and whether or not to pursue it.<\/p>\n<p>Undertaking a property development requires many months of preparation before you actually get to see your hard labour bear any fruit.<\/p>\n<p>As we\u2019ve already covered in previous articles in this series, there\u2019s the <a href=\"https:\/\/wealthadvisory.metropole.com.au\/\" target=\"_blank\" rel=\"noopener\">groundwork of obtaining finance<\/a>, sourcing and securing the perfect site and rounding up your \u201cA\u201d team of <a href=\"https:\/\/metropole.com.au\" target=\"_blank\" rel=\"noopener\">professionals<\/a> to help you throughout the journey<strong>.<\/strong><\/p>\n<p>Perhaps the most important element of all the preliminary work you must do with any <a href=\"\/how-to-get-started-in-property-development-article\/\" target=\"_blank\" rel=\"noopener\">property development project<\/a> is the feasibility study or feasibility studies (as you will have to do a number of them).<\/p>\n<p>In this instalment of our series on property development, I will explain how to conduct a reliable feasibility study and why it is critical to do so with as much accuracy and forward planning as possible.<\/p>\n<h2><span class=\"toc_link\" id=\"why-do-i-need-a-feasibility-study\">Why do I need a feasibility study?<\/span><\/h2>\n<p>You wouldn\u2019t start a new<a href=\"https:\/\/propertyupdate.com.au\/the-ins-and-outs-of-joint-ventures-in-property-investing-or-development\/\"> business venture<\/a> without a business plan, so why would you consider any type of property development without first weighing up the pros and cons, crunching the numbers to ensure a tidy profit can be gained at the end and mapping out a complete plan of attack?\u00a0<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-32281 size-post-image img-responsive\" title=\"Why do I need a feasibility study\" study will essentially tell you whether your proposed development will be an astounding success or a dreadful flop.<\/p>\n<p>It will highlight any potential problems or risks you may face along the way and whether those issues might make or break the entire project, such as; the suitability of the site and what you can actually build on it, planning approval, dealing with the local council, addressing objections from neighbours, budget overruns and so forth.<\/p>\n<p>The bottom line is you have to know whether the numbers on your development add up.<\/p>\n<p>What are the projected costs and what type of profit margin can you expect to achieve at the end of the day?<\/p>\n<p>Without a clear understanding of whether or not your intended development is feasible from the outset \u2013 that is, can it really make you a decent return upon completion (let\u2019s face it \u2013 that\u2019s what any type of property investment is all about), there is really no point proceeding to the next stage.<\/p>\n<p>So exactly how do you conduct a proper and reliable feasibility study?<\/p>\n<h2><span class=\"toc_link\" id=\"conducting-your-feasibility-study\">Conducting your feasibility study<\/span><\/h2>\n<p><!-- BODY -->\r\n<!-- \/21854739906\/PDAll \r\n<div class='gam-all googlead' id='div-gpt-ad-1591965401096-0' style='width: 320px; height: 480px;'>\r\n  <script>\r\n data-adplugg-zone=\"property_development_body_\"><\/div>Making sure your project is viable actually involves conducting a number of feasibility studies along the way.<\/p>\n<p>Initially, upon sourcing your potential development site and checking it for zoning and other issues, you have to check the feasibility of developing it.<\/p>\n<p>This is the first of what will probably be many feasibility studies throughout the life of the project.<\/p>\n<p>As explained in the previous article in this series on site selection, this involves doing a preliminary set of figures to check that it is worth pursuing to the next level.<\/p>\n<p>These figures are often as simple as scribbles on a piece of paper before I get into more detailed computer modelling.<\/p>\n<p><strong>A formal definition of feasibility is often quoted as:<\/strong><\/p>\n<p><em>\"A real estate project is feasible where the real estate analyst determines that there is a reasonable likelihood of satisfying explicit objectives when a selected course of action is tested for fit to a context of specific constraints\"<\/em> - James A Graaskamp; A Rational Approach to Feasibility Analysis.<\/p>\n<p><strong>In other words, a feasibility study is a lot more than just analysing some figures.\u00a0<\/strong><\/p>\n<p>It\u2019s about checking out all aspects of the site to ensure a successful outcome.<\/p>\n<p>Feasibility in essence means that the project will be commercially viable.<\/p>\n<p>Don\u2019t make the mistake of assuming that you can rush a preliminary feasibility study along, or it doesn\u2019t matter if you miss one or two elements of the proposed development.