class=\"\" data-start=\"300\" data-end=\"698\">Fast-forward to today and, while inflation has taken a noticeable bite out of our daily budgets, there are still <em data-start=\"598\" data-end=\"604\">some<\/em> parts of Queensland\u2019s property market that look like they\u2019ve missed the last decade entirely.<\/p>\n<p class=\"\" data-start=\"700\" data-end=\"1026\"><a href=\"https:\/\/www.realestate.com.au\/news\/the-qld-suburbs-where-you-can-buy-homes-for-2015-prices\/\" target=\"_blank\" rel=\"noopener\">New data from PropTrack<\/a> reveals a surprising twist: in 16 Queensland suburbs, property prices are now <em data-start=\"802\" data-end=\"811\">cheaper<\/em> than they were in 2015.<\/p>\n<p class=\"\" data-start=\"700\" data-end=\"1026\">And in another 125 suburbs, they\u2019ve risen by $150,000 or less, a modest increase in the context of the significant price growth we\u2019ve seen in other parts of Australia over the past ten years.<\/p>\n<p class=\"\" data-start=\"1028\" data-end=\"1415\">Now, let\u2019s not pretend this is the norm.<\/p>\n<p class=\"\" data-start=\"1028\" data-end=\"1415\">In much of Brisbane and across the state, property values have risen sharply since 2015, driven by population growth, infrastructure upgrades, and lifestyle migration.<\/p>\n<p class=\"\" data-start=\"1028\" data-end=\"1415\">But these outliers are worth examining, not necessarily as hot investment spots, but as a lesson in market dynamics and the long-term importance of supply and demand fundamentals.<\/p>\n<p data-start=\"1028\" data-end=\"1415\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-112692 img-responsive\" Greater Brisbane, the suburb of <strong data-start=\"1523\" data-end=\"1535\">Brassall<\/strong> in Ipswich stands out as the only one where property prices have actually dropped over the past decade.<\/p>\n<p class=\"\" data-start=\"1488\" data-end=\"1760\">Units here now have a median price of $160,654.<\/p>\n<p class=\"\" data-start=\"1488\" data-end=\"1760\">That\u2019s cheaper than a new dual-cab ute and far below the city\u2019s average.<\/p>\n<p class=\"\" data-start=\"1762\" data-end=\"2101\">And even in some of the more inner-city suburbs, <strong data-start=\"1810\" data-end=\"1855\">Bowen Hills, Milton, and Fortitude Valley, <\/strong>median unit prices have crept up by less than $50,000 in ten years. <!-- \/21854739906\/sppall \r\n<div id='div-gpt-ad-1642591295372-0' class='gam-all googlead' style='min-width: 320px; min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { data-start=\"1762\" data-end=\"2101\">These are areas that were once flooded with investor-targeted apartments, and while that oversupply kept prices flat for a while, that\u2019s unlikely to be the story moving forward.<\/p>\n<p class=\"\" data-start=\"2103\" data-end=\"2544\">Why?<\/p>\n<p class=\"\" data-start=\"2103\" data-end=\"2544\">Because, as PropTrack economist <a href=\"https:\/\/www.realestate.com.au\/news\/author\/anne.flaherty\/\" target=\"_blank\" rel=\"noopener\">Anne Flaherty<\/a> rightly points out, the economics of apartment development have fundamentally changed.<\/p>\n<p class=\"\" data-start=\"2103\" data-end=\"2544\">Construction costs are soaring, and developers aren\u2019t rushing to build affordable units anymore.<\/p>\n<p class=\"\" data-start=\"2103\" data-end=\"2544\">Most new builds are targeting the premium end of the market, often priced north of $1 million.<\/p>\n<p class=\"\" data-start=\"2103\" data-end=\"2544\">So, the surplus we saw a decade ago is now turning into a scarcity, particularly for affordable apartment stock.<\/p>\n<h2 data-start=\"2103\" data-end=\"2544\"><span class=\"toc_link\" id=\"house-prices-holding-steady-in-logans-park-ridge\">House prices holding steady in Logan\u2019s Park Ridge<\/span><\/h2>\n<p class=\"\" data-start=\"2610\" data-end=\"2880\">Interestingly, one of the only suburbs in Greater Brisbane where house prices have remained relatively stable is <strong data-start=\"2723\" data-end=\"2737\">Park Ridge<\/strong>, in Logan.<\/p>\n<p class=\"\" data-start=\"2610\" data-end=\"2880\">Ten years ago, this was predominantly an acreage suburb.<\/p>\n<p class=\"\" data-start=\"2610\" data-end=\"2880\">Today, it\u2019s transformed into a hub of new housing estates on smaller lots.<\/p>\n<p class=\"\" data-start=\"2882\" data-end=\"3026\">The median house price in Park Ridge is now $753,500\u2014up only $133,500 from 2015.<\/p>\n<p class=\"\" data-start=\"2882\" data-end=\"3026\">That's moderate growth compared to the broader Brisbane market.<\/p>\n<p class=\"\" data-start=\"3028\" data-end=\"3361\">Why the stability?<\/p>\n<p class=\"\" data-start=\"3028\" data-end=\"3361\">It's partly due to the change in housing types.<\/p>\n<p class=\"\" data-start=\"3028\" data-end=\"3361\">Developers have subdivided the larger blocks into smaller parcels, introducing more affordable housing options and diversifying the demographic base.