Strong population growth is back<\/strong><\/h3>\n<p class=\"\" data-start=\"2580\" data-end=\"2785\">Australia is once again one of the fastest-growing developed countries in the world.<\/p>\n<p class=\"\" data-start=\"2580\" data-end=\"2785\">The federal government has forecast an increase of nearly <strong data-start=\"2723\" data-end=\"2751\">3 million people by 2030<\/strong>, driven primarily by immigration.<\/p>\n<p class=\"\" data-start=\"2787\" data-end=\"2808\">Where will they live?<\/p>\n<p class=\"\" data-start=\"2810\" data-end=\"3012\">Most new arrivals settle in <strong data-start=\"2838\" data-end=\"2856\">capital cities<\/strong>, particularly Sydney, Melbourne, and Brisbane.<\/p>\n<p class=\"\" data-start=\"2810\" data-end=\"3012\">This drives up housing demand in those areas, especially in the inner and middle rings, where land is scarce.<\/p>\n<h3 class=\"\" data-start=\"3014\" data-end=\"3055\"><strong data-start=\"3018\" data-end=\"3055\">2. We\u2019re not building fast enough<\/strong><\/h3>\n<p class=\"\" data-start=\"3056\" data-end=\"3167\">There\u2019s a clear mismatch between population growth and housing supply.<\/p>\n<p class=\"\" data-start=\"3056\" data-end=\"3167\">Construction activity is constrained by:<\/p>\n<ul data-start=\"3169\" data-end=\"3296\">\n<li class=\"\" data-start=\"3169\" data-end=\"3187\">\n<p class=\"\" data-start=\"3171\" data-end=\"3187\">Labour shortages<\/p>\n<\/li>\n<li class=\"\" data-start=\"3188\" data-end=\"3213\">\n<p class=\"\" data-start=\"3190\" data-end=\"3213\">Elevated material costs<\/p>\n<\/li>\n<li class=\"\" data-start=\"3214\" data-end=\"3248\">\n<p class=\"\" data-start=\"3216\" data-end=\"3248\">A backlog of unfinished projects<\/p>\n<\/li>\n<li class=\"\" data-start=\"3249\" data-end=\"3296\">\n<p class=\"\" data-start=\"3251\" data-end=\"3296\">Delays in planning approvals and land release<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"3298\" data-end=\"3568\">The National Housing Accord\u2019s goal to build 1.2 million homes over five years is ambitious, which is unlikely to be met.<\/p>\n<p class=\"\" data-start=\"3298\" data-end=\"3568\">That shortfall will place <strong data-start=\"3472\" data-end=\"3520\">even more upward pressure on property prices<\/strong>, particularly in high-demand, low-supply areas.<\/p>\n<h3 class=\"\" data-start=\"3570\" data-end=\"3614\"><strong data-start=\"3574\" data-end=\"3614\">3. Inflation is repricing everything<\/strong><\/h3>\n<p class=\"\" data-start=\"3615\" data-end=\"3839\">Even after the worst of the inflation spike has passed, we\u2019re living in a \u201chigher for longer\u201d environment.<\/p>\n<p class=\"\" data-start=\"3615\" data-end=\"3839\">That means <strong data-start=\"3733\" data-end=\"3761\">replacement costs are up<\/strong>\u2014it\u2019s more expensive to build a home, to develop a site, or to subdivide land.<\/p>\n<p class=\"\" data-start=\"3841\" data-end=\"4004\">In turn, this pushes the floor price of property higher.<\/p>\n<p class=\"\" data-start=\"3841\" data-end=\"4004\">You can't build the same home for what it cost five years ago. And this new pricing becomes the benchmark.<\/p>\n<h3 class=\"\" data-start=\"4006\" data-end=\"4056\"><strong data-start=\"4010\" data-end=\"4056\">4. Rising wages and dual-income households<\/strong><\/h3>\n<p class=\"\" data-start=\"4057\" data-end=\"4278\">Wages are rising slowly but steadily.<\/p>\n<p class=\"\" data-start=\"4057\" data-end=\"4278\">More importantly, dual-income households are now the norm in most capital cities.<\/p>\n<p class=\"\" data-start=\"4057\" data-end=\"4278\">This boosts borrowing capacity and purchasing power over time, even with tighter lending conditions.