<\/p>\n<p>The reality is your preliminary feasibility should be sufficiently accurate, even though you don\u2019t want to waste a lot of time and money putting it together.<\/p>\n<p><strong>At this point, you will need to have fairly exacting cost estimates for things like;<\/strong><\/p>\n<ul>\n<li>Acquisition outlays<\/li>\n<li>Development Approval<\/li>\n<li>Operational Works<\/li>\n<li>Construction<\/li>\n<li>Sealing &amp; Titles<\/li>\n<li>Selling Costs<\/li>\n<\/ul>\n<p>Remember that making a mistake at this stage can throw out all of your pre-planning work and cost you substantially in the long run.<\/p>\n<h2><span class=\"toc_link\" id=\"due-diligence-feasibility-research\">Due diligence feasibility research<strong><br \/>\n<\/strong><\/span><\/h2>\n<p>If you decide that a potential development site is worth exploring further, you then need to examine the highest and best use of the land.\u00a0<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-68884 size-post-fullsize img-responsive\" title=\"Due diligence feasibility research\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>What can you do with the site?<\/p>\n<p>What can you build on it and how can you improve on it to make a profit?<\/p>\n<p>For this step, you should approach the local council and find out what type of development is allowed according to the property\u2019s zoning and the type of site coverage that\u2019s possible, feasible and profitable.<\/p>\n<p>Once you know what you can build, you can start researching the possible end value of the completed project.<\/p>\n<p>Then it\u2019s a matter of inputting all of these estimates into a computer feasibility program, such as <a href=\"https:\/\/devfeas.com.au\/\" target=\"_blank\" rel=\"noopener\">Feastudy<\/a>.<\/p>\n<p><strong>Depending upon the complexity of the proposed project you might get some external consultants involved at this time, such as:<\/strong><\/p>\n<ul>\n<li>Your <a href=\"https:\/\/propertyupdate.com.au\/property-development-team-architect\/\" target=\"_blank\" rel=\"noopener\">architect<\/a>\u00a0or draftsperson to do a quick concept scheme that tells you what size project you could put on the site.<\/li>\n<li>Your <a href=\"https:\/\/propertyupdate.com.au\/property-development-team-using-town-planning-consultant\/\" target=\"_blank\" rel=\"noopener\">town planner<\/a> to give you guidance on the likelihood of obtaining development approval for your proposed project.<\/li>\n<li>Your legal team would search titles and consider contract conditions.<\/li>\n<li>Your marketing team to do local research on prices and services.<\/li>\n<li>Your financiers to confirm that they will finance the project based on your feasibility.<\/li>\n<li>Some checks that may be required at this point (varies from state to state) and would be adapted to the size and style of your development include;<\/li>\n<li>Titles Office search - for any <a href=\"\/caveats-the-red-flags-of-real-estate\/\">caveats<\/a>, encumbrances or easements.<\/li>\n<li>Council search - for zoning or town planning issues, as well as services such as water and sewage.<\/li>\n<li>Companies Office \u2013 check the identity and financial standing if the vendor of the proposed site is a corporation.<\/li>\n<\/ul>\n<h2><span class=\"toc_link\" id=\"market-research\">Market research<strong><br \/>\n<\/strong><\/span><\/h2>\n<p>It is also essential to confirm that the type of project you are considering addresses buyer and tenant demand in the local area.<\/p>\n<p><strong>Will it appeal to the right market and sit in the right price range?<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-57988 size-post-fullsize img-responsive\" title=\"Market research\" 800px\" \/><\/strong><\/p>\n<p>You must understand who lives in the area, who aspires to live there and what type of services or amenities attract buyers to the location.<\/p>\n<p>The aim is to design a project that fits in with the region and is targeted at the market you have identified for the area.<\/p>\n<p><strong>At this point, you should approach local real estate agents and get estimates of what your end product will sell for.<\/strong><\/p>\n<p>These will form part of your feasibility document or information memorandum if you intend to take the project further and seek funding for your development.<\/p>\n<p>They will also tell you whether there is sufficient profit to be gained upon completion.<\/p>\n<h2><span class=\"toc_link\" id=\"development-feasibility-study\">Development Feasibility Study<strong><br \/>\n<\/strong><\/span><\/h2>\n<p>At <a href=\"https:\/\/metropole.com.au\" target=\"_blank\" rel=\"noopener\">Metropole<\/a>, we use a specially designed property development feasibility study software package called Feastudy.<\/p>\n<p>Another great feasibility program is produced by <a href=\"http:\/\/www.hillpda.com.au\/\">Hill PDA<\/a>.