{"id":188412,"date":"2025-05-09T15:30:23","date_gmt":"2025-05-09T05:30:23","guid":{"rendered":"https:\/\/propertyupdate.com.au\/?p=188412"},"modified":"2025-05-08T08:47:16","modified_gmt":"2025-05-07T22:47:16","slug":"australias-housing-shortage-continues-new-housing-supply-falls-short-by-62000-homes-in-2024","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/australias-housing-shortage-continues-new-housing-supply-falls-short-by-62000-homes-in-2024\/","title":{"rendered":"Australia\u2019s Housing Shortage Continues: New housing supply falls short by 62,000 homes in 2024"},"content":{"rendered":"<p data-start=\"83\" data-end=\"414\">Australia is in the midst of a housing crisis, and the numbers don\u2019t lie, our housing supply simply isn\u2019t keeping up with our booming population.<\/p>\n<p data-start=\"83\" data-end=\"414\">Over the 2024 financial year, we built 62,000 fewer homes than we needed, according to PropTrack.<\/p>\n<p data-start=\"83\" data-end=\"414\">And while that\u2019s an improvement from the previous year\u2019s 110,000-home shortfall, it\u2019s hardly cause for celebration.<\/p>\n<p data-start=\"416\" data-end=\"719\">You see...the improvement wasn\u2019t due to a surge in construction but rather a slowdown in population growth.<\/p>\n<p data-start=\"416\" data-end=\"719\">And that\u2019s a problem because approvals for new homes remain weak, meaning we\u2019re not building anywhere near what\u2019s required to fill the gaps of the past few years, let alone future demand.<\/p>\n<p data-start=\"721\" data-end=\"801\">So, what does this mean for investors, homebuyers, and renters?<\/p>\n<h2 data-start=\"721\" data-end=\"801\"><span class=\"toc_link\" id=\"were-building-but-not-fast-enough\">We\u2019re building, but not fast enough<\/span><\/h2>\n<p>According to PropTrack's data, over the year ending June 2024, Australia\u2019s population grew by 552,000 people, a drop from the previous year\u2019s 638,400.<\/p>\n<p><a href=\"https:\/\/www.realestate.com.au\/news\/author\/anne.flaherty\/\" target=\"_blank\" rel=\"noopener\">Anne Flaherty<\/a>, Senior Economist at PropTrack said that \"even with this slowdown, we only built 72% of the homes needed to keep up, and that\u2019s a nationwide average.\"<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-188414 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/03\/Percentage-shortfall-in-the-number-of-new-homes-completed-to-accomodate-pop-growth-800x578.jpg\" alt=\"Percentage Shortfall In The Number Of New Homes Completed To Accomodate Pop Growth\" width=\"800\" height=\"578\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/03\/Percentage-shortfall-in-the-number-of-new-homes-completed-to-accomodate-pop-growth-800x578.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/03\/Percentage-shortfall-in-the-number-of-new-homes-completed-to-accomodate-pop-growth-300x217.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/03\/Percentage-shortfall-in-the-number-of-new-homes-completed-to-accomodate-pop-growth-600x434.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/03\/Percentage-shortfall-in-the-number-of-new-homes-completed-to-accomodate-pop-growth.jpg 841w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>In fact, in some states, the situation is far worse:<\/p>\n<ul data-start=\"1142\" data-end=\"1674\">\n<li data-start=\"1142\" data-end=\"1340\">Western Australia is the worst hit, with only 48% of the necessary new homes completed. That\u2019s an improvement from last year\u2019s 36%, but it\u2019s still less than half the required amount.<\/li>\n<li data-start=\"1341\" data-end=\"1467\">Queensland and the Northern Territory also struggled, building just 61% and 56% of the homes needed, respectively.<\/li>\n<li data-start=\"1468\" data-end=\"1568\">New South Wales and Victoria fared better, with 74% and 82% of the required homes built.<\/li>\n<li data-start=\"1569\" data-end=\"1674\">Tasmania and the ACT? No problems there\u2014new construction actually exceeded population growth.