<\/p>\n<p class=\"\" data-start=\"4280\" data-end=\"4469\">So while today\u2019s interest rates might be putting pressure on affordability, <strong data-start=\"4356\" data-end=\"4383\">buyers are still active<\/strong>, and the moment rates start to ease (likely in late 2025), pent-up demand will surge.<\/p>\n<h3 class=\"\" data-start=\"4471\" data-end=\"4525\"><strong data-start=\"4475\" data-end=\"4525\">5. Owner-occupier demand is driving the market<\/strong><\/h3>\n<p class=\"\" data-start=\"4526\" data-end=\"4736\">Unlike previous cycles, this growth isn\u2019t being led by speculative investors.<\/p>\n<p class=\"\" data-start=\"4526\" data-end=\"4736\">It\u2019s largely being driven by <strong data-start=\"4633\" data-end=\"4681\">upgraders, downsizers, and first-home class=\"\" data-start=\"4738\" data-end=\"4906\">It also means quality, liveable homes in desirable suburbs will continue to command premium prices.<\/p>\n<h2 data-start=\"4738\" data-end=\"4906\"><span class=\"toc_link\" id=\"the-big-picture-for-investors\">The big picture for investors<\/span><\/h2>\n<p class=\"\" data-start=\"4951\" data-end=\"5073\">Here\u2019s the key takeaway: <strong data-start=\"4976\" data-end=\"5030\">These projections should reinforce your conviction<\/strong>, not tempt you into speculative behaviour.<\/p>\n<p class=\"\" data-start=\"5075\" data-end=\"5263\">I\u2019m not suggesting you rush out and buy just anything.<\/p>\n<p class=\"\" data-start=\"5075\" data-end=\"5263\">In fact, now more than ever, <strong data-start=\"5159\" data-end=\"5190\">asset selection is critical<\/strong>.<\/p>\n<p class=\"\" data-start=\"5075\" data-end=\"5263\">You want to own properties that will outperform the averages\u2014ones that:<\/p>\n<ul data-start=\"5265\" data-end=\"5499\">\n<li class=\"\" data-start=\"5265\" data-end=\"5320\">\n<p class=\"\" data-start=\"5267\" data-end=\"5320\">Are in <strong data-start=\"5274\" data-end=\"5320\">gentrifying inner- and middle-ring suburbs<\/strong><\/p>\n<\/li>\n<li class=\"\" data-start=\"5321\" data-end=\"5364\">\n<p class=\"\" data-start=\"5323\" data-end=\"5364\">Appeal to <strong data-start=\"5333\" data-end=\"5364\">high-income owner-occupiers<\/strong><\/p>\n<\/li>\n<li class=\"\" data-start=\"5365\" data-end=\"5424\">\n<p class=\"\" data-start=\"5367\" data-end=\"5424\">Have <strong data-start=\"5372\" data-end=\"5399\">land value and scarcity<\/strong> underpinning their worth<\/p>\n<\/li>\n<li class=\"\" data-start=\"5425\" data-end=\"5499\">\n<p class=\"\" data-start=\"5427\" data-end=\"5499\">Are in areas benefiting from <strong data-start=\"5456\" data-end=\"5499\">infrastructure spending and jobs growth<\/strong><\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"5501\" data-end=\"5682\">Buying the right property in the right location and holding it for the long term is what creates true wealth.<\/p>\n<p class=\"\" data-start=\"5501\" data-end=\"5682\">Compound growth is your friend\u2014<strong data-start=\"5642\" data-end=\"5681\">but only if you let time do its job<\/strong>.<\/p>\n<p class=\"\" data-start=\"5684\" data-end=\"5709\">Let\u2019s do a quick example:<\/p>\n<p class=\"\" data-start=\"5711\" data-end=\"5821\">Say you buy a $1 million investment-grade property in 2025.