considering an investment property as your first property, you might feel \u2013 like so many others \u2013 that property prices are the factor forcing your hand.\u00a0<div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/p>\n<p>Dwelling values in several markets are rapidly outpacing wage growth, which means every year you spend saving for a deposit, the with the idea that we should buy our own home first.<\/p>\n<p>But in today\u2019s property climate \u2013 where house prices are rising at record-breaking rates \u2013 what used to work is no longer an easy option.<\/p>\n<p>Rentvesting, therefore, is a strategy that saves people from being renters their entire life.<\/p>\n<p>It gives struggling first homebuyers an opportunity to enter the market \u2013 even if they\u2019re not buying the home for themselves.<\/p>\n<h2><span class=\"toc_link\" id=\"how-rentvesting-works\">How rentvesting works<\/span><\/h2>\n<p>Essentially, the rent and investment strategy is to <a href=\"\/buy-investment-property\/\">buy an investment property<\/a> first (where you can afford to buy) and rent where you want to live (but probably can't afford to.)<\/p>\n<p>It\u2019s a tactic that overcomes financial obstacles and exorbitant property prices because you can buy in a location that fits your budget and then rent in a location that suits your land-locked supply and increasing demand from the many people who like the lifestyle and amenities afforded by these locations.<\/p>\n<p>As such, many white-collar workers \u2013 particularly Millennials who make up a high proportion of middle-income employees \u2013 face few choices if the inner suburbs are too costly.<\/p>\n<p>They can buy in a less expensive outer fringe suburb and live with a ghastly commute, or they can rent closer in.<\/p>\n<p><strong><div class=\"notes\"><div class=\"notes-inner\"><span class=\"icon\"><picture><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/propertyupdate.com.au\/wp-content\/themes\/oldpaper\/img\/note.svg\" alt=\"pencil icon\"><\/picture><\/span><p><span class=\"tips-notes\">Note: <\/span> Rentvesting is the one time that low yields work in the investor\u2019s favour. <\/p><\/div><\/div><\/strong><\/p>\n<p>City rental markets haven\u2019t yet caught up with accelerated prices.<\/p>\n<blockquote><p>For example, while the median price for a unit in Sydney is in the high $700,000s,\u00a0 the yield is only around 3.5%.<\/p><\/blockquote>\n<p>With a rentvesting strategy, you would buy your investment property in a high capital growth area further from the city, and you'd be able to take advantage of the lower asking rents in the city, or, if you prefer, an enviable lifestyle location you wouldn\u2019t normally be able to afford\u00a0to buy.<\/p>\n<p>For a quick rent versus purchase example, let\u2019s say you wanted to buy a house in a middle-ring Melbourne suburb, where the average home is $800,000.<\/p>\n<p>Assuming a 20% deposit (which in this case would be $160,000) and a 5% interest rate, the mortgage repayments would be around $880 per week (principal and interest).<\/p>\n<p><strong>On the other hand, the average rent for a house in the same market is only $500.<\/strong><\/p>\n<p>And of course, that scenario assumes you can amass a deposit of that size.<\/p>\n<p>A smaller deposit will attract Lenders' Mortgage Insurance, which will bump up the repayments further.<\/p>\n<p>Now we can see how first homebuyers choose to purchase an affordable, risk-averse, high-growth property and still live in their preferred location at a rent that would be lower than owning a property in that location.<\/p>\n<p><strong>It\u2019s not just for the financially challenged.<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-46759 size-full img-responsive\" renting (which eliminates buying and selling fees)<\/li>\n<li>Want to live in upmarket suburbs or near entertainment hubs that are out of their buying budget<\/li>\n<\/ul>\n<h2><span class=\"toc_link\" id=\"rentvesting-pros-cons\">Rentvesting pros &amp; cons<\/span><\/h2>\n<p>Admittedly, there aren\u2019t many items on the \u2018cons\u2019 list for rentvesting.<\/p>\n<p>If done correctly, it\u2019s a simple and effective strategy for starting out in property.<\/p>\n<h3><strong>Advantages of rentvesting<\/strong><\/h3>\n<ol>\n<li><strong>Rentvesting gets you into property sooner.