<\/li>\n<\/ul>\n<p>She further said:<\/p>\n<blockquote><p>\"With supply falling so far behind, it\u2019s no surprise that property prices in undersupplied markets are skyrocketing, particularly in Perth, which has seen some of the strongest price growth in the country.\"<\/p><\/blockquote>\n<h2><span class=\"toc_link\" id=\"whats-driving-the-housing-shortage\">What\u2019s driving the housing shortage?<\/span><\/h2>\n<p>According to Ms Flaherty, the shortfall is being driven by a combination of factors:<\/p>\n<ol data-start=\"2006\" data-end=\"2752\">\n<li data-start=\"2006\" data-end=\"2196\">Not Enough Approvals \u2013 Even though governments talk about boosting supply, dwelling approvals remain sluggish. The pipeline of new homes isn\u2019t strong enough to catch up with demand. <div class=\"adplugg-tag\" data-adplugg-zone=\"scoreapp_body_\"><\/div><\/li>\n<li data-start=\"2197\" data-end=\"2404\">Labour and Material Shortages \u2013 The construction industry is still battling rising costs, supply chain disruptions, and a shortage of skilled workers, making it difficult to ramp up development.<\/li>\n<li data-start=\"2405\" data-end=\"2605\">Demolitions Eat Into Supply \u2013 It\u2019s not just about how many homes we build\u2014around 10% of existing homes are demolished each year, meaning we need even more construction just to stay level.<\/li>\n<li data-start=\"2606\" data-end=\"2752\">High Interest Rates \u2013 Elevated borrowing costs have made it harder for developers to fund new projects, causing delays and cancellations.<\/li>\n<\/ol>\n<h2><span class=\"toc_link\" id=\"what-this-means-for-investors\">What this means for investors<\/span><\/h2>\n<p data-start=\"2799\" data-end=\"2914\">For property investors, this ongoing undersupply is a massive tailwind for capital growth and rental returns:<\/p>\n<ul data-start=\"2916\" data-end=\"3533\">\n<li data-start=\"2916\" data-end=\"3124\">Rents will continue to rise \u2013 With demand outpacing supply, rental vacancies are at record lows, and tenants are struggling to find homes. This puts upward pressure on rents, benefiting landlords.<\/li>\n<li data-start=\"3125\" data-end=\"3356\">Property prices will keep climbing \u2013 In markets where supply is tight (like WA and Queensland), competition among buyers is fierce, pushing prices higher. If you own property in these areas, you\u2019re in a strong position.<\/li>\n<li data-start=\"3357\" data-end=\"3533\">New builds remain lucrative but challenging \u2013 Developers will benefit from high demand, but cost pressures and slow approvals mean projects take longer to complete<\/li>\n<\/ul>\n<h2><span class=\"toc_link\" id=\"the-bottom-line\">The Bottom Line<\/span><\/h2>\n<p data-start=\"3768\" data-end=\"4096\">Australia\u2019s housing shortage isn\u2019t going away anytime soon.<\/p>\n<p data-start=\"3768\" data-end=\"4096\">While population growth may moderate in the years ahead, we haven\u2019t built enough homes to meet demand, and approvals remain sluggish.<\/p>\n<p data-start=\"3768\" data-end=\"4096\">That means property prices and rents are likely to keep rising, particularly in supply-strained markets like WA and QLD.<\/p>\n<p data-start=\"4098\" data-end=\"4313\">For investors, this presents both challenges and opportunities.<\/p>\n<p data-start=\"4098\" data-end=\"4313\">While affordability concerns may limit some buyers, those who own the right assets in the right locations will continue to see strong returns.<\/p>\n<p data-start=\"4098\" data-end=\"4313\">As I always say, the key is strategic investing and with the right approach, this housing crisis could work in your favour.<\/p>\n<p data-start=\"4098\" data-end=\"4313\"><!-- <div class=\"adplugg-tag\" data-adplugg-zone=\"wealth_retreat_desktop_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"wealth_retreat_mobile_\"><\/div> -->\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_desktop_\"><\/div><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Australia is in the midst of a housing crisis, and the numbers don\u2019t lie, our housing supply simply isn\u2019t keeping up with our booming population.
