and strategic this resurgence is.<\/p>\n<p class=\"\" data-start=\"603\" data-end=\"795\">We\u2019re not just seeing more investor loans; we\u2019re seeing investors target very specific markets, asset types, and growth corridors.<\/p>\n<p class=\"\" data-start=\"603\" data-end=\"795\">And as always, the smart money follows fundamentals, not fear.<\/p>\n<h2 data-start=\"603\" data-end=\"795\"><span class=\"toc_link\" id=\"the-big-picture-investors-are-back-in-force\">The big picture: investors are back in force<\/span><\/h2>\n<p class=\"\" data-start=\"847\" data-end=\"1027\">Over the past year, investor loans jumped 22% nationally, with 192,843 new loans issued.<\/p>\n<p class=\"\" data-start=\"847\" data-end=\"1027\">That\u2019s more than triple the growth rate of owner-occupier loans, which edged up by just 6%.<\/p>\n<p data-start=\"847\" data-end=\"1027\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize data-start=\"1029\" data-end=\"1251\">According to the report, projections suggest we could see over 234,000 investor loans issued in 2025.<\/p>\n<p class=\"\" data-start=\"1029\" data-end=\"1251\">That\u2019s a massive number and it tells us that, despite higher interest rates, tighter serviceability, and economic noise, investors are confident.<\/p>\n<p class=\"\" data-start=\"1253\" data-end=\"1384\">Why?<\/p>\n<p class=\"\" data-start=\"1253\" data-end=\"1384\">Because they\u2019re looking through the short-term noise to the long-term opportunity.<\/p>\n<p class=\"\" data-start=\"1253\" data-end=\"1384\">This is textbook countercyclical investing.<\/p>\n<h2 data-start=\"1253\" data-end=\"1384\"><span class=\"toc_link\" id=\"nsw-record-investor-activity-and-a-shift-toward-new-builds\">NSW: Record investor activity, and a shift toward new builds<\/span><\/h2>\n<p class=\"\" data-start=\"1452\" data-end=\"1648\">Data from the report show that New South Wales is leading the charge, recording the highest share of investor loans in the country\u201441.7% of all new loans in the state last year.<\/p>\n<p class=\"\" data-start=\"1452\" data-end=\"1648\">That\u2019s up from just under 30% at the end of 2020.<\/p>\n<p class=\"\" data-start=\"1650\" data-end=\"1945\">Interestingly, the sharpest growth has come from investor loans for newly built properties, which soared 34% year-on-year.<\/p>\n<p data-start=\"1650\" data-end=\"1945\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-188509 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/03\/Annual-growth-in-investor-loans.jpg\" alt=\"Annual Growth In Investor Loans\" width=\"692\" data-start=\"1650\" data-end=\"1945\">These also had the highest average loan size in the state\u2014$872,306 compared to $827,099 for established homes\u2014reflecting rising build costs, but also investor appetite.<\/p>\n<p data-start=\"1650\" data-end=\"1945\">According to Money.com.au\u2019s Property Expert Mansour Soltani, NSW investors are increasingly drawn to new estates in regional corridors\u2014areas offering better bang for the buck.<\/p>\n<p data-start=\"1650\" data-end=\"1945\">He said:<\/p>\n<blockquote>\n<p class=\"\" data-start=\"2122\" data-end=\"2304\">\u201cWe\u2019re seeing more housing density in regional areas outside Sydney, where new estates are offering strong opportunities for investors who want to avoid overcapitalising.<\/p>\n<p class=\"\" data-start=\"2309\" data-end=\"2448\">At the same time, a significant number of first-home buyers are also opting for these developments as part of their rentvesting strategy.\u201d<\/p>\n<\/blockquote>\n<p data-start=\"2309\" data-end=\"2448\">This aligns with what we're seeing on the ground: demand for quality new housing in regional growth nodes is rising\u2014both from investors and rentvestors chasing affordability and future capital growth.<\/p>\n<h2 data-start=\"2309\" data-end=\"2448\"><span class=\"toc_link\" id=\"victoria-playing-catch-up-but-tax-policies-are-biting\">Victoria: Playing catch-up, but tax policies are biting<\/span><\/h2>\n<p class=\"\" data-start=\"2711\" data-end=\"2902\">For the first time in two years, investor loan growth in Victoria has caught up with owner-occupier lending, with both rising 10% year-on-year.<\/p>\n<p data-start=\"2711\" data-end=\"2902\"><img loading=\"lazy\" existing dwellings increased 9%.<\/p>\n<p class=\"\" data-start=\"2904\" data-end=\"3110\">But loans for new housing among investors dropped by 20%.<\/p>\n<p class=\"\" data-start=\"2904\" data-end=\"3110\">That\u2019s a clear response to Victoria\u2019s harsh tax environment.