 seeing 1.3% fewer loans settled than in Q4 2023.<\/p>\n<p>Soltani said:<\/p>\n<blockquote><p>\u201cWe\u2019ve had our first rate cut in nearly five years, and more are expected in 2025, which will boost borrowing power.<\/p>\n<p>On top of that, government incentives are at an all-time high, and potential changes to serviceability rules around student loans could provide even more relief for first-home buyers.\"<\/p><\/blockquote>\n<p data-start=\"4738\" data-end=\"4781\">A few key factors could boost FHB demand:<\/p>\n<ul data-start=\"4783\" data-end=\"5255\">\n<li data-start=\"4783\" data-end=\"4923\">Interest rate cuts \u2013 The RBA has already reduced rates, and more are expected in 2025.<\/li>\n<li data-start=\"4924\" data-end=\"5089\">Government incentives \u2013 First-home buyer assistance is stronger than ever, making entry into the market easier.<\/li>\n<li data-start=\"5090\" data-end=\"5255\">The Bank of Mum and Dad \u2013 With home equity rising, parents are in a better position to help their children buy.<\/li>\n<\/ul>\n<p>According to the report, the only states where FHB activity grew in Q4 were Queensland (+6%) and the Northern Territory (+2%).<\/p>\n<p>Other states saw small declines.<\/p>\n<h2><span class=\"toc_link\" id=\"refinancing-is-backand-its-just-the-beginning\">Refinancing is back\u2014and it's just the beginning<\/span><\/h2>\n<p>The report also highlights an interesting shift: refinancing, which had been slowing, picked up again in late 2024.<\/p>\n<p>Data shows that in Q4 2024, 161,276 loans were refinanced, a 9% increase from the previous year.<\/p>\n<p>In fact, internal refinancing surged 15%, showing that many borrowers are renegotiating with their existing lenders rather than switching banks.<\/p>\n<p>Meanwhile, external refinancing, while still down 21% year-on-year, is showing signs of recovery after a tough 2023.<\/p>\n<h2><span class=\"toc_link\" id=\"the-bottom-line\">The bottom line<\/span><\/h2>\n<p>Right now, investors are leading the market, and 2025 is likely to see them pull even further ahead.<\/p>\n<p>Victoria remains a sweet spot for homebuyers, but Queensland has solidified itself as the go-to state for property investors.<\/p>\n<p>First-home buyers could see their fortunes shift this year, and refinancing is set to return in full force.<\/p>\n<p>So the real question is, how are you positioning
