Obviously, if nothing has sold for over $500,000 and you need to achieve $600,000 to make the flip worthwhile, you could end up in hot water.<\/li>\n<\/ol>\n<ol start=\"3\">\n<li><strong> Costs and potential profit margins<\/strong> \u2013 is there any profit left in it after all expenses?<\/li>\n<\/ol>\n<p>This is the (sometimes literally) million-dollar question.<\/p>\n<p>You need to have an idea of how much the renovations will set you back, the quality and reliability of local tradespeople (as this will impact your timeframes and end budget), and how much the local market is prepared to pay for a home improved to the standard you have in mind.<\/p>\n<ol start=\"4\">\n<li><strong> The market itself<\/strong> \u2013 you need to become a local real estate expert understanding your target market, who is your potential buyer, what they expect, and what they\u2019re prepared to pay.<\/li>\n<\/ol>\n<ol start=\"5\">\n<li><strong> The target property<\/strong> \u2013 \u201chouse flippers\u201d tend to go for properties being sold by highly motivated vendors. The theory is to buy at the lowest possible price \u2013 clearly something very difficult to do in today\u2019s seller's market.<\/li>\n<\/ol>\n<p>Generally, a strategy for flipping houses would look something like this\u2026<\/p>\n<ol>\n<li><strong>Cut costs where you can:<\/strong> Most people <a href=\"https:\/\/www.homeloanexperts.com.au\/home-equity-loans\/what-is-equity\/\" target=\"_blank\" rel=\"noopener\">borrow against their home<\/a> and then use the equity to fund their house flipping plans meaning you don\u2019t need to apply for a new loan.<\/li>\n<li><strong>Do <\/strong><a href=\"https:\/\/propertyupdate.com.au\/10-steps-to-a-high-profit-renovation\/\" target=\"_blank\" rel=\"noopener\"><strong>renovations that add the most value<\/strong><\/a>: Cosmetic work (such as painting, which is low cost, kitchen renovation, bathroom renovation, and extensions are generally thought to be the works that add the most value.<\/li>\n<li><strong>Pay directly for tradesmen rather than paying a contract builder: <\/strong>Hiring tradesmen directly will make the renovation cheaper, or even better, do the work yourself.<\/li>\n<li><strong>Buy low and sell high<\/strong>: This means you not only have to identify the potential in a property but you need the negotiation skills to buy below market value. This is easier said than done. It generally involves structural renovations that cost significantly more, take more time, require permits and involve a different level of expertise.<\/li>\n<li>And even if you can undertake this type of work\u2026 Most of your profits will be eaten up in costs.<\/li>\n<\/ol>\n<p>Once you look at the two tables below, you\u2019ll see that in a typical house flipping project your associated costs could easily add an extra 50% to your renovation budget of $75,000 when purchasing a property for <strong>$400,000<\/strong> and trying to flip it after renovation for <strong>$550,000<\/strong>.<\/p>\n<table width=\"624\">\n<tbody>\n<tr>\n<td><strong>Associated buying expenses<\/strong><\/td>\n<td><strong>Estimated cost based on $400,000 property purchased\u00a0<\/strong><\/td>\n<\/tr>\n<tr>\n<td>Legal fees<\/td>\n<td>$1,500 (but varies)<\/td>\n<\/tr>\n<tr>\n<td>Stamp duty<\/td>\n<td>$20,000 (but varies by state)<\/td>\n<\/tr>\n<tr>\n<td>Mortgage costs - application fees, bank fees, and exit\/settlement fees<\/td>\n<td>$500 (but varies by lender)<\/td>\n<\/tr>\n<tr>\n<td>Property valuation fees<\/td>\n<td>$0-$300 depending on the lender<\/td>\n<\/tr>\n<tr>\n<td>Building &amp; pest inspections<\/td>\n<td>$600 estimate<\/td>\n<\/tr>\n<tr>\n<td>Lenders Mortgage Insurance (LMI) - applicable if your loan is less than 80% LVR<\/td>\n<td>$2,500<\/td>\n<\/tr>\n<tr>\n<td><strong>TOTAL (estimated) buying costs<\/strong><\/td>\n<td><strong>$27,400 (estimate)<\/strong><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>&nbsp;<\/p>\n<table width=\"624\">\n<tbody>\n<tr>\n<td><strong>Renovation costs &amp; selling expenses<\/strong><\/td>\n<td><strong>Estimated cost based on sale price estimate of $550,000<\/strong><\/td>\n<\/tr>\n<tr>\n<td>Renovation costs<\/td>\n<td>$75,000<\/td>\n<\/tr>\n<tr>\n<td>Legal selling expenses<\/td>\n<td>$900<\/td>\n<\/tr>\n<tr>\n<td>Selling agent\u2019s commission &amp; advertising<\/td>\n<td>$15,125 (based on 2.5% sale price +GST)<\/td>\n<\/tr>\n<tr>\n<td>Loan exit fees &amp; charges<\/td>\n<td>$500 (varies by lender)<\/td>\n<\/tr>\n<tr>\n<td>Rates etc. during the holding period<\/td>\n<td>$1,500<\/td>\n<\/tr>\n<tr>\n<td>Interest on funds for 6 months (the time taken to renovate, sell &amp; settle)<\/td>\n<td>$15,000<\/td>\n<\/tr>\n<tr>\n<td><strong>TOTAL (estimated) selling costs<\/strong><\/td>\n<td><strong>$108,025 (estimate)<\/strong><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>The occasional flipper that makes a profit it\u2019s likely that they have fortuitously caught the right stage of the property cycle and values have moved in their favour.