{"id":33775,"date":"2024-06-05T14:00:00","date_gmt":"2024-06-05T04:00:00","guid":{"rendered":"http:\/\/propertyupdate.com.au\/?p=33775"},"modified":"2024-06-04T12:51:28","modified_gmt":"2024-06-04T02:51:28","slug":"shouldnt-invest-shiny-new-houses-apartments","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/shouldnt-invest-shiny-new-houses-apartments\/","title":{"rendered":"Why you shouldn\u2019t invest in shiny new houses or apartments"},"content":{"rendered":"<p>The fresh smell, the clean slate, the low maintenance, and the primal need to be the first to mark your territory: are just some of the reasons why buying a brand new house or unit is enticing.<\/p>\n<p>However, that doesn\u2019t mean it is a smart decision.<\/p>\n<p>The truth is, there are no ifs or buts about it \u2013 established properties make the best investments.<\/p>\n<p><span style=\"line-height: 1.5em;\">When it comes to property investing, you can\u2019t be distracted by <\/span><a style=\"line-height: 1.5em;\" href=\"https:\/\/propertyupdate.com.au\/beware-the-lure-of-sexy-investments\/\">the lure of superficial appeal<\/a><span style=\"line-height: 1.5em;\">.<\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">It has to primarily be a financial decision \u2013 which means leaving your own desires and prejudices at the door when looking at established properties.<\/span><\/p>\n<p><em>\u00a0\u201cBut new properties are so much nicer,\u201d<\/em> I hear you interject.<\/p>\n<p><span style=\"line-height: 1.5em;\">Nice doesn\u2019t cut it as an investment strategy \u2013\u00a0and I\u2019m fairly certain that no matter what your objection is, I have an answer for them all:<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-image wp-image-150687 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/searching-for-real-estate-property-house-or-new-ho-800x450.jpg\" alt=\"Searching For Real Estate Property House Or New Ho\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/searching-for-real-estate-property-house-or-new-ho-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/02\/searching-for-real-estate-property-house-or-new-ho-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"new-properties-are-easier-to-rent\">New properties are easier to rent<\/span><\/h2>\n<p><span style=\"line-height: 1.5em;\">There\u2019s no denying that tenants can be just as swayed by their emotions when deciding where to live as we are as investors, deciding where to buy.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">But here are a couple of <\/span><a style=\"line-height: 1.5em;\" href=\"https:\/\/propertyupdate.com.au\/10-things-to-consider-when-buying-an-investment-property-michael-yardney\/\" target=\"_blank\" rel=\"noopener\">home truths you need to consider when buying an investment property<\/a><span style=\"line-height: 1.5em;\">:\u00a0<\/span><\/p>\n<ol>\n<li>Australia in general, and capital cities in particular, has a significant shortage of good rental properties. With a swing away from the Lego Land high-rise towers limited, renters are flocking to established properties in droves. Other factors like location and rental costs will continue to be major drivers of the rental market. <span style=\"line-height: 1.5em;\"><!-- BODY -->\r\n<!-- \/21854739906\/BYHAll \r\n<div class='gam-all googlead' id='div-gpt-ad-1591955823345-0' style='width: 320px; height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591955823345-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"home_buying_body_\"><\/div><\/span><\/li>\n<li>If you are thinking new properties are easier to rent, you probably aren\u2019t alone. Chances are if you buy a unit in a brand new apartment complex, it will be filled with investors just like you owing adjoining properties. I prefer to buy in predominantly owner-occupied areas because the buildings are generally better cared for and there is less competition (and as a result, higher demand) for rentals.<\/li>\n<li>Buying an established property does not mean that it has to stay as it is \u2013 in fact, I recommend looking for existing properties and <strong>then adding value through quality refurbishments<\/strong>.<\/li>\n<\/ol>\n<h2><span class=\"toc_link\" id=\"there-are-more-tax-benefits-for-new-properties\">There are more tax benefits for new properties<\/span><\/h2>\n<p>There are indeed many tax benefits for new properties, but that is not the whole picture.<\/p>\n<p>While you initially get greater tax depreciation allowances for brand new properties - which you pay for by paying a premium for new properties - \u00a0there is usually slower capital growth in the first few years because you pay this premium for newer dwellings.<\/p>\n<p><span style=\"line-height: 1.5em;\">It is also a misconception that <\/span><i style=\"line-height: 1.5em;\">only<\/i><span style=\"line-height: 1.5em;\"> new properties are eligible for <\/span><a style=\"line-height: 1.5em;\" href=\"https:\/\/propertyupdate.com.au\/tax-depreciation-schedules-101\/\" target=\"_blank\" rel=\"noopener\">tax depreciation<\/a><span style=\"line-height: 1.5em;\">.