NAB Forecasts 5 Rate Cuts"},"content":{"rendered":"<p class=\"\" data-start=\"277\" data-end=\"418\">Interest rates are falling, confidence is rising, and property prices are stabilising.<\/p>\n<p class=\"\" data-start=\"277\" data-end=\"418\">This could actually be one of the best times in years to get into the property market.<\/p>\n<p class=\"\" data-start=\"242\" data-end=\"596\">According to<a href=\"https:\/\/www.nab.com.au\/content\/dam\/nab-email-composer\/nabmarketsresearchembargo\/economics\/pdf\/economics\/NAB%20Residential%20Property%20Survey%20(Q1%202025).pdf\" target=\"_blank\" rel=\"noopener\"> NAB\u2019s latest Residential Property Survey<\/a>, Australia\u2019s housing market has turned a significant corner.<\/p>\n<p data-start=\"242\" data-end=\"596\">After a challenging year of interest rate uncertainty and affordability headwinds, we\u2019re now seeing a substantial rebound in confidence, with national sentiment lifting strongly\u2014particularly in key resource-rich and lifestyle states.<\/p>\n<p data-start=\"242\" data-end=\"596\">NAB economist Sally Auld expects the RBA would cut the cash rate by 50 basis points in May, followed by 25 basis point cuts in July, August, November and February.<\/p>\n<p>he major bank is expecting five cuts in this rate-cutting cycle, with the central bank needing to \u201ccatch up\u201d with recent global developments.<\/p>\n<p>This would take the cash rate down to 2.6 per cent and shave an estimated $526 off monthly repayments for the average $600,000 loan.<\/p>\n<p class=\"\" data-start=\"242\" data-end=\"596\">While many buyers remain hesitant, savvy investors are quietly positioning themselves ahead of the next wave.<\/p>\n<p data-start=\"242\" data-end=\"596\"><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-fullsize wp-image-189077 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey-800x1200.png\" alt=\"Nab Survey\" width=\"800\" height=\"1200\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey-800x1200.png 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey-200x300.png 200w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey-461x692.png 461w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey-600x900.png 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/05\/NAB-Survey.png 1024w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a><\/p>\n<h2 class=\"\" data-start=\"899\" data-end=\"946\"><span class=\"toc_link\" id=\"sentiment-bounces-back-across-the-country\">Sentiment Bounces Back Across the Country<\/span><\/h2>\n<p class=\"\" data-start=\"948\" data-end=\"1216\">The NAB Residential Property Index jumped from +16 to +40 in Q1, marking a decisive turnaround from three consecutive quarters of decline.<\/p>\n<p class=\"\" data-start=\"948\" data-end=\"1216\">This is significant, not just because it\u2019s well above the long-term average, ut because it reflects widespread recovery sentiment.<\/p>\n<ul data-start=\"1218\" data-end=\"1641\">\n<li class=\"\" data-start=\"1218\" data-end=\"1334\">\n<p class=\"\" data-start=\"1220\" data-end=\"1334\"><strong data-start=\"1220\" data-end=\"1233\">NT (+100)<\/strong> and <strong data-start=\"1238\" data-end=\"1250\">SA (+80)<\/strong> led the surge, both seen as approaching the peak of their respective market cycles.<\/p>\n<\/li>\n<li class=\"\" data-start=\"1335\" data-end=\"1491\">\n<p class=\"\" data-start=\"1337\" data-end=\"1491\"><strong data-start=\"1337\" data-end=\"1350\">NSW (+31)<\/strong> and <strong data-start=\"1355\" data-end=\"1368\">VIC (+16)<\/strong> are back in positive territory, but sentiment there still trails other states as these markets begin their recovery phase.