<\/strong> When you buy property for wealth creation, you should ideally chase capital growth. Capital growth needs time towork effectively, which means that buying today \u2013 rather than 5 or 10 years from now while you wait to accumulate a deposit or grow your income \u2013 is an essential step to successfully growing your future wealth.<\/li>\n<li><strong>You can choose a financial structure that allows for a smaller deposit (less than 20%).<\/strong> If properly structured, a smaller deposit for an investment loan is still a feasible tactic as long as the mortgage is offset by the rental income. You don\u2019t want an asset that is a crippling financial burden. A knowledgeable mortgage broker can help you calculate your minimum deposit requirements in line with your financial situation.<\/li>\n<li><strong>You can choose an investment property in your budget, without location constraints. <\/strong>Your investment property doesn\u2019t have to be in the same neighbourhood as you. Or, you might buy purely for capital growth, but choose a location near a different city where prices are within your means.<\/li>\n<li><strong>You can live in a location you can\u2019t afford to buy, and have the flexibility to move or upsize\/downsize. <\/strong>The advantage of renting is the flexibility to move without significant expense, which can be beneficial to those who move around for work, or when personal circumstances change.<\/li>\n<li><strong>Tax deductions from the investment property help to offset the mortgage repayments. <\/strong>Numerous expenses related to your investment property will be tax deductible, including improvements and repairs you make along the way. Even your property manager\u2019s fees are tax deductible. At the end of the financial year, these deductions will help to cover the costs of managing your asset.<\/li>\n<li><strong>Without a huge mortgage to pay, you can save for your own home or next investment. <\/strong>Earlier, I gave an example of the difference between buying a middle-ring Melbourne home and renting. In the example, it cost $350 less per week to rent than to buy. If circumstances allow, rentvesting can create more margin in your finances so you can put money aside \u2013 and all the while, your investment property is growing in value and being paid down by your tenant.<\/li>\n<\/ol>\n<h3><strong>The disadvantages<\/strong><\/h3>\n<ol>\n<li><strong>You\u2019re still renting.<\/strong> This is a sticking point for some people, who can\u2019t shake the feeling that rent money is dead money, or who would like the freedom to personalise their own home.\u00a0<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-75990 size-post-fullsize img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-800x541.jpg\" alt=\"money savings\" width=\"800\" height=\"541\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-800x541.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-600x406.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-300x203.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-768x519.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-1024x692.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/11\/37177045_l-1160x784.jpg 1160w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/li>\n<li><strong>You don\u2019t have the security of owning your own home. <\/strong>It\u2019s not easy being at the mercy of a landlord, and some people grate at the idea that the place they lay their head is not their own.<\/li>\n<li><strong>You may miss out on the first homebuyers grant. <\/strong>Eligibility for the grant, when you\u2019ve bought an investment property first, depends on the state or territory you live in. I\u2019ve addressed this in detail further down.<\/li>\n<li><strong>You may have to pay capital gains tax when you sell. <\/strong>Capital gains tax can be a hefty levy if your property has done its job and grown significantly in value.<\/li>\n<\/ol>\n<h2><span class=\"toc_link\" id=\"affording-the-investment\">Affording the investment<\/span><\/h2>\n<p>In terms of finances, there\u2019s a world of difference between an investment property and a principal place of residence.<\/p>\n<p>Investments offer additional benefits that can give you a significant leg-up with lenders, and affording the mortgage.<\/p>\n<ol>\n<li><strong>It adds to your cash flow.