<\/p>\n<p>It\u2019s a powerful, yet simple-to-use tool, however as with any type of analytical software the results it provides are only as good as the information you input.<\/p>\n<p>It can give you many detailed reports but at the initial stage, I only use the basic profit and loss report for assessing the viability of the project.<\/p>\n<p>Of course, when preparing an application package to a financial institution, I prepare much more detailed reports.<\/p>\n<p><strong>An example of the type of inputs that go into the program include;<\/strong><\/p>\n<ul>\n<li>The purchase price, purchase date and settlement. Stamp duty on the purchase and mortgage is calculated automatically depending upon the State in which the project is located.<\/li>\n<li>Your equity in the project will then determine the size of the borrowings required and the interest payable. You also need to input a finance establishment fee, which is generally a percentage but can be a flat fee.<\/li>\n<li>Conveyancing and legal costs - usually a flat fee but can be a percentage of the cost.<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-post-fullsize wp-image-160536 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research-800x533.jpg\" alt=\"Market Research\" width=\"800\" height=\"533\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research-800x533.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research-600x400.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research-300x200.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research-1038x692.jpg 1038w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research-1536x1024.jpg 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/01\/market-research.jpg 2000w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<ul>\n<li>Consultant\u2019s costs, such as architects, town planners, engineers, project managers and surveyors.<\/li>\n<li>Construction costs are included and staggered over the life of the project.<\/li>\n<li>Rates and taxes are self-populating based on the property's values.<\/li>\n<li>A contingency amount is allowed.<\/li>\n<li>Income from sales and rentals is included.<\/li>\n<\/ul>\n<p><strong><div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>This initial feasibility study will form a base document for your project that you will update, add to and amend as the details of your project become clearer. <\/p><\/div><\/div><\/strong><\/p>\n<p>Remember to always include contingencies in your feasibility to allow for any issues that might arise during your project and be realistic with your inputs.<\/p>\n<p>At this point in your preparation, it doesn't make sense to be overly optimistic or conveniently \u201cignore\u201d some critical aspect that could make or break your proposed development.<\/p>\n<p>Burying your head in the sand when it comes to working out if your project actually does have legs might seem enticing when you are starting out and enthusiastic about getting into development, but it will come back to bite you in the long run.<\/p>\n<p><strong>Now, more than ever, you need to maintain professional objectivity.<\/strong><\/p>\n<p>Essentially, undertaking the correct research into a proposed development separates the \u201ccowboys\u201d from the genuine players.<\/p>\n<p>It is an absolutely critical step that cannot be underestimated and will impact every other element of your development, including the eventual outcome.<\/p>\n<p>So don\u2019t skimp on this step; take it seriously, conduct your feasibility with all of the facts and figures to hand and most importantly, don\u2019t try to find a silver lining if there simply isn\u2019t one there.<\/p>\n<p>Your feasibility studies should tell you when to proceed and when to walk away, safe in the knowledge that you have dotted all of your i\u2019s and crossed all of your t\u2019s.<\/p>\n<p>In <a href=\"https:\/\/propertyupdate.com.au\/property-development-guide-part-11-tackling-the-red-tape\/\" target=\"_blank\" rel=\"noopener\">Part 11<\/a> of the series, I'll talk us through tackling the red tape involved in a development project.<\/p>\n<p>If you want to learn more about the property development process you may be interested in <a href=\"https:\/\/propertyupdate.com.au\/how-to-get-started-in-property-development-article\/\">How To Get Started in Property Development.<\/a><\/p>\n<!-- BODY -->\r\n<!-- \/21854739906\/PDDiff \r\n<div class='gam-diff googlead' id='div-gpt-ad-1591965559837-0'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591965559837-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_development_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_development_desktop_\"><\/div>\n","protected":false},"excerpt":{"rendered":"<p>In this article, I talk us through\u00a0the\u00a0feasibility\u00a0of a development project and whether or not to pursue it.