<\/p>\n<\/li>\n<li class=\"\" data-start=\"1492\" data-end=\"1641\">\n<p class=\"\" data-start=\"1494\" data-end=\"1641\">The <strong data-start=\"1498\" data-end=\"1505\">ACT<\/strong> remains the outlier with sentiment still in negative territory (-25), likely reflecting weaker price growth and limited buyer activity.<\/p>\n<\/li>\n<\/ul>\n<p><img decoding=\"async\" src=\"https:\/\/dam-assets.au.reastatic.net\/images\/v1746749032\/news-lifestyle-content-assets\/wp-content\/production\/capi_96f4ed1bc61c528ddf72aba4c703bbf2_91746425c000e5dd6cdce7ab603c8c93\/capi_96f4ed1bc61c528ddf72aba4c703bbf2_91746425c000e5dd6cdce7ab603c8c93.jpeg?_i=AA\" \/><\/p>\n<p class=\"\" data-start=\"1643\" data-end=\"1765\">In practical terms? The momentum is shifting, and investor psychology is improving\u2014a key driver for future capital growth.<\/p>\n<h2 data-start=\"1643\" data-end=\"1765\"><span class=\"toc_link\" id=\"price-growth-upgraded-as-interest-rates-set-to-fall-further\">\u00a0Price Growth Upgraded as Interest Rates Set to Fall Further<\/span><\/h2>\n<p class=\"\" data-start=\"1839\" data-end=\"2137\">NAB now expects capital city dwelling values to rise by <strong data-start=\"1895\" data-end=\"1911\">3.3% in 2025<\/strong> and a stronger <strong data-start=\"1927\" data-end=\"1943\">5.6% in 2026<\/strong>, with falling interest rates providing much of the tailwind.<\/p>\n<p class=\"\" data-start=\"1839\" data-end=\"2137\">They anticipate the RBA to cut rates to 3.1% by Q3 2025 and then further to 2.6% in early 2026.<div class=\"adplugg-tag\" data-adplugg-zone=\"scoreapp_body_\"><\/div><\/p>\n<p id=\"geom_inter_1746831533357_38_18\" class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">NAB executive chief economist Sally Auld expects easing interest rates to support growth and the economy to have a \u201csoft landing\u201d with inflation settling around the middle of the RBA\u2019s target band by the second half of this year and unemployment staying below 4.5pc.<\/p>\n<blockquote>\n<p id=\"geom_inter_1746831533357_43_19\" class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThat said, there are building headwinds in the global economy and shifts in US trade policy are likely to be net disinflationary for Australia.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Consequently, the RBA will need to normalise rates quickly to ensure policy is appropriately calibrated. hover:bg-token-text-primary hover:text-token-main-surface-secondary! dark:bg-token-main-surface-secondary dark:hover:bg-token-text-primary\"><\/button><\/span><\/h2>\n<p class=\"\" data-start=\"3427\" data-end=\"3544\">There\u2019s a big misconception out there that high interest rates are still the primary roadblock to new housing supply.<!-- \/21854739906\/sppall \r\n<div id='div-gpt-ad-1642591295372-0' class='gam-all googlead' style='min-width: 320px; min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1642591295372-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"strategic_property_plan_body_\"><\/div><\/p>\n<p class=\"\" data-start=\"3546\" data-end=\"3558\">Not anymore.<\/p>\n<p class=\"\" data-start=\"3560\" data-end=\"3609\">According to NAB, the two major culprits now are:<\/p>\n<ol data-start=\"3610\" data-end=\"3677\">\n<li class=\"\" data-start=\"3610\" data-end=\"3641\">\n<p class=\"\" data-start=\"3613\" data-end=\"3641\"><strong data-start=\"3613\" data-end=\"3635\">Construction costs<\/strong> (71%)<\/p>\n<\/li>\n<li class=\"\" data-start=\"3642\" data-end=\"3677\">\n<p class=\"\" data-start=\"3645\" data-end=\"3677\"><strong data-start=\"3645\" data-end=\"3671\">Planning permit delays<\/strong> (62%)<\/p>\n<\/li>\n<\/ol>\n<p class=\"\" data-start=\"3679\" data-end=\"3968\">Only 8% of respondents now cite interest rates as a major constraint, and just 15% flagged housing affordability (down sharply from 41%).