<\/p>\n<p class=\"\" data-start=\"3028\" data-end=\"3361\">In other words, supply met demand, and in doing so, kept a lid on runaway price growth.<\/p>\n<h2 data-start=\"3028\" data-end=\"3361\"><span class=\"toc_link\" id=\"beyond-brisbane-where-prices-have-actually-fallen\">Beyond Brisbane: where prices have actually fallen<\/span><\/h2>\n<p class=\"\" data-start=\"3428\" data-end=\"3535\">And it\u2019s not just Brisbane.<\/p>\n<p class=\"\" data-start=\"3428\" data-end=\"3535\">Across regional Queensland, there are suburbs where prices have gone backwards:<\/p>\n<ul data-start=\"3537\" data-end=\"3775\">\n<li class=\"\" data-start=\"3537\" data-end=\"3577\">\n<p class=\"\" data-start=\"3539\" data-end=\"3577\"><strong data-start=\"3539\" data-end=\"3554\">East Mackay<\/strong> units: down $155,000<\/p>\n<\/li>\n<li class=\"\" data-start=\"3578\" data-end=\"3623\">\n<p class=\"\" data-start=\"3580\" data-end=\"3623\"><strong data-start=\"3580\" data-end=\"3600\">South Townsville<\/strong> units: down $125,000<\/p>\n<\/li>\n<li class=\"\" data-start=\"3624\" data-end=\"3670\">\n<p class=\"\" data-start=\"3626\" data-end=\"3670\"><strong data-start=\"3626\" data-end=\"3647\">Gladstone Central<\/strong> units: down $125,000<\/p>\n<\/li>\n<li class=\"\" data-start=\"3671\" data-end=\"3716\">\n<p class=\"\" data-start=\"3673\" data-end=\"3716\"><strong data-start=\"3673\" data-end=\"3692\">Sunset (Mt Isa)<\/strong> houses: down $102,000<\/p>\n<\/li>\n<li class=\"\" data-start=\"3717\" data-end=\"3775\">\n<p class=\"\" data-start=\"3719\" data-end=\"3775\"><strong data-start=\"3719\" data-end=\"3735\">Happy Valley<\/strong> and <strong data-start=\"3740\" data-end=\"3752\">Townview<\/strong>: also showing declines<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"3777\" data-end=\"4116\">These areas tell a different story.<\/p>\n<p class=\"\" data-start=\"3777\" data-end=\"4116\">One of oversupply, economic volatility, and limited demand drivers.<\/p>\n<p class=\"\" data-start=\"3777\" data-end=\"4116\">They serve as a reminder that not all markets rise equally or sustainably.<\/p>\n<p class=\"\" data-start=\"3777\" data-end=\"4116\">Many of these regions are heavily reliant on single industries (like mining), and without diversification, their property markets remain vulnerable to downturns.<\/p>\n<p data-start=\"3777\" data-end=\"4116\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-123612 img-responsive\" data-end=\"4222\">So what should investors take from this?<\/p>\n<p class=\"\" data-start=\"4224\" data-end=\"4420\">Well, first, don\u2019t assume past performance equals future potential.<\/p>\n<p class=\"\" data-start=\"4224\" data-end=\"4420\">Some of these areas may <em data-start=\"4316\" data-end=\"4322\">look<\/em> cheap, but they could stay that way for a long time unless significant demand-side factors shift.<\/p>\n<p class=\"\" data-start=\"4422\" data-end=\"4711\">Second, these examples underscore the importance of <strong data-start=\"4474\" data-end=\"4501\">supply-side constraints<\/strong> in driving long-term capital growth.<\/p>\n<p class=\"\" data-start=\"4422\" data-end=\"4711\">When you flood a market with uniform dwellings\u2014like we saw in inner Brisbane\u2019s apartment belt or Gladstone during the mining boom\u2014the lack of scarcity hampers price growth.<\/p>\n<p class=\"\" data-start=\"4713\" data-end=\"5123\">Third, with affordability becoming a growing issue in our major capital cities, these \"forgotten\" suburbs might see renewed interest in the years ahead, particularly if infrastructure improves or migration patterns shift again.<\/p>\n<p class=\"\" data-start=\"4713\" data-end=\"5123\">But any potential upside would depend on more than just price.<\/p>\n<p class=\"\" data-start=\"4713\" data-end=\"5123\">Investors should look closely at employment drivers, demographic trends, and infrastructure pipelines before jumping in.<\/p>\n<h2 data-start=\"4713\" data-end=\"5123\"><span class=\"toc_link\" id=\"final-thoughts\">Final thoughts<\/span><\/h2>\n<p class=\"\" data-start=\"5154\" data-end=\"5319\">While it's interesting to see that you can still buy property in some Queensland suburbs at near-2015 prices, that doesn\u2019t automatically make them a good investment.<\/p>\n<p class=\"\" data-start=\"5321\" data-end=\"5364\">As I always say, these markets are often cheap for a reason.<\/p>\n<p class=\"\" data-start=\"5366\" data-end=\"5574\">That said, in a country facing a chronic housing shortage, and with construction economics now favouring high-end development, the pendulum is likely to swing back toward undersupplied, more affordable stock.<\/p>\n<p class=\"\" data-start=\"5576\" data-end=\"5696\">And the best opportunities will go to those who understand where <strong data-start=\"5641\" data-end=\"5662\">demand is heading<\/strong>, not just where prices have been.<\/p>\n<p data-start=\"5576\" data-end=\"5696\"><!-- BODY -->\r\n<!--