<\/p>\n<p class=\"\" data-start=\"3112\" data-end=\"3147\">As Mansour Soltani bluntly puts it:<\/p>\n<blockquote data-start=\"3149\" data-end=\"3367\">\n<p class=\"\" data-start=\"3151\" data-end=\"3367\">\u201cVictoria is the most heavily taxed state in the country when it comes to property.<\/p>\n<p class=\"\" data-start=\"3151\" data-end=\"3367\">It has the highest stamp duty of all states, and land taxes on investment properties and second homes are among the most expensive.\u201d<\/p>\n<\/blockquote>\n<p class=\"\" data-start=\"3369\" data-end=\"3543\">These high upfront and holding costs are pushing many investors away to lower-cost states like Queensland and Western Australia.<\/p>\n<p class=\"\" data-start=\"3545\" data-end=\"3659\">Despite its population growth and economic weight, Victoria risks losing investor capital if the policy doesn\u2019t shift.<\/p>\n<h2 data-start=\"3545\" data-end=\"3659\"><span class=\"toc_link\" id=\"queensland-from-lifestyle-hub-to-investor-favourite\">Queensland: From lifestyle hub to investor favourite<\/span><\/h2>\n<p class=\"\" data-start=\"3719\" data-end=\"3910\">Queensland continues to rise as a powerhouse for investors.<!-- BODY -->\r\n<!-- \/21854739906\/BrisbAll \r\n<div class='gam-all googlead' data-end=\"4030\">Investor loans now make up 40% of all new loans in the Sunshine State, nearly <strong data-start=\"3989\" data-end=\"3999\">double<\/strong> what they were four years ago.<\/p>\n<p class=\"\" data-start=\"4032\" data-end=\"4054\">Growth is broad-based:<\/p>\n<ul data-start=\"4055\" data-end=\"4141\">\n<li class=\"\" data-start=\"4055\" data-end=\"4093\">\n<p class=\"\" data-start=\"4057\" data-end=\"4093\">Loans for existing properties up 29%<\/p>\n<\/li>\n<li class=\"\" data-start=\"4094\" data-end=\"4113\">\n<p class=\"\" data-start=\"4096\" data-end=\"4113\">Land loans up 22%<\/p>\n<\/li>\n<li class=\"\" data-start=\"4114\" data-end=\"4141\">\n<p class=\"\" data-start=\"4116\" data-end=\"4141\">Construction loans up 18%<\/p>\n<\/li>\n<\/ul>\n<p><img data-start=\"4143\" data-end=\"4194\">\u201cThe Sunshine State is shedding its lifestyle-only reputation and emerging as a serious hotspot for property investors.<\/p>\n<p data-start=\"4143\" data-end=\"4194\">We\u2019re seeing strong growth in loans for land, construction, and existing homes.\u201d<\/p>\n<\/blockquote>\n<p data-start=\"4143\" data-end=\"4194\">Queensland\u2019s affordability, strong migration, and improving infrastructure make it an attractive market, particularly for interstate investors priced out of Sydney and Melbourne.<\/p>\n<h2 data-start=\"4143\" data-end=\"4194\"><span class=\"toc_link\" id=\"wa-the-underdog-making-serious-moves\">WA: The underdog making serious moves<\/span><\/h2>\n<p class=\"\" data-start=\"4639\" data-end=\"4800\">Western Australia posted the strongest investor loan growth in the country\u2014up 35% year-on-year.<\/p>\n<p class=\"\" data-start=\"4639\" data-end=\"4800\">That\u2019s nearly 60% higher than the peak of the last lending cycle.<\/p>\n<p class=\"\" data-start=\"4802\" data-end=\"4858\">What\u2019s most interesting is the diversity of that growth:<\/p>\n<ul data-start=\"4859\" data-end=\"4926\">\n<li class=\"\" data-start=\"4859\" data-end=\"4878\">\n<p class=\"\" data-start=\"4861\" data-end=\"4878\">Land loans up 64%<\/p>\n<\/li>\n<li class=\"\" data-start=\"4879\" data-end=\"4906\">\n<p class=\"\" data-start=\"4881\" data-end=\"4906\">Construction loans up 54%<\/p>\n<\/li>\n<li class=\"\" data-start=\"4907\" data-end=\"4926\">\n<p class=\"\" data-start=\"4909\" data-end=\"4926\">New builds up 41%<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"4928\" data-end=\"5058\">WA also saw the largest jump in average loan sizes for both owner-occupiers and investors showing rising confidence in the market.<\/p>\n<h2 data-start=\"4928\" data-end=\"5058\"><span class=\"toc_link\" id=\"south-australia-investors-stepping-in-where-owner-occupiers-retreat\">South Australia: Investors stepping in where owner-occupiers retreat<\/span><\/h2>\n<p class=\"\" data-start=\"5379\" data-end=\"5582\">South Australia also saw a strong 22% rise in investor loans, reaching a record 13,685.<\/p>\n<p data-start=\"5379\" data-end=\"5582\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-188513 img-responsive\" affordability constraints\u2014owner-occupiers are hesitating, while investors with stronger borrowing capacity are taking up the slack.<\/p>\n<p class=\"\" data-start=\"5815\" data-end=\"5969\">This is a key sign of how affordability is reshaping the market.
