{"id":80305,"date":"2025-03-10T12:30:00","date_gmt":"2025-03-10T01:30:00","guid":{"rendered":"http:\/\/propertyupdate.com.au\/?p=80305"},"modified":"2025-03-07T16:05:10","modified_gmt":"2025-03-07T05:05:10","slug":"why-is-it-wrong-to-invest-for-income","status":"publish","type":"post","link":"https:\/\/propertyupdate.com.au\/why-is-it-wrong-to-invest-for-income\/","title":{"rendered":"Why is it wrong to invest for income?"},"content":{"rendered":"<p>The goal for most investors is to accumulate enough wealth so their investment assets generate sufficient passive income to meet living expenses.<\/p>\n<p>If this happens, it is no longer necessary for you to work for an income and you then have complete discretion over what you do with your time.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-161860 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/investing.jpg\" alt=\"Investing\" width=\"600\" height=\"350\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/investing.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2022\/02\/investing-300x175.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/p>\n<p>Wouldn\u2019t that be wonderful!<\/p>\n<p>However, an error that many investors make is that they invest for income when they begin their investment journey.<\/p>\n<p><strong>This is a slow and very inefficient way to achieve financial freedom.\u00a0<\/strong><\/p>\n<p>Using a golfing analogy, it\u2019s akin to teeing off with a putter \u2013 you will probably get to the green eventually however it will take you too many shots.<\/p>\n<p>Instead, a more efficient way to build wealth is to do it in two steps. <!-- \/21854739906\/successall \r\n<div id='div-gpt-ad-1652269637605-0' class='gam-all googlead' style='min-width: 320px; min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1652269637605-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"guide_to_investing_successfully_body_\"><\/div><\/p>\n<h2><span class=\"toc_link\" id=\"firstly-you-need-to-build-your-asset-base\">Firstly, you need to build your asset base.<\/span><\/h2>\n<p>Then, when you have a strong asset base, you can tilt your asset allocation towards income.<\/p>\n<p>It\u2019s easy to develop a retirement strategy for someone with a net worth of $4 million (invest it in cash at 3% p.a. will generate $120k p.a.).<\/p>\n<p>It\u2019s a lot harder to do it for someone with $400k.<\/p>\n<p><strong>The make-up of the total return is important<\/strong><\/p>\n<p>The problem with investing for income initially is you lose a lot of your return each year in tax.<\/p>\n<p>If an investment pays me $10,000 in income, I\u2019ll probably pay $4,000 in tax and have $6,000 leftover to reinvest.<\/p>\n<p>Whereas, with capital growth, you don\u2019t pay tax until the investment is sold so you get to reinvest the full $10,000.<\/p>\n<p>The chart below demonstrates the impact of tax on two investments that provide the same total return of 10% p.a. \u2013 option 1 has more income and option 2 has less income.<\/p>\n<p><strong>Comparison\u2026 more growth <em>versus<\/em> less income<\/strong><\/p>\n<h2><span class=\"toc_link\" id=\"your-options\">Your options<\/span><\/h2>\n<p>Many people that consider investing in either shares or property are unsure how to compare the two.<\/p>\n<p>Assuming you adopt the right strategy, I think it\u2019s reasonable to expect comparable overall returns from either shares or property.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-post-image wp-image-56370 img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/11\/scale-weigh-options-decide-choose-800x450.jpg\" alt=\"scale-weigh-options-decide-choose\" width=\"800\" height=\"450\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/11\/scale-weigh-options-decide-choose-800x450.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/11\/scale-weigh-options-decide-choose-600x338.jpg 600w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>However, the difference is the amount of income.<\/p>\n<p>Property will typically provide 30% of its overall return in income (e.g. 3% income and 7% capital growth) whereas, with shares, it\u2019s likely to be 50\/50.<\/p>\n<p>For example, <a href=\"https:\/\/www.spdrs.com.au\/etf\/fund\/fund_detail_STW.html\" target=\"_blank\" rel=\"noopener\">this ASX200 index fund<\/a> has delivered a total return of 8.78% p.a. over the past 5 years.<\/p>\n<p>The current income yield is 4.44% p.a. meaning just over 50% of the total return has income.<\/p>\n<h2><span class=\"toc_link\" id=\"im-not-pro-property-and-anti-shares\">I\u2019m not pro-property and anti-shares<\/span><\/h2>\n<p>Quite the reverse.<\/p>\n<p>I believe that we must diversify amongst various asset classes because no one can predict which asset class will perform the best in the short run.<\/p>\n<p>Therefore, if you spread your wealth across various asset classes, some will win, some will lose but in the long run, you\u2019ll smooth your return and do very well.<\/p>\n<p><strong>In that regard, shares play an important role:<\/strong><\/p>\n<ul>\n<li>It\u2019s great to have shares\/equities exposure inside super to minimise the tax on the income return (or even eliminate it with imputation credits); and<\/li>\n<li>You should consider investing in shares after you have acquired the necessary amount of property investments.
