What<\/strong><\/p>\n<p>Here, four things matter most \u2013 without wanting to place catchy caps on everything \u2013 I call these the Four Ps:<\/p>\n<ul>\n<li>People \u2013 who is involved and what\u2019s their pedigree\/experience?<\/li>\n<li>Product \u2013 does it suit the current and, more importantly, future markets?<\/li>\n<li>Position \u2013 is the property in a good spot?<\/li>\n<li>Price \u2013 not only the price paid but the terms of the deal too<\/li>\n<\/ul>\n<p><strong>2. Who <div class=\"adplugg-tag\" data-adplugg-zone=\"the_sentiment_campaign_body_\"><\/div><\/strong><\/p>\n<p>Who is going to rent the investment of you?<\/p>\n<p>Can you get more rent via more tenants or higher-paying ones?<\/p>\n<p>Who will buy the property from you when it comes time to resell?<\/p>\n<p>Will this property hold an increasing appeal in the future?<\/p>\n<p>If not, can it be improved so that it does?<\/p>\n<p><strong>3. Where<\/strong><\/p>\n<p>If an investment, is the property in a future pulse point?<\/p>\n<p>Will the actual location retain; gain or lose value?<\/p>\n<p><strong>4. When<\/strong><\/p>\n<p>At what phase is the local property cycle \u2013 recovery, upswing, peak, downturn, stagnation, or trough?<\/p>\n<p>Remember, the best buying opportunities are when supply exceeds demand \u2013 the downturn-to-trough stages of most property cycles.<\/p>\n<h2><span class=\"toc_link\" id=\"the-4-qs\">The 4 Q's<\/span><\/h2>\n<p>This is the Matusik Property Clock \u2013 four Quadrants \u2013 Recovery, Upturn, Downturn, and Stagnation.<\/p>\n<p>A market\u2019s position on the property clock is based on the strength and direction of several key real estate indicators including \u2013 sales volumes, price and rent momentum, underlying housing demand, new and existing housing supply, employment generation, and growth in household income.<\/p>\n<h2><span class=\"toc_link\" id=\"the-4-ps\">The 4 P's<\/span><\/h2>\n<p>This covers the more important stuff, for mine \u2013 the <strong>People<\/strong> involved, the actual <strong>Position<\/strong> of the property, the <strong>Product<\/strong> itself, and the <strong>Price<\/strong> paid.\u00a0<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-70200 size-post-fullsize img-responsive\" src=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-800x566.jpg\" alt=\"risk investment market\" width=\"800\" height=\"566\" srcset=\"https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-800x566.jpg 800w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-600x424.jpg 600w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-300x212.jpg 300w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-768x543.jpg 768w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-1024x724.jpg 1024w, https:\/\/cdn.propertyupdate.com.au\/wp-content\/uploads\/2016\/07\/8006135_xxl-1160x820.jpg 1160w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>So, what do we look for when assessing an investment-orientated residential project or dwelling product?<\/p>\n<p>After almost 30 years of doing this stuff, we are either an absolute fluke or we might know a little about what we do.<\/p>\n<p>For the record, I do think it has been as much fluke as focus.<\/p>\n<p>But I am told I can be a difficult bugger.<\/p>\n<p>So here goes:<\/p>\n<p><strong>1. Pedigree<\/strong><\/p>\n<p>Who are the developer, builder, and manager? What is their track record? Do they deliver what they say they will?<\/p>\n<p><strong>2. Who<\/strong><\/p>\n<p>Does the project appeal to at least three major housing local demographic subsets?<\/p>\n<p><strong>4. Value<\/strong><\/p>\n<p>Is the property fair value? Is the starting rent sustainable?<\/p>\n<p>Are you getting the best deal?<\/p>\n<p><strong>5. Rental market<\/strong><\/p>\n<p>How big is the local rental market? What has been the local vacancy rate and rental growth over the recent past?<\/p>\n<p><strong>6. Supply<\/strong><\/p>\n<p>Underlying demand versus the potential to supply similar property in terms of price, design and site attributes.<\/p>\n<p><strong>7. Design<\/strong><\/p>\n<p>Are the project and product well designed? Does it appeal to renters now and potentially owner-residents on resale?<\/p>\n<p><strong>8. Depth<\/strong><\/p>\n<p>How big is the local market? Need<\/strong><\/p>\n<p>Is there a local need for this property type?\u00a0 Are local jobs being created and how sustainable is the economic base?<\/p>\n<p><strong>10. Site\u00a0<\/strong><\/p>\n<p>How good is the actual site?\u00a0 What facilities are proposed and importantly, already exist in the local area? How good is the local amenity?<\/p>\n<p><strong>11. Evidence<\/strong><\/p>\n<p>Does the property have valuation support? Does it have independent rental and financial evidence?<\/p>\n<p><strong>12. Exit<\/strong><\/p>\n<p>What are the longer-term demographic and economic trends?
