When it comes to apartments, size does matter"},"content":{"rendered":"<p><strong>Be careful\u2026 a new wave of sub-standard 1-bedroom apartments is set to catch some investors out.<\/strong><b style=\"font-size: 14px; line-height: 1.5em;\"><br \/>\n<\/b><\/p>\n<p>Whether or not property investors should consider adding a one-bedroom apartment to their portfolio is not just a question of demographics and demand these days \u2013 in other words, whether a market exists for smaller properties \u2013 but also whether you\u2019ll be able to finance the asset.<\/p>\n<p>Lenders are increasingly cautious as a veritable deluge of new one-bedroom apartment stock is on the brink of saturating the Sydney, Brisbane and <span style=\"color: #000000;\"><span style=\"color: #000000;\">Melbourne CBD property markets<\/span>.<\/span><\/p>\n<div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>Australia's local and international developers have been encouraged to build relatively \u2018cheap\u2019 generic high-rise apartment buildings, and then spruik them to punters as <a href=\"https:\/\/propertyupdate.com.au\/buying-off-the-plan\/\">off-the-plan property investments<\/a>.<\/p><\/div><\/div>\n<p>\u2018Micro apartments\u2019 are popping up at a rabbit-like rate in vertical monoliths across our major city skylines, with some projects marketed specifically as student or furnished corporate accommodation, where the promise of \u2018guaranteed rent returns\u2019 is used to entice novice investors.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-post-fullsize wp-image-188840 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments-800x457.webp\" alt=\"Micro Apartments Vs. Smart Property Investments\" width=\"800\" height=\"457\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments-800x457.webp 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments-300x171.webp 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments-1211x692.webp 1211w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments-1536x878.webp 1536w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments-600x343.webp 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2025\/04\/Micro-apartments-vs.-Smart-property-investments.webp 1792w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h2><span class=\"toc_link\" id=\"banks-are-wary\">Banks are wary<\/span><\/h2>\n<p>Lenders are getting nervous about the sheer volume of smaller, high-rise apartment stock (particularly anything purpose-built) being targeted at investors and, in particular, those wanting to acquire assets within self-managed super funds.<\/p>\n<div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>Anything under 40 square metres is generally a no-go zone for wary lenders, who know the unfavourable resale prospects for such restrictive accommodation in terms of liveability (for tenants or owner occupiers), make this a risky prospect to take on as security over a mortgage.<\/p><\/div><\/div>\n<p><div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div>Then there\u2019s the likelihood that your valuation on settlement will come in lower than the original purchase price, giving lenders yet another reason to decline finance on such a deal.<\/p>\n<p>Adding to the problem are a number of accountants and financial planners, especially those who \u2018specialise\u2019 in self-managed super funds, who get paid generous commissions (sometimes as much as $30,000 per client) to on-sell developers\u2019 apartment stock.<\/p>\n<p>These less-than-scrupulous \u2018professionals\u2019 target unsuspecting investors who believe they\u2019re being given \u2018advice\u2019, when really they\u2019re just getting a cleverly dressed-up sales pitch.<\/p>\n<h2><span class=\"toc_link\" id=\"quality-over-quantity\">Quality over quantity<\/span><\/h2>\n<p>By now, you\u2019re probably thinking that investing in anything with less than two bedrooms is not even an option.<\/p>\n<p>This could be confusing for some, as I\u2019ve written about why apartments make great investments and about the increasing number of downsizing baby boomers and young professional singles and couples, who want low-maintenance, compact inner city homes these days.<\/p>\n<p>The fact is, a one-bedroom apartment can be a <span style=\"color: #000000;\"><span style=\"color: #000000;\">smart investment<\/span><\/span> so long as, like with any other property, it meets certain parameters to ensure long-term potential for exceptional capital growth.<\/p>\n<div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>Of course, you need to be able to finance your purchase as well, so never look at anything less than 50 square metres in size.<\/p><\/div><\/div>\n<p><!-- \/21854739906\/sppall \r\n<div id='div-gpt-ad-1642591295372-0' class='gam-all googlead' style='min-width: 320px; Where to Invest<\/span><\/a><img decoding=\"async\" sizes=\"100vw\" class=\"slider-image\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/03\/brisbane-375x275.jpg\" data-splide-lazy=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2021\/03\/brisbane-375x275.jpg\" alt=\"slider image\" loading=\"lazy\"><\/li><\/ul><\/div><div class=\"splide__arrows\"><button class=\"splide__arrow splide__arrow--prev\"><svg xmlns=\"http:\/\/www.w3.org\/2000\/svg\" width=\"7.369\" height=\"14\" viewBox=\"0 0 7.369 14\"><path id=\"np_arrow_2635726_000000\" d=\"M36.166,16.719l-.494-.57-5.561-6.43L28.8,10.859l5.067,5.86L28.8,22.578l1.314,1.14,5.561-6.43Z\" transform=\"translate(-28.797 -9.719)\" fill=\"#2e3f51\"\/><\/svg><\/button><button class=\"splide__arrow splide__arrow--next\"><svg xmlns=\"http:\/\/www.w3.org\/2000\/svg\" width=\"7.369\" height=\"14\" viewBox=\"0 0 7.369 14\"><path id=\"np_arrow_2635726_000000\" d=\"M36.166,16.719l-.494-.57-5.561-6.43L28.8,10.859l5.067,5.86L28.8,22.578l1.314,1.14,5.561-6.43Z\" transform=\"translate(-28.797 -9.719)\" fill=\"#2e3f51\"\/><\/svg><\/button><\/div><\/section>Let me be clear...I do like <span style=\"color: #000000;\"><span style=\"color: #000000;\"><a href=\"https:\/\/propertyupdate.com.au\/apartments-vs-house-whats-the-best-investment-in-todays-market\/\">apartments as investment<\/a> properties<\/span>.<\/span><\/p>\n<p>They make those highly desirable inner suburban postcodes that outperform (long term) capital growth averages more affordable to crack for beginning investors, and give seasoned punters nice little development projects.<\/p>\n<p>Look for something in a sought-after inner suburban neighbourhood rather than smack bang in the middle of the CBD.<\/p>\n<p>Generally, people want to be near the action and their employment, but not sleeping on the doorstep of their corporate office tower.<\/p>\n<p><strong>As far as amenity goes, you want an apartment with a minimum area of 50 plus square metres (internally) and at least one or two bedrooms that have:<\/strong><\/p>\n<ul>\n<li>A liveable floor plan and loads of natural light<\/li>\n<li>Good storage space<\/li>\n<li>An outside balcony<\/li>\n<li>On-site car parking<\/li>\n<li>Good aspect in terms of proximity to infrastructure and amenity (anything near the water usually does better)<\/li>\n<li>Character and aesthetic appeal<\/li>\n<\/ul>\n<p>With regard to the last point, I tend to steer clients who are after an apartment investment toward smaller, boutique buildings, avoiding high-rise generic stock like the plague.<\/p>\n<div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span>Apartments built in the sixties, seventies or eighties in need of cosmetic improvements or updated kitchens and bathrooms are often great little finds, because they tend to be roomier, with better flexibility around layout.<\/p><\/div><\/div>\n<p>Of course, you also have the capacity to manufacture capital growth by undertaking small refurbishments, as well as increasing your rental returns.<\/p>\n<p>I guess the take-home message is not to discount apartments as an investment choice, but to be very selective about what you\u2019re purchasing, where it\u2019s located and who is selling it to you;
