across Australia can be attributed in part due to state-level legislative changes regarding secondary dwellings which aim to boost housing affordability in capital city areas and each state or territory provides their own legislative requirements, including the land and plot sizes of a secondary dwelling or granny flat.<\/p>\n<h2><span class=\"toc_link\" id=\"sure-granny-flats-are-popular-but-are-they-a-good-idea-from-an-investment-perspective\">Sure, granny flats are popular, but are they a good idea from an investment perspective?<\/span><\/h2>\n<p>In short, no.<\/p>\n<p>Let me explain, but first, let's look at the list of pros and cons so you can see for yourself how the risks outweigh the project, there are likely to be cost overruns when building your granny flat.<\/p>\n<p><strong>Not all councils allow granny flats<\/strong><\/p>\n<p>While it\u2019s easier to get <a href=\"https:\/\/propertyupdate.com.au\/easy-guide-council-approval-da-sydney-nsw\/\" target=\"_blank\" rel=\"noopener\">council approval<\/a> to build a granny flat right now, make sure you cross all your i\u2019s and dot all your t\u2019s.<\/p>\n<p>Check things like the size of the block required, access needed, and how close it can be built to a fence.<\/p>\n<p><strong>Granny flats are generally not built, or permitted, in high-capital growth areas<\/strong><\/p>\n<p><strong>The cost of constructing the granny flat doesn\u2019t always add sufficient value to the and build a granny flat in the backyard to increase their rental yield.<\/p>\n<p>And at face value, it seems like a great idea.<\/p>\n<p>But as you can see by the list of pros and cons, the cost of building a granny flat is usually more than the potential capital gain.<\/p>\n<p>Not only that, even if you do manage to build to your budget, while the income from rent provides cash flow, it doesn\u2019t build wealth.<\/p>\n<p>And wealth building is the ultimate goal of <a href=\"https:\/\/propertyupdate.com.au\/the-8-best-property-investment-strategies-in-australia\/\" target=\"_blank\" rel=\"noopener\">property investment<\/a>.<\/p>\n<p>Let\u2019s not forget that granny flats are generally investments in inferior locations, chosen by poorly informed investors which add little value href=\"https:\/\/propertyupdate.com.au\/why-capital-growth-beats-cash-flow-every-time\/\" target=\"_blank\" rel=\"noopener\">capital growth<\/a>.<\/p>\n<p>Capital growth and the secret to capital growth is buying an asset that there will be a surplus of demand for when it comes time to sell.<\/p>\n<p>Rental yield does not add value to a residential property.<\/p>\n<p>That means that if you buy an old house on a big block and then build a granny flat which takes over a significant portion of the backyard, it will only reduce the property\u2019s value when it comes time to sell.<\/p>\n<p>As some explain it, you end up adding something onto a property which devalues the overall asset.<\/p>\n<p>And it\u2019ll cost you a fortune to build and run in the meantime, possibly even more than you\u2019d planned or budgeted for.<\/p>\n<p>This is because the end product that you\u2019ve created has a small market with minimal demand from owner-occupiers and tenants.<\/p>\n<p>Homeowners want space and land, especially in the wake of COVID when many Australians reevaluated what they want in a home, they don\u2019t want a property with an additional self-contained property taking up their backyard.<\/p>\n<p>Both owner-occupiers and tenants want their entire property under one roof.<\/p>\n<p>Let's also not forget that granny flats are generally not permitted, or built, in high capital growth areas so if this is the strategy you want to use, you\u2019ll be confined to outer and lower socioeconomic areas which tend to deliver below-average capital growth.<\/p>\n<p>And these investor.<\/p>\n<p>Because by now you know that the location of your property will do around 80% of the heavy lifting of its <a href=\"https:\/\/propertyupdate.com.au\/why-capital-growth-beats-cash-flow-every-time\/\" target=\"_blank\" rel=\"noopener\">capital growth<\/a>.<\/p>\n<p>There are many factors to take into account when looking for your next investment property, but if you do your research to find one which ticks boxes such as good demographics, employment opportunities, walkability, local infrastructure and amenities, and a low crime rate you can be confident you\u2019re making a good investment decision.<\/p>\n<p>Not only that, but once you\u2019ve found a great investment-grade location, you\u2019ve then got to find an investment-grade property within that area.<\/p>\n<p>In my mind, less than 4% of the properties on the market currently are what I call \u201cinvestment grade.\u201d<\/p>\n<p>Investment-grade properties appeal to a wide range of affluent owner-occupiers, are in the right location, have street appeal as well as a favourable aspect or good views, offer security and secure off-street parking, have the potential to add value, and have a high land-to-asset ratio.<\/p>\n<h2><span class=\"toc_link\" id=\"in-summary\">In summary<\/span><\/h2>\n<p>While you may increase your rent and turn your property investment from negatively geared to creating some positive cash flow, building a granny flat does not make good investment sense.<\/p>\n<p>No matter how much money you can budget to put towards a granny flat, that money would generally give a much better return by putting it towards an investment-grade property instead.<\/p>\n<div