<\/p>\n<p class=\"\" data-start=\"5711\" data-end=\"5821\">At 4% compounding annual growth, it will be worth:<\/p>\n<ul data-start=\"5823\" data-end=\"5906\">\n<li class=\"\" data-start=\"5823\" data-end=\"5850\">\n<p class=\"\" data-start=\"5825\" data-end=\"5850\"><strong data-start=\"5825\" data-end=\"5850\">$1.22 million in 2030<\/strong><\/p>\n<\/li>\n<li class=\"\" data-start=\"5851\" data-end=\"5878\">\n<p class=\"\" data-start=\"5853\" data-end=\"5878\"><strong data-start=\"5853\" data-end=\"5878\">$1.49 million in 2035<\/strong><\/p>\n<\/li>\n<li class=\"\" data-start=\"5879\" data-end=\"5906\">\n<p class=\"\" data-start=\"5881\" data-end=\"5906\"><strong data-start=\"5881\" data-end=\"5906\">$1.82 million in 2040<\/strong><\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"5908\" data-end=\"6081\">That\u2019s over <strong data-start=\"5920\" data-end=\"5962\">$800,000 in capital growth in 15 years<\/strong>\u2014and that\u2019s just assuming <strong>below average performance.<\/strong><\/p>\n<p class=\"\" data-start=\"5908\" data-end=\"6081\">The right asset in the right suburb could see significantly more upside.<\/p>\n<h2 data-start=\"5908\" data-end=\"6081\"><span class=\"toc_link\" id=\"where-could-the-risks-lie\">Where could the risks lie?<\/span><\/h2>\n<p class=\"\" data-start=\"6123\" data-end=\"6193\">Naturally, not all areas will benefit equally.<\/p>\n<p class=\"\" data-start=\"6123\" data-end=\"6193\">I\u2019d be cautious around:<\/p>\n<ul data-start=\"6195\" data-end=\"6496\">\n<li class=\"\" data-start=\"6195\" data-end=\"6293\">\n<p class=\"\" data-start=\"6197\" data-end=\"6293\"><strong data-start=\"6197\" data-end=\"6237\">Outer ring suburbs with land estates<\/strong>\u2014where supply is abundant and infrastructure is lagging.<\/p>\n<\/li>\n<li class=\"\" data-start=\"6294\" data-end=\"6393\">\n<p class=\"\" data-start=\"6296\" data-end=\"6393\"><strong data-start=\"6296\" data-end=\"6331\">Investor-heavy high-rise towers<\/strong>, especially in the CBDs, where values and rents are volatile.<\/p>\n<\/li>\n<li class=\"\" data-start=\"6394\" data-end=\"6496\">\n<p class=\"\" data-start=\"6396\" data-end=\"6496\"><strong data-start=\"6396\" data-end=\"6436\">Mining towns or one-industry regions<\/strong> that are vulnerable to economic shocks or boom-bust cycles.<\/p>\n<\/li>\n<\/ul>\n<p class=\"\" data-start=\"6498\" data-end=\"6779\">Also, as property values rise, <strong data-start=\"6529\" data-end=\"6566\">governments may look to intervene<\/strong>\u2014think higher land taxes, changes to negative gearing, or restrictions on foreign buyers.<\/p>\n<p class=\"\" data-start=\"6498\" data-end=\"6779\">None of this is new, and savvy investors know how to navigate policy shifts, but it\u2019s worth staying informed and adaptable.<\/p>\n<h2 data-start=\"6498\" data-end=\"6779\"><span class=\"toc_link\" id=\"final-thoughts-dont-wait-to-be-priced-out\">Final thoughts: don\u2019t wait to be priced out<\/span><\/h2>\n<p class=\"\" data-start=\"6838\" data-end=\"7086\">Yes, today\u2019s market is challenging. Interest rates are higher, consumer confidence is mixed, and there\u2019s uncertainty in the economy.<\/p>\n<p class=\"\" data-start=\"6838\" data-end=\"7086\">But these aren\u2019t reasons to sit on the sidelines.<\/p>\n<p class=\"\" data-start=\"6838\" data-end=\"7086\">There are reasons to <strong data-start=\"7040\" data-end=\"7085\">be strategic, proactive, and well-advised<\/strong>.<\/p>\n<p class=\"\" data-start=\"7088\" data-end=\"7136\">Because by 2030, today\u2019s prices will look cheap.<\/p>\n<p class=\"\" data-start=\"7138\" data-end=\"7259\">And while most people are still waiting for \u201cthe right time to buy,\u201d successful investors are positioning themselves now.<\/p>\n<p data-start=\"7138\" data-end=\"7259\"><div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_desktop_\"><\/div><\/p>\n","protected":false},"excerpt":{"rendered":"<p>If you&#8217;ve been following my commentary for a while, you\u2019ll know I always advocate for a long-term perspective when it comes to property.
