market in recent years.<\/p>\n<p>While established houses in gentrified inner- and middle-ring suburbs have pulled ahead, many apartments have been stuck in reverse gear.<\/p>\n<p class=\"\" data-start=\"745\" data-end=\"770\">But something\u2019s shifting.<\/p>\n<p class=\"\" data-start=\"772\" data-end=\"1043\">However, new PropTrack data reveals there are still 13 Melbourne suburbs where apartment prices remain <em data-start=\"866\" data-end=\"873\">below<\/em> 2015 levels.<\/p>\n<p class=\"\" data-start=\"772\" data-end=\"1043\"><strong>That\u2019s right, some units are effectively selling at decade-old prices.<\/strong><\/p>\n<p class=\"\" data-start=\"772\" data-end=\"1043\">And yet, ironically, this might not be the \u201cbargain\u201d it appears to be at first glance.<\/p>\n<p class=\"\" data-start=\"1045\" data-end=\"1234\">Let\u2019s unpack what\u2019s happening.<\/p>\n<p class=\"\" data-start=\"1045\" data-end=\"1234\">And why the Allan government\u2019s plan to inject thousands of new apartments into 50 so-called \u201cactivity centres\u201d could be a ticking time bomb for capital growth.<\/p>\n<p data-start=\"1045\" data-end=\"1234\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-122258 img-responsive\" data-end=\"1234\"><span class=\"toc_link\" id=\"where-you-can-still-buy-at-2015-prices\">Where you can still buy at 2015 prices<\/span><\/h2>\n<p class=\"\" data-start=\"1285\" data-end=\"1541\">The numbers don\u2019t lie.<\/p>\n<p class=\"\" data-start=\"1285\" data-end=\"1541\">In Werribee South, the median unit price today is $402,500\u2014over $100,000 <em data-start=\"1385\" data-end=\"1392\">below<\/em> its 2015 median.<\/p>\n<p class=\"\" data-start=\"1285\" data-end=\"1541\">Essendon North, Flemington, Abbotsford, and Prahran are all showing similar declines of 6\u201320% over the past decade.<\/p>\n<p class=\"\" data-start=\"1543\" data-end=\"1608\">That\u2019s a long time for capital growth to stagnate or go backward.<\/p>\n<p class=\"\" data-start=\"1610\" data-end=\"1839\">But here\u2019s what\u2019s interesting: many of these areas had a sharp influx of new developments\u2014particularly investor-grade apartments\u2014in the mid-2010s. <!-- \/21854739906\/sppall \r\n<div id='div-gpt-ad-1642591295372-0' class='gam-all googlead' style='min-width: 320px; min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1642591295372-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"strategic_property_plan_body_\"><\/div><\/p>\n<p class=\"\" data-start=\"1610\" data-end=\"1839\">Think of it as an oversupply hangover that\u2019s lingered longer than anyone expected.<\/p>\n<p class=\"\" data-start=\"1841\" data-end=\"2094\">Yet recently, a few of these suburbs have started to show signs of life.<\/p>\n<p class=\"\" data-start=\"1841\" data-end=\"2094\">Docklands, once the poster child for underperformance, has finally clawed its way back into positive territory.<\/p>\n<p class=\"\" data-start=\"1841\" data-end=\"2094\">Strathmore and Maribyrnong are also showing improvement.<\/p>\n<p class=\"\" data-start=\"2096\" data-end=\"2214\">It seems the worst may be behind us.<\/p>\n<p class=\"\" data-start=\"2096\" data-end=\"2214\">But before investors rush in thinking this is the bottom, there\u2019s a major caveat\u2026<\/p>\n<h2 data-start=\"2096\" data-end=\"2214\"><span class=\"toc_link\" id=\"the-activity-centres-plan-good-intentions-poor-execution\">The \u201cActivity Centres\u201d Plan: good intentions, poor execution?<\/span><\/h2>\n<p class=\"\" data-start=\"2288\" data-end=\"2536\">The Victorian Government\u2019s plan to concentrate on new apartment development around 50 key \u201cactivity centres\u201d is meant to address the housing supply.<\/p>\n<p class=\"\" data-start=\"2288\" data-end=\"2536\">But the danger here is that we\u2019re not just repeating the mistakes of the past\u2014we could be amplifying them.<\/p>\n<p class=\"\" data-start=\"2538\" data-end=\"2731\">These activity centres are likely to become magnets for high-rise, high-density builds, particularly those aimed at affordability rather than liveability.<\/p>\n<p class=\"\" data-start=\"2538\" data-end=\"2731\">And that\u2019s where red flags start waving.<\/p>\n<p class=\"\" data-start=\"2733\" data-end=\"3069\">Commentators rightly point out that zoning issues and bank lending criteria could create financing headaches for first-time homebuyers and investors alike.<\/p>\n<p class=\"\" data-start=\"2733\" data-end=\"3069\">Properties zoned for mixed-use or dense development are often frowned upon by banks\u2014resulting in lower valuations, tougher lending terms, or outright rejections.<\/p>\n<p class=\"\" data-start=\"3071\" data-end=\"3255\">Add in the risk of oversupply, particularly in areas without strong owner-occupier demand or lifestyle appeal, and you\u2019re left with an asset class that may once again underperform.<\/p>\n<h2 data-start=\"3071\" data-end=\"3255\"><span class=\"toc_link\" id=\"why-some-apartments-lose-value-over-time\">Why some apartments lose value over time<\/span><\/h2>\n<p class=\"\" data-start=\"3308\" data-end=\"3457\">There\u2019s a fundamental problem with many of the new units built in the last 10\u201315 years: they\u2019re constructed to a<strong> price point, not a quality standard.