are adjusting their behaviour<\/strong>.<\/p>\n<p class=\"\" data-start=\"2183\" data-end=\"2501\">We\u2019re seeing more people opting for shared accommodation, or moving back in with family to save money.<\/p>\n<p class=\"\" data-start=\"2183\" data-end=\"2501\">In some cases, entire families are relocating out of Sydney altogether\u2014often to Queensland\u2014seeking more affordable living conditions and a better quality of life.<\/p>\n<p class=\"\" data-start=\"2503\" data-end=\"2582\">That change in demand dynamics, even if subtle, takes some pressure off prices.<\/p>\n<h2 data-start=\"2503\" data-end=\"2582\"><span class=\"toc_link\" id=\"is-this-the-start-of-a-broader-rental-downturn\">Is this the start of a broader rental downturn?<\/span><\/h2>\n<p class=\"\" data-start=\"2637\" data-end=\"2653\">No that's not likely.<\/p>\n<p class=\"\" data-start=\"2655\" data-end=\"2906\">Sure, rents have flattened or declined in some areas, but let\u2019s keep this in perspective.<\/p>\n<p class=\"\" data-start=\"2655\" data-end=\"2906\">Rents surged so rapidly over the past couple of years, that some areas saw 20\u201330% increases, that even a small correction doesn't suddenly make housing affordable again.<\/p>\n<p class=\"\" data-start=\"2908\" data-end=\"3029\">In fact, many tenants are still under significant financial stress, especially those in competitive or high-demand areas.<\/p>\n<p class=\"\" data-start=\"3031\" data-end=\"3262\">PropTrack economist <a href=\"https:\/\/www.realestate.com.au\/news\/author\/anne.flaherty\/\" target=\"_blank\" rel=\"noopener\">Anne Flaherty<\/a> rightly pointed out that while conditions have eased, it\u2019s unlikely we\u2019ll see dramatic falls from here.<\/p>\n<p class=\"\" data-start=\"3031\" data-end=\"3262\">Rents may still rise in 2025, just not at the unsustainable pace we saw in 2022 and 2023.<\/p>\n<p class=\"\" data-start=\"3264\" data-end=\"3363\">And what happens next will depend heavily on two factors: <strong data-start=\"3322\" data-end=\"3362\">housing supply and population growth<\/strong>.<\/p>\n<p class=\"\" data-start=\"3365\"