<\/strong><br \/>\nYour investment property offers a lot of tax breaks, year after year. There\u2019s depreciation, deductible expenses like interest, rates, repairs, management fees, and the negatively geared portion of your mortgage repayments. These extra financial perks can help lenders look more favourably on your application, and offset the mortgage repayments.<\/li>\n<li><strong>When you\u2019re buying an investment property, location is only based on capital growth prospects.<\/strong><br \/>\nAn investment property gives you the freedom to find a location that fits your budget and your strategy. Get some professional advice, research different areas and find one with strong growth drivers.<\/li>\n<li><strong>You can generate financial breathing space through renovation.<br \/>\n<\/strong>Finding a property that needs a little TLC gives you the opportunity to do a \u2018spit and polish\u2019 that improves its value. This manufactures equity, improves asking rents and strengthens capital growth. As an added bonus, many aspects of renovations are tax deductible and attract depreciation benefits.<\/li>\n<\/ol>\n<h2><span class=\"toc_link\" id=\"how-rentvesting-can-grow-your-wealth\">How rentvesting can grow your wealth<\/span><\/h2>\n<p>Wealth creation through property is about growing a substantial asset base by owning properties that grow in value over time and spit out rental returns.<\/p>\n<p>Rentvesting is no different to any other property strategy - it\u2019s just another tool in the tool belt.<\/p>\n<p><!-- \/21854739906\/sppall \r\n<div id='div-gpt-ad-1642591295372-0' class='gam-all googlead' style='min-width: 320px; min-height: 480px;'>\r\n  <script>\r\n    googletag.cmd.push(function() { googletag.display('div-gpt-ad-1642591295372-0'); });\r\n  <\/script>\r\n<\/div> -->\r\n\r\n<div class=\"adplugg-tag\" data-adplugg-zone=\"strategic_property_plan_body_\"><\/div>While any examples I give can\u2019t factor in all the variables in interest rates, growth values and personal circumstances, it does help to get an idea of how buying a property \u2013 whether you live in it or not \u2013 trumps sitting idly and paying dead rent money.<\/p>\n<p><strong>For a simplified example, let\u2019s say a renter has a $30,000 deposit and decides to purchase a $500,000 investment property that grows by 6% each year. <\/strong><\/p>\n<p>After five years, he has gained $170,000 in capital on the home.<\/p>\n<p>Comparatively, a renter who starts with $30,000 and saves $1500 a month for five years (assuming a 2% compounding interest rate) will have $127,000 \u2013 but he won\u2019t have had the advantage of tax deductions, a diminishing mortgage, and a brick-and-mortar asset that he can sell or use as seed capital.<\/p>\n<p>In addition, a rentvestor with the right financial structure may have the wiggle room to continue saving while renting, giving them more opportunity to add to their portfolio down the track.<\/p>\n<h2><span class=\"toc_link\" id=\"what-about-the-first-home-buyers-grant\">What about the first home buyers grant?<\/span><\/h2>\n<p>Every state and territory has <a href=\"https:\/\/www.provincialhomes.com.au\/first-home-buyers-grant-in-australia-your-ultimate-guide\/\">different policies regarding grant eligibility<\/a>.<\/p>\n<p>Some states, such as Queensland, won\u2019t hand money out to buyers who own any kind of property anywhere in Australia.<\/p>\n<p><strong>However, Victoria considers you eligible as long as you bought the property after 1st July 2000 and didn\u2019t live in it for six consecutive months.<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-52252 size-post-fullsize img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home-800x480.jpg\" alt=\"economy property market grow wealth house dream first home\" width=\"800\" height=\"480\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home-800x480.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home-600x360.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home-300x180.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home-1024x614.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home-1160x696.jpg 1160w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2015\/09\/economy-property-market-grow-wealth-house-dream-first-home.jpg 1999w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/strong><\/p>\n<p>If the idea of missing out on the grant is worrisome, then you\u2019ll need to weigh up whether you absolutely need it to buy, and whether you\u2019ll still be eligible for it down the track.
