ordinary Aussies.<\/p>\n<p>I certainly advocate for renters having a safe, secure home to live in, but the unintended consequence of these measures will be that there will be fewer investors in the market meaning there will be fewer properties for rent.<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-125632 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly-800x534.jpg\" alt=\"Happy Family With Two Kids Moving Into Their New Home Sitting\" width=\"800\" height=\"534\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly-800x534.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly-600x400.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly-1038x692.jpg 1038w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly-1160x774.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2018\/11\/tenant-familly.jpg 1600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a><\/p>\n<h2 data-start=\"1310\" data-end=\"1335\"><span class=\"toc_link\" id=\"the-landlords-lament\">The Landlord's Lament<\/span><\/h2>\n<p data-start=\"1337\" data-end=\"1859\">From the perspective of property investors and landlords, these reforms are seen as yet another regulatory burden that tips the balance too far in favour of tenants.<!-- BODY -->\r\n<!-- \/21854739906\/PMAll \r\n<div class='gam-all googlead' id='div-gpt-ad-1591955561642-0' style='width: 320px; height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591955561642-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_management_body_\"><\/div><\/p>\n<p>The inability to evict tenants without specific grounds is particularly troubling for many, as it seemingly diminishes their control over their own property.<\/p>\n<p>This comes on top of the many other regulatory changes the Victorian government has introduced to the rental markets over the last couple of years as well as increasing the burdan on property investors by increasing their land tax.<\/p>\n<p>This has led to growing discomfort and a noticeable trend: many investors are choosing to sell up rather than navigate the murky waters of the new regulatory environment.<\/p>\n<p>Based on bonds data, we have lost over 22,000 rental properties last year<\/p>\n<p>This exodus is not without consequence.<\/p>\n<p>As more landlords withdraw from the market, the remaining rental properties become scarcer.<\/p>\n<p>It's basic economics\u2014when supply decreases, and demand remains steady or increases, prices go up. In this case, that means rental prices.<\/p>\n<h2 data-start=\"2132\" data-end=\"2160\"><span class=\"toc_link\" id=\"the-bigger-picture\">The Bigger Picture<\/span><\/h2>\n<p data-start=\"2612\" data-end=\"3028\">The overarching goal of these reforms is to provide more security for tenants, who are a significant and growing portion of the electorate.<\/p>\n<p>However, the approach taken seems to have stirred up a rather unintended side effect\u2014a reduction in rental property availability, which is I said will lead to higher rental prices, which would ultimately disadvantage the very tenants these laws aim to protect.<\/p>\n<h2><span class=\"toc_link\" id=\"a-silver-lining-for-some\">A Silver Lining for Some<\/span><\/h2>\n<p data-start=\"2162\" data-end=\"2586\">However, it's not all doom and gloom.<\/p>\n<p>For those investors with a long-term perspective, there's a silver lining.<\/p>\n<p>Those who choose to hold onto their rental properties in Victoria might find themselves in a favourable position, benefiting from higher rents due to the reduced availability of rental accommodations.<\/p>\n<p>This could lead to a stronger rental yield, albeit in a market that's less fluid and more regulated.<\/p>\n<h2 data-start=\"2588\" data-end=\"2610\"><span class=\"toc_link\" id=\"in-conclusion\">In Conclusion<\/span><\/h2>\n<p data-start=\"3049\" data-end=\"3417\">Victoria's rental reforms represent a significant shift toward tenant rights, setting a precedent that could influence future housing policies nationwide.<\/p>\n<p>As these new laws begin to take effect in November, the real impacts will become clearer.<\/p>\n<p>Will the benefits of increased tenant security outweigh the costs of discouraged investment and a potential decrease in rental stock?<\/p>\n<p>Only time will tell.<\/p>\n\r\n<!-- \/21854739906\/PMDiff \r\n<div class='gam-diff googlead' id='div-gpt-ad-1591955248601-0'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591955248601-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_management_desktop_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_management_mobile_\"><\/div>\n","protected":false},"excerpt":{"rendered":"<p>In the world of property investment, the winds of change have brought with them a set of rental reforms in Victoria that have sparked a heated debate across the state.
