Tax<\/strong><\/p>\n<p>Even if you do make a profit, you then need to pay tax on it and you don\u2019t benefit from the capital gains tax discount available if you hold a property for a longer period of time.<\/p>\n<p><strong>3. \u00a0\u2018Flipping\u2019 in a Fickle Market <!-- BODY -->\r\n<!-- \/21854739906\/PDAll \r\n<div class='gam-all googlead' id='div-gpt-ad-1591965401096-0' style='width: 320px; height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591965401096-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_development_body_\"><\/div><\/strong><\/p>\n<p>I\u2019ve seen investors make money <a href=\"\/flipping-houses\/\">flipping properties<\/a> in a strongly rising market, but this is usually because the market has been rising strongly \u2013 not because of any special skills they\u2019ve got.<\/p>\n<p>On the other hand, to flip for a profit in a flat market is very hard to do.<\/p>\n<p><strong>4. Unrealistic Expectations<\/strong><\/p>\n<p>I\u2019ve seen investors come home from \u201cget rich quick\u201d seminars hoping to buy a property for $650,000, spend $60,000 doing it up and immediately sell it for $850,000.<\/p>\n<p>It just doesn\u2019t work that way.<\/p>\n<p>Forget what you see on \u201cThe Block\u201d - TV reality shows aren\u2019t real.<\/p>\n<p>Firstly, you can\u2019t do much of a reno for $60,000 anymore and if you did and added $85,000 to the value of your property, you\u2019re doing very well.<\/p>\n<p>Others are hoping to do renos and flips as a job \u2013 again this is unrealistic<\/p>\n<p>On the other hand...<\/p>\n<h2><span class=\"toc_link\" id=\"buy-renovate-and-hold-is-one-of-my-favourite-property-investment-strategies\">Buy, renovate and hold is one of my favourite property investment strategies<\/span><\/h2>\n<p>I enjoy taking a dwelling that\u2019s been a bit neglected and breathing new life into it, making it into a home my tenants will love and want to care for, more importantly, it\u2019s a great way of manufacturing equity for my property investment portfolio. <strong><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-74165 size-post-fullsize img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-800x600.jpg\" alt=\"39687901_ml\" width=\"800\" height=\"600\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-800x600.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-600x450.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-300x225.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-768x576.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-1024x768.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml-1160x870.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/10\/39687901_ml.jpg 1582w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/strong><\/p>\n<div class=\"alignright\"><\/div>\n<p>This strategy requires a lot of planning when it comes to successful execution, but over the last decade, numerous prime-time television shows have glorified the idea of buying a derelict hovel, throwing tens of thousands of dollars at it and selling for a tidy profit.<\/p>\n<p>Making it all seem terribly easy and glamorous.<\/p>\n<p><b>But the thing with property is this:<\/b><\/p>\n<p>The way you make money out of property is\u00a0<b>not<\/b>\u00a0by buying, renovating and flipping.<\/p>\n<p>As I said, after stamp duty, interest, holding costs, selling commission and tax there is rarely any profit in this strategy.<\/p>\n<p>On the other hand buying, renovating, refinancing and holding for the long term is a time-tested investment strategy that works.<\/p>\n<p>Why dispose of something you\u2019ve (often literally) put so much blood, sweat and tears into \u2013 only to sacrifice profits to selling costs and possibly Capital Gains Tax \u2013 when you can hold onto it and use the power of time and leverage to realise its maximum wealth accumulation potential?<\/p>\n<h2><span class=\"toc_link\" id=\"if-you-renovate-and-retain-property-you-stand-to-gain-so-much-more-with-the-potential-to\">If you renovate and retain property you stand to gain so much more, with the potential to:<\/span><\/h2>\n<ul>\n<li>Manufacture thousands of dollars in equity and fast-track your investment's capital growth,<\/li>\n<li>Make your newly refurbished rental property attractive to a wider range of potential tenants<\/li>\n<li>Receive higher rental as your newly improved asset shines against its competitors.<\/li>\n<li>Get the tax benefit of extra depreciation allowances..<\/li>\n<\/ul>\n<p><span style=\"line-height: 1.5em;\">You may also want to read: <a href=\"https:\/\/propertyupdate.com.au\/6-steps-property-investors-maximise-renovation-rewards\/\" target=\"_blank\" rel=\"noopener\">6 Steps To A Profitable Renovation<\/a><\/span><\/p>\n<p>&nbsp;<\/p>\n<!-- BODY -->\r\n<!-- \/21854739906\/PDDiff \r\n<div class='gam-diff googlead' id='div-gpt-ad-1591965559837-0'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1591965559837-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_development_mobile_\"><\/div>\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"property_development_desktop_\"><\/div>\n","protected":false},"excerpt":{"rendered":"<p>It happens every year. \u00a0 The TV show \u201cThe Block\u201d inspires a new wave of investors keen to get involved in renovating and \u201cflipping\u2019 properties.
