That means rent costs more than their entire income. <!-- <div class=\"adplugg-tag\" data-adplugg-zone=\"pete_wargent_wr_body_\"><\/div> -->\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/li>\n<li data-start=\"3417\" data-end=\"3496\">Even at $100,000 per year, rent still consumes 48% of income in Sydney.<\/li>\n<li data-start=\"3497\" data-end=\"3603\">Brisbane is nearly as bad, with rents taking up 86% of income for someone on $40,000 per year.<\/li>\n<li data-start=\"3604\" data-end=\"3817\">The Gold Coast is the worst offender, with rents exceeding 116% of income at the $40,000 bracket\u2014meaning it\u2019s essentially impossible for lower-income earners to live there without financial assistance.<\/li>\n<\/ul>\n<p>Even in regional areas, affordability is still a challenge.<\/p>\n<p>In places like Wollongong, the Sunshine Coast, and Newcastle, rent still consumes 40%\u201370% of income for many people.<\/p>\n<p>In other words, it\u2019s not just inner-city professionals feeling the squeeze, rental stress is spreading nationwide.<\/p>\n<h2><span class=\"toc_link\" id=\"why-is-rent-rising-so-rapidly\">Why is rent rising so rapidly?<\/span><\/h2>\n<p>1. <strong data-start=\"4183\" data-end=\"4224\">Lack of social and affordable housing<\/strong><\/p>\n<p data-start=\"4227\" data-end=\"4377\">For decades, Australian governments have underinvested in social housing, instead relying on the private market to provide rental accommodation.<\/p>\n<ul data-start=\"4379\" data-end=\"4577\">\n<li data-start=\"4379\" data-end=\"4481\">In 1982, the federal government spent the equivalent of $164 per person on social housing.<\/li>\n<li data-start=\"4482\" data-end=\"4577\">In 2022, that figure had dropped to just $61 per person, despite population growth.<\/li>\n<\/ul>\n<p>This resulted in a shortfall of at least 940,000 affordable homes, pushing more people into an already strained private rental market.<\/p>\n<p>2. <strong data-start=\"4723\" data-end=\"4775\">Investor-friendly tax policies pushing up prices<\/strong><\/p>\n<p data-start=\"4778\" data-end=\"4918\">The report highlights how Australia\u2019s tax system encourages property speculation rather than providing homes for people who need them:<\/p>\n<ul data-start=\"4920\" data-end=\"5300\">\n<li data-start=\"4920\" data-end=\"5053\">Negative gearing allows investors to deduct rental losses from their taxable income, encouraging them to buy more properties.<\/li>\n<li data-start=\"5054\" data-end=\"5159\">Capital gains tax discounts make property speculation more attractive, driving up prices further.<\/li>\n<li data-start=\"5160\" data-end=\"5300\">In the last decade, these tax breaks have cost taxpayers over $86 billion\u2014money that could have been used to build affordable homes.<\/li>\n<\/ul>\n<p>3. <strong data-start=\"5309\" data-end=\"5361\">Weak renter protections and unchecked rent hikes<\/strong><\/p>\n<p>The report also noted that:<\/p>\n<ul>\n<li data-start=\"5364\" data-end=\"5454\">Unlike many European countries, Australia has no national limit on rent increases.<\/li>\n<li data-start=\"5455\" data-end=\"5522\">Landlords can evict tenants with minimal notice in most states.<\/li>\n<li data-start=\"5523\" data-end=\"5668\">States like Victoria and the ACT have introduced some protections, but many renters still face unfair rent hikes and insecure leases.<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-169856 size-post-fullsize img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope-800x551.jpg\" alt=\"Rental Crisis Hope\" width=\"800\" height=\"551\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope-800x551.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope-300x207.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope-1005x692.jpg 1005w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope-1536x1058.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope-600x413.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/10\/rental-crisis-hope.jpg 2000w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"what-needs-to-change\">What needs to change?<\/span><\/h2>\n<p><strong>1. A National Social Housing Plan<\/strong><\/p>\n<p data-start=\"5751\" data-end=\"5898\">The report calls for an urgent investment in social and affordable housing, proposing a target of 940,000 new social homes over 20 years.<\/p>\n<ul data-start=\"5900\" data-end=\"6185\">\n<li data-start=\"5900\" data-end=\"6052\">Countries like Austria, France, and the Netherlands have successfully kept rents affordable by investing in government-owned rental housing.<\/li>\n<li data-start=\"6053\" data-end=\"6185\">The Australian government must step up and treat housing as essential infrastructure\u2014like roads, hospitals, and schools.<\/li>\n<\/ul>\n<p data-start=\"6187\" data-end=\"6231\"><strong data-start=\"6191\" data-end=\"6229\">2. Phasing Out Investor Tax Breaks<\/strong><\/p>\n<ul data-start=\"6232\" data-end=\"6489\">\n<li data-start=\"6232\" data-end=\"6361\">The report recommends reducing the capital gains tax discount and phasing out negative gearing over a 10-year period.\u00a0This would free up billions in government revenue to fund affordable housing while discouraging speculative investment.<\/li>\n<li data-start=\"6232\" data-end=\"6361\"><strong>Of course I don't agree with thi<\/strong>s, property investors are an essential part of the rental equation because the government is not providing rental housing, however out of fairness I've included this recommendation from the report.<\/li>\n<\/ul>\n<p><strong>3. Stronger rent controls and tenant protections<\/strong><\/p>\n<ul>\n<li data-start=\"6550\" data-end=\"6608\">Limits on rent increases to prevent price gouging.<\/li>\n<li data-start=\"6609\" data-end=\"6687\">Abolition of no-cause evictions, providing renters with more security.<\/li>\n<li data-start=\"6688\" data-end=\"6755\">Minimum rental standards to ensure basic living conditions.<\/li>\n<li data-start=\"6756\" data-end=\"6851\">Independent enforcement of rental laws, so tenants don\u2019t have to fight landlords alone.<\/li>\n<\/ul>\n<h2><span class=\"toc_link\" id=\"final-thoughts\">Final thoughts<\/span><\/h2>\n<p data-start=\"6928\" data-end=\"7103\">The <em data-start=\"6932\" data-end=\"6944\">Priced Out<\/em> report paints a stark picture: Australia\u2019s rental crisis is no longer just a problem for low-income earners, it\u2019s affecting everyday working Australians.<\/p>\n<p data-start=\"7105\" data-end=\"7270\">Without action, an entire generation will be locked out of stable housing, forced to spend unsustainable amounts on rent, or pushed to the outskirts of cities.<\/p>\n<p data-start=\"7272\" data-end=\"7427\">This isn\u2019t just a housing problem, it\u2019s an economic problem.<\/p>\n<p data-start=\"7272\" data-end=\"7427\">High rental costs affect workforce retention, productivity, and social stability.<\/p>\n<p data-start=\"7429\" data-end=\"7622\">If we\u2019re serious about fixing the housing crisis, we need real leadership, bold policy changes, and a commitment to treating housing as a fundamental right.<\/p>\n<p data-start=\"7429\" data-end=\"7622\">\r\n<!-- \/21854739906\/PMDiff \r\n<div class='gam-diff googlead' id='div-gpt-ad-1591955248601-0'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591955248601-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_management_desktop_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_management_mobile_\"><\/div><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Housing affordability has long been an issue in Australia, but a new report makes it clear, we\u2019re in uncharted territory.