<\/strong><\/p>\n<p class=\"\" data-start=\"3459\" data-end=\"3697\">The depreciation on these buildings is real and rapid, particularly for investor-grade stock with low land-to-asset ratios.<\/p>\n<p class=\"\" data-start=\"3459\" data-end=\"3697\">Take note that when the building ages faster than the land appreciates, the overall value stagnates (or declines).<\/p>\n<p class=\"\" data-start=\"3699\" data-end=\"3923\">This is why I always warn investors: <em data-start=\"3736\" data-end=\"3778\">not all properties make good investments<\/em>.<\/p>\n<p class=\"\" data-start=\"3699\" data-end=\"3923\">Especially apartments in large complexes, with high body corporate fees, poor natural light, minimal scarcity, and no real point of difference.<\/p>\n<p class=\"\" data-start=\"3925\" data-end=\"4122\">Remember, you\u2019re not just buying an address\u2014you\u2019re buying a <em data-start=\"3985\" data-end=\"4022\">piece of land with future potential<\/em>.<\/p>\n<p class=\"\" data-start=\"3925\" data-end=\"4122\">With many of these high-density builds, the land component is minimal.<\/p>\n<p class=\"\" data-start=\"3925\" data-end=\"4122\">And that\u2019s a growth killer.<\/p>\n<p data-start=\"3925\" data-end=\"4122\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-166919 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/07\/apartments-800x533.jpg\" alt=\"Apartments\" width=\"800\" height=\"533\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2 data-start=\"3925\" data-end=\"4122\"><span class=\"toc_link\" id=\"so-should-you-buy-units-in-todays-market\">So, should you buy units in today\u2019s market?<\/span><\/h2>\n<p class=\"\" data-start=\"4178\" data-end=\"4217\">That depends entirely on your strategy.<!-- \/21854739906\/sppall \r\n<div id='div-gpt-ad-1642591295372-0' class='gam-all googlead' style='min-width: 320px; min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1642591295372-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"strategic_property_plan_body_\"><\/div><\/p>\n<p class=\"\" data-start=\"4219\" data-end=\"4489\">If you\u2019re a first homebuyer looking for an affordable entry point, there may still be value in established units in blue-chip suburbs with strong fundamentals.<\/p>\n<p class=\"\" data-start=\"4219\" data-end=\"4489\">But steer clear of the newer towers unless you\u2019re getting exceptional value and plan to live there long term.<\/p>\n<p class=\"\" data-start=\"4491\" data-end=\"4719\">If you\u2019re an investor, think twice before chasing a \u201ccheap\u201d apartment just because it\u2019s cheaper than it was in 2015.<\/p>\n<p class=\"\" data-start=\"4491\" data-end=\"4719\">Ask <em data-start=\"4612\" data-end=\"4617\">why<\/em> it\u2019s still cheap.<\/p>\n<p class=\"\" data-start=\"4491\" data-end=\"4719\">If the answer is oversupply or high body corp fees, keep walking.<\/p>\n<p class=\"\" data-start=\"4721\" data-end=\"4784\">That said, the outlook for quality apartments is improving.<\/p>\n<p class=\"\" data-start=\"4786\" data-end=\"5067\">As\u00a0 PropTrack economist <a href=\"https:\/\/www.realestate.com.au\/news\/author\/anne.flaherty\/\" target=\"_blank\" rel=\"noopener\">Anne Flaherty<\/a> points out, it\u2019s becoming increasingly expensive to build new apartments, thanks to soaring construction costs, planning delays, and tighter developer margins.<\/p>\n<p class=\"\" data-start=\"4786\" data-end=\"5067\">That\u2019s likely to constrain future supply, particularly at the affordable end of the market.<\/p>\n<p class=\"\" data-start=\"5069\" data-end=\"5331\">We\u2019re already seeing a shift toward higher-end units.<\/p>\n<p class=\"\" data-start=\"5069\" data-end=\"5331\">Over 50% of the apartments currently listed on realestate.com.au are priced above $1 million.<\/p>\n<p class=\"\" data-start=\"5069\" data-end=\"5331\">That tells you a lot about where developers are heading, and it also creates a vacuum at the more affordable level.<\/p>\n<p class=\"\" data-start=\"5333\" data-end=\"5499\">That vacuum could support price growth in well-located, established apartments, provided they offer the right mix of scarcity, land value, and owner-occupier appeal.<\/p>\n<h2 data-start=\"5333\" data-end=\"5499\"><span class=\"toc_link\" id=\"the-bottom-line\">The bottom line<\/span><\/h2>\n<p class=\"\" data-start=\"5527\" data-end=\"5665\">There\u2019s no denying that some Melbourne apartments are still selling at \u201c2015 prices.\u201d<\/p>\n<p class=\"\" data-start=\"5527\" data-end=\"5665\">But there\u2019s usually a reason they\u2019ve underperformed.<\/p>\n<p class=\"\" data-start=\"5667\" data-end=\"5811\">With more high-density development slated for these new activity centres, we may see history repeat itself, at least in the short-to-medium term.<\/p>\n<p class=\"\" data-start=\"5813\" data-end=\"5985\">My advice?<\/p>\n<p class=\"\" data-start=\"5813\" data-end=\"5985\">Don\u2019t be tempted by price alone.<\/p>\n<p class=\"\" data-start=\"5813\" data-end=\"5985\">Focus on quality over quantity.<\/p>\n<p class=\"\" data-start=\"5813\" data-end=\"5985\">And if you\u2019re investing, think long-term\u2014look for scarcity, strong local demand, and land value.<\/p>\n<p data-start=\"5813\" data-end=\"5985\">\r\n<!-- \/21854739906\/MelbDiff \r\n<div class='gam-diff googlead' id='div-gpt-ad-1591963125912-0'>\r\n  <script>\r\n