<\/p>\n<p class=\"\" data-start=\"3679\" data-end=\"3968\">The message is clear: while rates may be easing, structural supply issues persist and will continue to limit the number of new dwellings coming online.<\/p>\n<p class=\"\" data-start=\"3970\" data-end=\"4061\">For investors, that means limited new supply + improving sentiment = upward price pressure.<\/p>\n<h2 class=\"\" data-start=\"4068\" data-end=\"4128\"><span class=\"toc_link\" id=\"first-home-buyers-retreat-but-owner-occupiers-step-up\">First Home Buyers Retreat, But Owner Occupiers Step Up<\/span><\/h2>\n<p class=\"\" data-start=\"4130\" data-end=\"4162\">FHBs pulled back slightly in Q1:<\/p>\n<ul data-start=\"4163\" data-end=\"4287\">\n<li class=\"\" data-start=\"4163\" data-end=\"4220\">\n<p class=\"\" data-start=\"4165\" data-end=\"4220\">Down to <strong data-start=\"4173\" data-end=\"4182\">34.2%<\/strong> of new home market share (from 38.2%)<\/p>\n<\/li>\n<li class=\"\" data-start=\"4221\" data-end=\"4287\">\n<p class=\"\" data-start=\"4223\" data-end=\"4287\">Down to <strong data-start=\"4231\" data-end=\"4240\">32.8%<\/strong> of total established market sales (from 35.5%)<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"4289\" data-end=\"4356\">Owner-occupiers (excluding FHBs), however, now dominate the market:<\/p>\n<ul data-start=\"4357\" data-end=\"4413\">\n<li class=\"\" data-start=\"4357\" data-end=\"4413\">\n<p class=\"\" data-start=\"4359\" data-end=\"4413\"><strong data-start=\"4359\" data-end=\"4368\">46.2%<\/strong> of established sales\u2014the highest in 3 years.<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"4415\" data-end=\"4540\">Meanwhile, local investors have retreated slightly\u2014down to <strong data-start=\"4474\" data-end=\"4483\">15.9%<\/strong>, with particularly weak participation in <strong data-start=\"4525\" data-end=\"4539\">VIC (9.1%)<\/strong>.<\/p>\n<p class=\"\" data-start=\"4542\" data-end=\"4725\">This soft investor activity suggests there\u2019s still time to enter before the next big wave.<\/p>\n<p class=\"\" data-start=\"4542\" data-end=\"4725\">When the herd returns, yields will compress, and prices will be chasing themselves up again.<\/p>\n<p data-start=\"4542\" data-end=\"4725\">And early next year when Labor's First Home Buyer scheme will allow FHB's to purchase a property with just 5% deposit, there will be a surge of buyers entering the sub $1million markets.<\/p>\n<h2 class=\"\" data-start=\"4732\" data-end=\"4797\"><span class=\"toc_link\" id=\"foreign-buyers-surge-temporarily-ahead-of-government-ban\">Foreign Buyers Surge (Temporarily?) Ahead of Government Ban<\/span><\/h2>\n<p class=\"\" data-start=\"4799\" data-end=\"4887\">One of the more intersting trends in this quarter's report was the jump in foreign buyer activity:<\/p>\n<ul data-start=\"4888\" data-end=\"4990\">\n<li class=\"\" data-start=\"4888\" data-end=\"4945\">\n<p class=\"\" data-start=\"4890\" data-end=\"4945\"><strong data-start=\"4890\" data-end=\"4914\">New properties: 6.9%<\/strong> of market share (up from 4.8%)<\/p>\n<\/li>\n<li class=\"\" data-start=\"4946\" data-end=\"4990\">\n<p class=\"\" data-start=\"4948\" data-end=\"4990\"><strong data-start=\"4948\" data-end=\"4975\">Established homes: 3.1%<\/strong> (up from 2.8%)<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"4992\" data-end=\"5164\">But there\u2019s a catch: the spike is likely in anticipation of the federal government\u2019s ban on foreign purchases of existing dwellings, which kicked in on <strong data-start=\"5144\" data-end=\"5163\">April 1st, 2025<\/strong>.<\/p>\n<p class=\"\" data-start=\"5166\" data-end=\"5298\">Expect these numbers to fall back in Q2\u2014potentially opening more opportunities for local investors to compete for