<\/p>\n<p>In other words, they got a \u201cfree kick.\u201d<\/p>\n<p>The problem is that most experts, let alone <a href=\"https:\/\/propertyupdate.com.au\/property-investment-for-beginners\/\" target=\"_blank\" rel=\"noopener\">beginning property investors<\/a>, have real trouble pinpointing where we are in the cycle until it\u2019s already moved on to the next phase.<\/p>\n<p>You must also be cautious with asset selection; one false move could trip up your flip.<\/p>\n<p>That\u2019s because budgets and time frames are at serious risk of a blowout should you purchase a property that, at first glance, looks like it\u2019s in need of a few cosmetic enhancements, but actually turns out to be a structural money pit.<\/p>\n<p><em><div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>The main profit from flipping houses is to update a property without getting into costly repairs that are not easily visible, like replacing roofs or re-stumping.<\/p><\/div><\/div><\/em><\/p>\n<p>These \u201cinvisible\u201d works don\u2019t seem to add much value, as purchasers want to see the \u201cbang for the buck\u201d and only tend to pay you top dollar for a tangible wow factor.<\/p>\n<p>This means that a preliminary pest and building inspection is an absolute must, along with properly qualifying the level of work required by consulting builders and tradespeople.<\/p>\n<p><strong>Then of course there are other questions to consider:<\/strong><\/p>\n<ol>\n<li>Are you going to project manage? Do you have the necessary time and skills to coordinate trades in the right order and in a timely manner?<\/li>\n<li>Do you have a contingency fund should things go pear-shaped, as they often do?<\/li>\n<li>Will you need to go through lengthy processes to obtain council approval for structural works?<\/li>\n<li>If you buy a property that is part of an apartment complex you\u2019ll need approval from the owner\u2019s corporation.<\/li>\n<li>Can you afford to hold the property in case it doesn\u2019t sell according to plan?<\/li>\n<li>What about the selling costs? Do careful preliminary research and due diligence.<\/h3>\n<p>If you're interested in property flipping you must understand property values, construction costs and start with a strict budget and stick to it<\/p>\n<h3>2. Carefully consider you loans<\/h3>\n<p>Don\u2019t feel that it doesn\u2019t matter what type of loan you take out because you won\u2019t be repaying it for long.<\/p>\n<p>Plan for the best, but assume the worst \u2013 that you won\u2019t be able to sell for the price you want, and will have to hold the property.<\/p>\n<h3>4. Keep a close eye on your costs<\/h3>\n<p>If you have the skills, keep costs down by doing some of the work yourself, but not if it slows the progress of the project, because this will only increase your holding costs<\/p>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/flipping-houses5.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-image wp-image-168352 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/flipping-houses5-800x450.jpg\" alt=\"Flipping Houses5\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/flipping-houses5.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/flipping-houses5-300x169.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/08\/flipping-houses5-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/a><\/p>\n<h2><span class=\"toc_link\" id=\"is-house-flipping-worth-it\">Is house flipping worth it?<\/span><\/h2>\n<p>While donning a project manager\u2019s hard hat can be a romantic notion, there\u2019s much to be said for a more \u201csteady as she goes\u201d approach.<\/p>\n<p>The risks of overcapitalising on flipping houses and coming out with nothing but a headache at the end are very real, as is the potential to complete your project only to be faced with a market that\u2019s cooled its heels.<\/p>\n<p>After investing through numerous property cycles, I am now convinced that you create sustainable wealth by accumulating and growing your asset base over time rather than by trading, renovating, or developing for a quick profit.<\/p>\n<p>Boring? Perhaps.<\/p>\n<p>Tried and tested?