<\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">Investors can claim depreciation on improvements to <\/span>established<span style=\"line-height: 1.5em;\">\u00a0properties and by working with a reputable quantity surveyor, you can ensure you receive maximum depreciation benefits in older homes and units. <\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">This particularly true of renovated properties,\u00a0which can deliver substantial depreciation benefits.<\/span><\/p>\n<h2><span class=\"toc_link\" id=\"there-is-less-maintenance-involved-in-a-new-property\">There is less maintenance involved in a new property<\/span><\/h2>\n<p>While you would expect this to be the case, it often isn\u2019t.<\/p>\n<p>You\u2019ve heard the saying, <em>\u201cThey just don\u2019t make \u2018em like they used to.\u201d <!-- \/21854739906\/structuresandtrusts \r\n<div class='gam-all googlead' id='div-gpt-ad-1637328815586-0' style='width: 320px; height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1637328815586-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"guide_to_understanding_ownership_structures_body_\"><\/div><\/em><\/p>\n<p>It stands true in property as well.<\/p>\n<p>New properties can and do have maintenance and structural issues, from peeling paint to cracks in the walls and ceiling, and building insurance policies only cover so much (and for so long).<\/p>\n<p>In fact, I don't think I've come across a major apartment complex that hasn't had water leak problems.<\/p>\n<p>In fact, over the last years the many structural problems, fire issues, and water problems in a large number of new high-rise apartment buildings have had them dubbed <a href=\"https:\/\/propertyupdate.com.au\/warning-some-high-rise-apartment-buildings-will-become-the-slums-of-the-future\/\" target=\"_blank\" rel=\"noopener\">the slums of the future.<\/a><\/p>\n<p>It also pays to look at the bigger picture, because if you buy an established property with the intention of adding value through renovations, you can always address minor maintenance issues then.<\/p>\n<h2><span class=\"toc_link\" id=\"new-properties-dont-cost-that-much-more-than-established-properties\">New properties don\u2019t cost that much more than established properties<\/span><\/h2>\n<p>There do seem to be some affordable deals available for new properties, but as always it is crucial that you do your homework first, and be sure to ask a couple of hard questions.<\/p>\n<p><strong><span style=\"line-height: 1.5em;\"><em>First of all,<\/em> what are you actually paying for?<\/span><\/strong><\/p>\n<p><span style=\"line-height: 1.5em;\">When you buy directly from a developer you are inadvertently paying for the developer\u2019s margin, the agent\u2019s commission, and the cost of marketing \u2013 combined, these figures amount to tens of thousands of dollars.<\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">In real terms, this means you\u2019re actually squandering your first few years of capital growth and even <\/span>instantly losing value<span style=\"line-height: 1.5em;\">.<\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">If you\u2019re not holding for the long term, you can say goodbye to a favourable resale value \u2013 especially in a slow market.<\/span><\/p>\n<p><span style=\"line-height: 1.5em;\">Most of the numbers that you see floating around for new <a href=\"\/buying-off-the-plan\/\">(and\u00a0<\/a><\/span><a href=\"\/buying-off-the-plan\/\">particularly<\/a><span style=\"line-height: 1.5em;\">\u00a0<a href=\"\/buying-off-the-plan\/\">off the plan<\/a>) properties are projections \u2013 educated guesses, in what is usually an overcrowded market. <\/span><strong><em style=\"line-height: 1.5em;\">Secondly<\/em><span style=\"line-height: 1.5em;\">, how can you actually determine fair market value? <\/span><\/strong><\/p>\n<p>When you buy an established property you can access historical data and market research, which paints a much clearer and more insightful picture of what you\u2019re actually buying.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-post-image wp-image-136229 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/property-rent-new-800x450.jpg\" alt=\"Property Rent New\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/property-rent-new-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2019\/05\/property-rent-new-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><strong><em>Finally<\/em>, where is the wriggle room?<\/strong><\/p>\n<p>When you buy a brand new property, your room to negotiate prices is strictly regulated by a set-price list.<\/p>\n<p>When you are buying an established property, on the other hand, you are working in the realm of emotions and imperfections \u2013 a market that is ever-changing \u2013 and with vendors whose motivations for selling are varied, to say the least.<\/p>\n<p>In the current market, it is still possible to buy established properties below \"intrinsic\" value and in fact, we are often finding apartments for up to 20 per cent below replacement cost.<\/p>\n<p><strong>This is why, in my view, buying an established property is the way to go.<\/strong><\/p>\n<p>I believe most investors will find the best success buying an existing property with \u2018character\u2019 and renovating it to add value, resulting in a higher-yielding, tax-efficient investment.<\/p>\n<aside><strong style=\"clear: both;
